> WHY WE PICKED HIM
> Our interest in utilizing Dave's design services was based upon a combination of builder choice (prior experience working with Dave), seeing examples of his work on his website as well as a house he designed, and communication style. We were particularly attracted to his modern design theme, interesting rooflines/geometric elements with thoughtfully positioned windows. In addition, Dave has a background in passive solar design which was important to us. Upon completion of interviews with three designers, we decided to work with Dave.
> THE DESIGN PROCESS
> The design process was lengthy, and Dave exhibited patience with our schedule, opinions and attention to details. Dave took into consideration our requirements as well as ideas gleaned from other examples. During the iterative design process, Dave also went through the effort to provide video evaluation of property to see where certain native trees could be retained. The house was positioned on the property to take advantage of the views and passive solar opportunities. The garage design was particularly challenging due to the narrow entrance to the property. During this entire period, Dave was receptive to our ideas/input, and the discussions were collaborative.
> THE RESULT
> The end result was a beautiful house whose design and space flow met our goals. In particular, the exterior combinations of finishes were positioned and mixed thoughtfully, with the rusted metal panels providing a unique character to the house. Although portions of the original roof line were rejected by the architectural review committee, it met our design aesthetics. Dave spent considerable effort defending the original design and communicating with the architectural review committee. In the end we had to adjust some of the roof line elements to comply. The design of the house with respect to solar gain/shading performs as predicted. Also, in conjunction with energy efficient construction practices, the house achieved LEED Platinum rating.

> I have had the pleasure to be affiliated with DesignHaus' design expertise over the span of the past 2 years. My clients and colleagues rave about Dave's designs as being leading edge and progressive while preserving the sustainability and long-term marketability of the home's floor plan and design. It's an honor to market a home for sale that has been designed by DesignHaus knowing that every detail has been thoroughly thought out and that the designer is one of the best in Central Oregon.

> We engaged DesignHaus (Dave Liabraten) to design a unique custom 4650 sq/ft home in Bend, OR for us. He has exceeded our expectations at every juncture both from a design and consultant standpoint prior to and during the construction phase of the project. We have valued his technical knowledge, architectual vision, and patience that that he consistently exhibited throughout the duration of our interaction. We are notably pleased with our new home, and would not hesitate to refer others to DesignHaus for any design needs.

**★★★★★ — Brian Ladd, Sept. 2014**

> David at DesignHaus did an amazing job on our home. He took all of our comments and processed them and came back with exactly what we wanted. A mountain/modern/northwest mix that is just right for our family.
> The framers loved the plans as the attention to detail and structure were incredible and showed that it was not just a pretty set of drawings. The floorplan functions perfectly as well and we have no regrets. I give David the highest accolades possible and recommend him at every chance I get.

**★★★★★ — Bend Trend Homes, May 2013**

> We've had the pleasure of working with Dave LiaBraaten of DesignHaus since 2007. We (BendTrend Homes) build high end custom and spec homes.
>
> The many very thoughtful floor plans and designs he has done for us have always been show stoppers; forward thinking, unique and beautiful.
> Important as well is that his designs always consider the specific lot and setting and thereby make the most of the lot's dimensions, views and passive solar opportunities.
>
> On the interior his designs are brilliant with regard to flow and scale. You won't find wasted space. On the technical side his blueprints are detailed, thorough and accurate. He is fully committed to creating quality design and once the job starts, he is just as committed at the site to assure that everything is going per plan.
>
> He is a gifted and talented designer with visionary skills that rank far above the norm. We are lucky to have him here in Bend, Oregon.

**★★★★★ — jdw48, April 2013**

> Dave designed our new home. We wanted a very contemporary, energy efficient, single floor home. Dave designed it the Earth Advantage Platinum specs and we have the certificate and the extremely low energy costs to prove it. Dave is extremely easy to work with and was at the project often to insure that we got what we expected. I can very highly recommend him.

## Community Q&A

**Q: Staircase** *(in Photo Questions)*

Prefabricated? If so, who from? They are lovely.

A: Hi Alecia! The staircase is custom made for the space. Thank you!

**Q: vanity** *(in Photo Questions)*

Was this custom made our can it be ordered?

A: Hi Craig,
The cabinets are custom by Hayes Cabinets.
Here is a link to their Houzz page: https://www.houzz.com/photos/bend-trends-tetherow-contemporary-bathroom-portland-phvw-vp~5567003
This link is the same cabinets in a different home. Best of luck!

**Q: cabinetry brand** *(in Photo Questions)*

I know this is a melamine based on your previous response, but who is the manufacturer?

A: Hi Tammy, cabinets are by Hayes Cabinets
https://www.houzz.com/photos/bend-trends-tetherow-contemporary-bathroom-portland-phvw-vp~5567003
they should be able to answer this. Thank you!

**Q: Cost to build** *(in Photo Questions)*

What was the approximate cost to build?

A: Hi Patrick. The cost to build was about $175 a square foot back in 2009, when building costs were fairly low. This included high end finishes and appliances, 8" walls, radiant floor, metal roofs and PV. Hope this helps!

**Q: Couch** *(in Photo Questions)*

Where can I purchase this beautiful couch?

A: Hi Stealmea, I found this response on the builders Houzz page where someone had asked the same question- The sectional is from Ashley Furniture. It's called the Gunter sectional sofa. I don't think this piece is made anymore.

**Q: Cabin lights** *(in Photo Questions)*

I would love to find the manufacturer for these wall lights. They are the only ones that my husband likes for our cabin powder room. Thanks so much!

A: Apologies, folks- a lot of the interior was done by the builder and it is rare to get responses when I ask for this kind of info. Thanks for helping out!
