The original contractor had used less-than-optimal materials and there had been decay of the composite 'boards'. I had most of the deck removed in June of 2020. I had made several attempts to find a contractor to do a re-build, without success. Through a roofing contractor I had used to do routine maintenance, I was introduced to Roger Radd of Chalk Hill construction. He came out to my home, and indicated that he could perform the necessary construction, using much improved materials. Roger explained the whole building process that he and his crew would be doing, and it was nice to see the deck take shape per his plans. I am very happy with the quality of materials and labor. A crew of three had the deck re-built, and I couldn't be happier. It is essentially an 'extra room' that I have. We agreed to part ways amicably but he was still insistent I owed him more $ even though he decided against pursuing it legally. I feel like I'm the kind of person who wants to be fair regardless. I am giving you a general scope and some pictures to see if anyone can help me determine if I truly owe him anything or if he was just angry about losing the job mid-stream. Here are some of the highlights; I just need a general ballpark idea of what this should cost with materials and labor (only what he did so far). I would rather get a mid-to-high estimation based on the fact that a contractor generally has an upcharge. 1\. Sunroom size 16’ x 22’ ft 2\. All windows installed and 2 are sliding glass on each side and you’ll see on the pic (of the side) there is a special cut window at the top under the roof on each side. 3\. Concrete that was on existing patio had to be removed so that did require a special machine to break it all up and then new concrete was poured after footers were done 4\. It was framed 5\. He did a handrail inside because there was nothing along that area beside the basement steps…probably about 6 ft long by 3.5 ft high 6\. Windows were installed but not yet flashed 7\. Roof was 28 gauge…it was installed but not flashed (tied in from existing slate roof) 8\. Even though the side pic you see siding on the outside, that was started by the new guy, so don’t count that into estimate A: Costs are highly variable from site to site and region to region, so I don't think anyone can look at your images and approximate a fair value. There are MANY things that cause delays in our industry (weather, supply chain, busy subcontractors, labor shortages, customer mind-changing, etc) but I would expect your contractor to relate these to you as the project advances. A good contract would outline responsibilities resulting from delay, but good client-contractor communications best legalese when it comes to managing expectations. It looks like most of the heavy lifting was done by your main contractor. Getting framed up and closed to the weather is at least 2/3 of the job, and even more if prior demolition was required. **Q: Rain chain advice** *(in Garden Accoutrements)* Hi, I'd like to install a rain chain at a corner of a small garage. That side does have a main downspout taking away most of the water, but this end leaks a bit so I thought that I might as well divert that into a barrel until I can get that gutter replaced. The leak causes water to drip down and into the foundation of the garage (really more of a large, old shed with studs placed directly on the pad, so this is going to start rotting) The trouble with a rain chain is that the garage has a wooden siding and I worry that a rain chain might just create a lot of splashing to cause even more damage. I plan on using a simple hardware chain, perhaps weave some rhinestone bling through it for a little extra cottage garden shine. So there would not be a lot of resistance on the way down. Still, will I end up with a lot of splashing during downpours? I've seen some videos of rain chains that cause quite a bit of splashing, but they were quite elaborate ones where water bounces off a lot of surfaces. A: The rain chain just gets water to the ground. If you drop it into a vessel or drain, most of the backsplash should be eliminated. I think the bigger the links in your chain, the slower the water will run - the idea is that velocity is slowed by an indirect downward path. Regardless of how it gets to ground, water must always be directed away from foundations. **Q: Is desk in kitchen a no-no these days?** *(in Design Dilemma)* Deciding on whether to get rid of the desk in our kitchen and add more counter-height cabinets. The desk seems like a good place for kids to study, mail, etc. But, I am hearing from designers that no one has desks in kitchens anymore with new construction. Thoughts? Where does everyone through their mail, kids schoolwork, etc? TIA! A: If you have room for an island, with an overhang for chairs, that is perhaps a better multi-function space. **Q: Ceiling Trellis** *(in Design Dilemma)* I have a vaulted sloped ceiling in my kitchen maximum height of 16’ with clerestory windows at 10’ I need Ideas for an open frame or pergola style ceiling to create a more defined kitchen space but allow the light from the windows into the space. Suspended within the kitchen or fixed wall to wall? A: Run a few large beams wall to wall. Drywalled and painted, or stained timbers to suit the rest of your decor. Conceal uplighting on top to highlight the ceiling and provide ambient indirect illumination. **Q: What size of TV and media console do I need for this wall?** *(in Home Entertainment)* I am in the process of redecorating my family room. I’ve repainted, replaced the window coverings, the rug, sofa/love seat, lighting. Now I need to replace the large entertainment center. The goal is to continue to create a lighter, more updated feel. The TV wall is about 13 feet long. Room depth is 15.5 feet. Ceiling height is 8.5 feet. Current TV is 52”. We plan on hanging a new, larger, TV on the wall and replacing the entertainment center with a media console. I know that the console should be a few inches longer than the TV. We were thinking of getting a 65” TV, making the console around 70” – 72”. And that would leave a little over 3 feet on either side of the media console. Does that sound about right? How big a TV and media console should I get? Also, if you have any suggestions for a media console I'd love to see them. I've looked at Wayfair, Etsy, Overstock, Pottery Barn, Crate and Barrel etc. But nothing has jumped out at me. Would like something with legs (to make it look more airy), but not critical. What the room used to look like: What it looks like now: Looking to replace this with a lighter look: Sitting on the sofa, looking right at the TV. Entertainment center is 9.5 feet wide. There's about 20" of wall space on either side of the unit. A: Thumbs up - good job! I would hang the sound bar off the TV to keep the white space at the counter top, but that's just me. **Q: Lost of issues post pre-dry wall meeting for a new home** *(in Building a Home)* Hello all, My wife and I are currently in the process of buying a new home from Toll Bros. We just finished our pre-dry wall walk through the house and found a couple of issues which got us really concerned. Here are a few examples: a. A load bearing post in the house has a 2 inch crack spanning more than half its length and also seems to be expanding. They claim it to be safe but are unwilling to provide any written guarantee regarding it. b. Original plans showed a portion of the W.I.C being used for ducking. In the meeting, they told us they had to double the space. The reason was not quite clear. This is also not covered in the architectural plans I got from the county. c. We have asking the builders for clarity on the backyard landscape. The backyard plans are not covered in any document or exhibit. We were told we will given a rough plan for the backyard in our pre-dry wall meeting. But we came back with the same basic questions we had. Questions like: At what level are you planning to level the land? What about the slope at the end? What about the slope at the window wells? As of now, my wife and I feel the builders are being vague purposefully since it seems like its in their interest to prolong these questions in terms of the contract. A: While your post is not pretty, I doubt it is structurally compromised since the loads it sustains are all vertical and the shrinkage cracks are parallel to the stresses. There might be more cause for concern if it were a beam. It appears to be a 6x6 post, with an additional 2x6 attached, and in all likelihood is well over and above any actual load imposed. Likewise with the the stud that appears to be already attached to an engineered member.
