**★★★★★ — Marie and John Quinn, March 2016**

> We hired Ginger Seminara to reconfigure the third floor of our home, to create two rooms from a larger one. Ginger spent an evening listening, taking measurements, reviewing options and then suggested a solution that required only that we change how we decorate. We were prepared to spend thousands and ended just moving furniture! It is a rare professional who will turn down work when there is a better solution for her customer. We can recommend De Biasse & Seminara’s professional skills and integrity without reservation.

> We hired Virginia Seminara to design a new kitchen, mud room, family room, home office and powder room for our 60's-era ranch house. Much of the space was a renovation within our existing footprint. We moved entry doors, installed new windows, added a home office (the only extension of the footprint), vaulted the family room ceiling, and created space for a fabulous new kitchen island and banquette. Through it all, Virginia listened well, guided us toward excellent choices, and was wonderfully drama-free. Her design solved many problems we'd had before (no powder room or mudroom for our family of 5), and greatly improved the existing spaces, both functionally and aesthetically. The renovation was so seamless, we can barely remember life "before." Virginia did a fantastic job and was a genuine pleasure to work with. We highly recommend her!

> Virginia was the most responsive, knowledgable, professional, personable person I have worked with. She was also very meticulous on our somewhat tricky double residential stair reversal project. I am a Professional Civil Engineer and I am most impressed with the results.

> We hired Michael De Biasse to design a family room/kitchen renovation based on the recommendation of friends who had used the firm and were extremely pleased with the whole process as well as the outcome. Michael listened carefully to our needs and how we wanted to use the space, provided several creative designs of various budgets, listened to and incorporated our feedback and then managed the bidding process with the contractors. He also oversaw the construction process to ensure that the contractor was staying on budget and delivering on the plan and work through a few budget/completion issues so that I didn't need to get involved. Along the way, he provided design advice and shared experiences that helped us make better decisions and was always available for consultation if there was an issue on site. In addition, he respected my desire to repurpose/reuse elements of the existing house that needed to be moved and built it into the design. We have had 4 renovations of various parts of our house during the 20 years we have lived here and this was by far the smoothest and easiest. We are thrilled with the new space and have received many compliments on the design.

**★★★★★ — gerall, March 2014**

> Virginia Seminara came highly recommended to me by a trusted friend, so I was looking forward to a good experience. I was very pleased at the way Virginia understood my project, listened to my needs, showed up to my house almost immediately. We weren't able to do all the building we planned but everything she did was first rate and beautiful. She understands older homes as well as modern construction and materials and how to cut cost with beautiful alternatives.

**★★★★★ — Kevin Barron, March 2014**

> We worked with Mike on the plans for the extension to our home. It was a learning experience for my wife and myself, but we found the design process valuable and interesting. They were receptive to our ideas, while helping point out where things didn't make sense. We took some of their ideas and thoughts and incorporated them into the final design.

**★★★★★ — sandyredo, July 2013**

> Michael De Biasse is working with us on renovating/rebuilding our home that suffered extensive damage in SuperStorm Sandy. He is knowledgeable, has an excellent design eye and is most helpful in helping us work through the various processes that are involved to determine the best house plan for us to go forward.

## Community Q&A

**Q: Amorim cork flooring for MB, MBath and hall bath** *(in Design Dilemma)*

I have carpet in MB, MBath and want to replace with cork flooring (White Forest Oak, SRT). Hall Bathroom has vinyl. total SQ FT is approx 500 for all 3 rooms. Was told it is a floating floor. I need to confirm that floating is best. There is a subfloor under the carpet (Im assuming whatever the builder put in). I was quoted about $4.69/sq foot for the product and about approx $1200 for instillation. I saw some previous comments about fading over time. I am concerned about this. Since the bedrooms/bath are on the 2nd floor, I am concerned about the noise level and was wondering if anyone can elaborate on these 3 issues: glue or floating, fading and noise level. Thank you in advance for your input.

A: The product you indicate is a wood-cork composite plank from Amorim - not the natural cork line. Having said that - there is data for each product regarding impact sound reduction and walking noise on the manufacturer site: https://www.amorimwise.us/products/wood-67 when you navigate to the specific line. If you switch from carpet to a hard product you will notice a difference on the lower level. Good floating installation video here: https://www.youtube.com/watch?v=t5x8YF1bSx0 (and elsewhere on Youtube).

**Q: Love the green cabinet?** *(in Photo Questions)*

Hi - Did you paint the cabinet or did it come in that beautiful shade of green?

A: This is a custom vanity base - it was lacquered in the cabinetmaker's shop.
Thanks for your interest!

**Q: Mudroom Design Dilemma** *(in Design Dilemma)*

Staging a mudroom and not sure what to do with these windows; Any thoughts? Mirrors? Curtains or blinds? A massive cabinet? Living vertical wall planter?
PS: I can't answer the question as to why the Windows weren't removed when a Dining room reno was completed decades ago.
Ebudda

A: Is that the back side of drywall? Least expensive thing to do is prime and paint black if the windows still operate. You could consider a glazing film. The mirrors are a good idea as well.

**Q: Hire the experts or wing it?** *(in Design Dilemma)*

Our project is the ultimate one. We're planning to build a custom home for retirement. We have a budget (less that 1mil). I want to hire an architect to help with the design. Since an architect costs 15-20% of the budget my husband thinks we can get "more house" if we skip the architect. I think we need the design help and will wind up with a "better" house. Any thoughts?

A: you do get what you pay for -
Figure out what the requirements are for the area you plan to build - and google 'why should I hire an architect?' to get opinions from the AIA, the WSJ and Building Advisor.com. I personally think you should... :).

**Q: Skylights in bedroom HELP** *(in Design Dilemma)*

Hi everyone, we are in need of some help for these skylights. The heat that radiates from these is really annoying and too much. It's a problem especially because I do not want my son in direct heat and light from them. I really have nowhere else to place his crib in the room. I'm wondering if there is something we can do to cover them or block the heat at least? Maybe covers? I'm not sure if they even make those. Suggestions and help please!

A: Velux (maker of skylights) also makes shades and blinds for skylights - which will help with the glare. Check them out a veluxusa.com and search 'blinds'.

**Q: What countertop material did you use? Thanks!** *(in Photo Questions)*

A: I think this is soapstone...
