> We have used Lynn's services over the years on 4 separate projects..a kitchen and bath in two different houses..one an old Victorian and the other a very Modern house.Lynn has brought to each of these projects a strong sense of artistic creativity, professionalism and architectural skill. Each of these projects was appropriate to the style of the house.Lynn was always easy to work with, always available and if there was an unforeseen problem, able to correct it. My husband and I highly recommend Lynn.

**Comment from Lynn Hopkins Architects:**

> Thank you so much for these opportunities and your recommendation! Working with you both is always such a pleasure and I'm delighted you have enjoyed the process and the projects we have designed together. I hope we'll have the opportunity to collaborate again in the not-to-distant future.

**★★★★★ — Sam Kachmar Architects, Feb. 2015**

> I worked with Lynn as a builder on a project in Dover, MA. I found Lynn to be thorough, intelligent and extremely helpful to the client for the project as well as to the builder. Lynn brings a quality eye for detail to her projects and is a professional to both the clients, builders, and subcontractors, a great choice to work with as a residential architect.

> Lynn worked on our old house two years ago. We transformed small rooms into more entertaining friendly larger ones. Her attention to detail is just one of her strong suits. She provides very professional service and is genuinely interested in making a project something to be proud of. She also did a smaller renovation to my studio a few years back. I love the connector to to house. She maximized the use of a very small space AND made it fun.

> We used Lynn Hopkins as our architect for a large project - the remodel of a significant portion of our house, including kitchen, dining area, powder room, family room, laundry and pantries. She also designed our new patio and deck at the rear of our property.
> Lynn is extremely professional and competent.. her standards of excellence were admired not only by us but by the other professionals involved with our project. She has a great eye for detail and a flair for good, functional design.
> Her knowledge of our town's historic district commission requirements was invaluable.
> We have already recommended her to a number of friends and acquaintances (who have mostly become her clients, and who have been equally pleased with her services. )
> Also, Lynn has gone on to work with our general contractor in a number of successful collaborations.
> On top of all this she is a really lovely person and a delight to work with.
> We can't recommend her highly enough!

- [Lexington Renovation/Addition](https://www.houzz.com/hznb/projects/lexington-renovation-addition-pj-vj~2947988)
  - Location: Lexington, MA
  - Photos: 18
  - Description: The existing house is on a lovely, sloping site that abuts conservation land. The client wanted to reconfigure and modestly expand the house to take better advantage of the landscape, improve the natural light, flow and finishes in the interior spaces and clarify earlier renovation work that had been left unresolved or unfinished.
- [Historic District Renovation](https://www.houzz.com/hznb/projects/historic-district-renovation-pj-vj~2947567)
  - Location: Lexington, MA
  - Photos: 11
  - Description: The clients purchased an elegant but neglected circa 1865 house in the Lexington Historic District. The formal, front rooms of the house are generously sized and handsomely detailed. But these front rooms were cut off from the back of the house, where the kitchen, family and outdoor living spaces are located. The challenge was to unite the front with the back of the house, improving the flow between the rooms and with the outdoors.

  - Photos: 12
  - Description: The kitchen of this 1847 home had been renovated by a previous owner sometime in the 1970s. The U-shape configuration was functional, and the windows and skylights provided abundant light. But the flush-front cabinets with too-small knobs were poorly constructed and dated. The solid surface countertop was utilitarian, but lacked interest. The current owners wanted a kitchen that felt more serene, and sympathetic to the character of their historic home. The new Shaker-style cabinets are a pale ro…

  - Location: Lincoln, MA

  - Description: The existing house dates from the 1980s. It had the stark white walls, skylit, cathedral ceilings and plastic laminate cabinets common in houses of that era. The U-shape configuration of the kitchen was efficient, but was separated from the breakfast area of the adjacent family room by a wall of cabinets that included the cooktop and microwave. The redesigned kitchen opened up this wall. The new configuration provides a pass-through serving counter that improves the connection between the kitche…

  - Location: Dover, MA
  - Photos: 10
  - Description: The owners loved sharing meals in the screen porch off the back of their house, but the porch was casually built and beginning to show its age. They wanted to replace it with a room that offered the same light and visual connection with the outdoors but could be used year round. They also wanted to increase their enjoyment of the outdoors by adding a pool and a shaded outdoor living area close to both house and pool. Improving the natural light in the existing family room, as well as the flow be…
- [Great Room Addition](https://www.houzz.com/hznb/projects/great-room-addition-pj-vj~2321611)
  - Location: Lexington, MA
  - Photos: 11
  - Description: The owners had a charming but modest cape with low ceilings and small rooms on a narrow, deep, sloping site. The house is located in a suburban town, but the property feels almost rural because of the neighbors’ farmland on two sides. The owners wanted to add a great room that would take advantage of the views and connect with the landscape on two levels. The addition is a barn-like structure, in keeping with the rural character of the site and the simple forms of the original house. The great r…

## Community Q&A

**Q: Sq ft of building** *(in Photo Questions)*

I am looking to build something just like this, probably a little smaller. What is the square footage? Do you sell plans only? If so, what is the cost? Really love this design as it has 2 car garage and the side of the building is so charming!!

A: Thanks for your interest and kind compliments! But as a result from past experience, I've determined it's best to not sell designs developed for specific clients to third parties. Disappointment on all sides too often result.

Might I suggest you find a local residential architect and use the photographs to illustrate your objectives?

Good luck with your project!
Lynn

**Q: is this dormer the same size as one on the other side? thank you** *(in Photo Questions)*

A: Yes, they are the same size.

**Q: Details on shingles, please.** *(in Photo Questions)*

This is so beautifully done. Would you please share the color/finish, etc. of the shakes? We're wanting to add shaker shingle details to our house, and I'm trying to decide whether to just seal them or to stain them first. Thank you for any information!

A: Thank you for your inquiry. The wall shingles have just a clear, natural finish, no stain. This provides a nicely mottled color variation, appropriate for a more casual structure like a carriage house. A stain would have evened out the color.

**Q: Is this bead board? I love how you used it!** *(in Photo Questions)*

Nice! I was getting very confused about the number of entrances to the garage.

A: Gee, I'm sorry. I can't find the color name and number, but I'm sure it was Benjamin Moore.

**Q: Can I purchase plans for this garage** *(in Photo Questions)*

A: Thank you for your interest. This was a custom design for a specific client and site, so we must decline your request with regrets.

**Q: what are the pulls used?** *(in Photo Questions)*

A: The pulls were part of the package from the cabinet makers, Crown Point Cabinetry. They are OP-27-BSN, brushed satin nickel pulls.
