## Community Q&A

**Q: Master bath and closet** *(in Remodeling)*

I need help deciding whether to include a bathtub in the primary bathroom. Adding one would make the shower uncomfortably small. While the kids' bathroom has a tub, our home is over 4,000 square feet with four bathrooms, meaning this would leave only one tub for the entire house.

A: There are probably better configurations for the bathroom.  Adding a tub wouldn't be a necessity for the vast majority of my custom home clients--who tend to prefer a larger, more elegant and functional shower to a shower and tub.   Ditto for my remodeling clients--the majority of whom ask us to eliminate the tub when remodeling their master bathrooms.

**Q: Bathroom reno - is this mold?!** *(in Home Disasters)*

Contractor pulled out the shower wall today and this is what it looks like. Is that mold or just discoloration. He didn’t say anything about when he left. I went in because my son wanted to see the demolished bathroom. 😬

A: From what I can infer, there appears to have been 15\# felt installed over the paper-faced fiberglass batt insulation and stapled to the studs.  I think what you're seeing is some deterioration in the paper and some transfer of asphalt from the 15\# felt. The studs look dry and mold free.  
Since you're redoing the shower, I suggest you remove and replace the insulation.

**Q: Interior Design + Contractor work** *(in Building a Home)*

I have a 3bed 2bath home which has good bones. I am just looking at doing interiors of the house for which interior designers have quoted me from $5k to 30k. I have a few things that I want the contractor to do for me i.e. breakopen one of the master bedroom walls to open to the backyard, need 3 closets build, fireplace to be updated with electric one and some storage in the kitchen to be built, paint, hanging lights and other minimal stuff. Now this kind of work is too small for a general contractor who would have completely remodeled the house. My house does not need remodeling. What is the best approach to reduce my costs (Need some ideas on how to approach this) and find a contractor who could do this and not charge me $25-30k?

I plan on doing a full kitchen remodel (keeping walls where they are, but moving a peninsula a little and all new cabinetry). Before talking to a designer, I'd like to take a stab at some design ideas. Does anyone know a decent free/low cost design tool? I would like to get some initial ideas before talking to a designer and overwhelming them or myself. 

My house was built in the 80s. I feel like it has the look to pull off a mid-century modern/70s streamlined look. My husband and I both spend a lot of time in the kitchen. We cook frequently. I don't mind the set up now although the corner near the dishwasher is tight. The other side of the range is currently situated for bar stools. I would be fine getting rid of that and push back the range area to give me another 12 or so inches.

A: Hi, Michelle, 
I understand the desire to be efficient with design time when it gets billed by the hour.   Like most professions, Kitchen Designers will span a range of professional competencies.  Those aren't always well correlated with their egos or their fees.  In my experience, the right design professional can add considerable value to and subtract considerable risk from your project. Take the time to vet the designers you are considering, ask about their process, their deliverables, and fee schedules.  Ask to speak with some of their former clients, preferably where the scope of services provided are similar to your needs.

**Q: Dryer Vent exhaust termination SO close to crawlspace intake?** *(in Building a Home)*

For Oregon Residential Code 2021, I'm struggling how this was not flagged during city and closing inspections and/or why they chose this termination point?  pros/cons?

A: " I'm struggling how this was not flagged during city and closing inspections and/or why they chose this termination point? pros/cons?"  I'll attempt to answer your questions --and in reverse order-- which I think will provide some context.  
Gases vented through exhaust openings in proximity to intake openings can result in the exhaust gas being unintentionally pulled into the home.  In the case of your dryer vent, the concern is the potential for combustion gases to be pulled into your home if the dryer is a gas dryer, and moisture from any exhausting type of dryer.  
Inspections are a "sampling."  As such, there is no guarantee that code compliance inspectors will catch everything prior to issuing a certificate of occupancy.  Here in Virginia, builders are obligated to correct any code issues identified during the three-year period following completion of construction.   Check with your local building department so see what obligation, if any, your builder has to correct the issue.

**Q: Roof design worries** *(in Building a Home)*

A: From the roof plan presented, it looks like storm water will be directed against the cheek walls of the dormer.  Thiat's a recipe for a problem that crickets aren't likely to fix.  If you remove the dormer, it will direct a good amount of stormwater right over the entry (which could be perfect if you don't want guests when it rains.)
