However, when it came to the challenge of completely renovating our own home this year the decision to use the services of Urban Abode was easy. It was exciting to have a contractor who not only does solid renovation work, but is also an extremely creative and edgy designer. > We started off with a lovely classic kitchen concept which went through a few revisions and eventually morphed into an absolutely delightful, contemporary and unique design. It completely captured our personal aesthetic and brings me joy every time I am there. Brad also completely reconfigured the walkout basement, to the extent of entirely moving the mechanical room. It is now an inviting, light filled functional space which feels like an extension of the upstairs. Brad listened carefully to our requests and interpreted them beautifully. His enthusiasm was contagious and the design journey with him was a fabulous adventure. The design drawings and 3D renderings offered all the details and it was wonderful to be able to experience the space before it even existed. > The next phase was the construction. The Urban Abode construction team, led by Rob, was a pleasure to have on site. Respectful, thoughtful, kind and accommodating, they got on with the job in a very professional manner. Rob did not miss a beat, going about leading his team by example. His skill set and attention to detail was flawless. A master craftsman executed the custom cabinet construction, a painter passionate about his craft took care of walls, ceilings and cabinets throughout, a thoughtful electrician made sure that we had all the wiring needed, the tile setter did superb and intelligent job, especially when confronted with challenges like very large tiles on the steam shower ceiling. The job site was clean and tidy. We could not have asked for more! > Were there hiccups? Yes of course! This is the real world after all. However they were acknowledged and resolved with integrity, and I know that any little issues that may still come up will be attended to without hesitation even though the final bills have been paid. > My interior design clients to whom I have referred Urban Abode are delighted, and I continue to be equally happy to have a company of this calibre to recommend without reservation. > Thank you, Urban Abode – you guys are simply awesome. I absolutely love my “new” home!! **★ — Susan Gowen, Nov. 2018** > We hired Brad to prepare drawings for the renovation of our kitchen, laundry, & 2 bathrooms, with a minor reconfiguration of walls in each area — nothing structural. When we first talked with him in Dec. 2017, Brad asked about our projected time frame for construction. We said we were aiming for the spring or summer of 2018. He did not indicate any problem with this, but in August, after 5 revisions, we finally gave up on him. To get a useable set of drawings, I used lots of White-Out & drew new pencil lines on hard copy. > I'd been planning this project for a year; admittedly we had high expectations but were entirely disappointed. Once he got the job & his money, Brad's communication was poor. He responded to questions about progress only a few times. When he did give an estimate for finishing the next set of revisions (usually shortly before he actually started work on it), delivery was always 2 - 4 weeks late. Each revision ended up taking, on average, two months. > I usually sent written descriptions of changes I wanted, although once I marked up hard copies. Either way, each revision missed several asked-for changes; other changes were done wrong; & unnecessary deletions made. Only once did he ask for clarity on any request. Apparently Brad has no organized method to check that he's done all the asked for changes before he releases a revision. > Sometimes there were ghosts of lines from earlier work left behind, or 2 different things going on in the same location, or conflicts with other things nearby. What showed on one elevation was different on another — dozens of errors in each revision. > At one point I told Brad that his work was entirely unacceptable and asked for most of our money back. He agreed that his performance was unacceptable & apologized, but he didn't change. I told him that being informed of a delay early on was so much better than weeks after the fact, that I could live with set backs if informed of them, but he did not take that to heart. Instead, I lived on pins & needles for months and became very frustrated & depressed. > I wish I'd spent $2000 or $3000 to buy architectural s/w, put in the time to learn to use it, & done the drawings myself. I'd have saved months, & our reno would have been done in good weather instead of rain, snow, & a chill wind. **Comment from Urban Abode:** > I'm going to respectfully disagree with this review. The real lesson here for customers and clients is to clearly define your role. We thought we had did this, right from the beginning, and we delivered. In fact we delivered 3x the time, attention and service to meet Susan's need - but I would argue that in order to have actually met her needs and not what was defined in the contract, we’d still be working to appease. Though our contract is based on providing floor plans, elevations and renderings, along with 2 revisions, after delivering 250% of what was promised - we gave up. Susan here mentions this fact when stating that we provided 5 revisions. In other words - she wanted a 6th, possibly a 7th revision - regardless of it being way beyond what we agreed on. > > These weren’t common revisions, meant to bring a project closer to completion or to correct a miscommunication. These were new concepts altogether - changes that discarded the work we had completed in favour of new spaces, new inclusions, etc. After we’d complete the incredibly long list of incredibly granular changes, half of these would be dispensed with in the next request from Susan anyways. We were paid for a service - NOT to be kept on retainer. As Susan mentions - she has been designing a kitchen renovation for a year. A YEAR. That was how long was spent deciding what she wanted BEFORE engaging us - but as I quickly learned it might just take another year for a 12 x 10 kitchen. We weren’t hired to design anything - we were expected to go on an unending journey of the mind through the ups and downs, lefts and rights, trial and error, discovery and abandonment of every idea that entered our clients mind. Each revision request was hidden between pages of dialogue and musings on the benefits of hanging clock radios and the heights of pans for drawers. Every offered idea from our side was met with a complete rejection and judgement of it being foolish, or unnecessary. > > I feel for the trades that agree to work on this project. They have no idea what they are in for. They will need to deliver 3-4x the service, put in hours of unpaid work, be treated as fools by their employers for not noticing the note on page 27 of their client supplied instructions for installing a faucet, and they will DO ALL OF THIS at RISK of their reputations if they decide that its not worth their time. > > What I will say is that our initial concept did take longer than usual to come out. Design/creative work can be challenging, but no doubt timelines need to be respected. We provide complex renderings, and perspectives, and due to the nature of the work, to get something that accomplishes the goal, is important. Susan allowed us more time because of the projected summer start. She also mentioned months between revisions. This is not accurate at all - we would wait on responses for weeks on end - even at times she'd decide to MAIL out papers. I never once put off meeting face to face, and often did during the process meet in person to go through and discuss. Finally, we were told after revision 4 that everything was great! Then after a few days we got an email saying that on second thought nearly everything was wrong. After another revision in an effort to complete and more changes, and more revisions, and 'oh yeah we want a wall here now, redesign the cabinets here, oh we want more shower niches here,' it was the end of the road. She emailed me saying that she felt we both misunderstood what was being provided. > > I feel sick even commenting on this. It's damaging to the work of my team, and a company whose reputation I've worked hard to build - that we all have. This is disappointing. I may be breaking a cardinal rule here as a business owner to respond to this, but this is what we do - we put ourselves out there - we risk it all - and we try to please. Do we get everything perfect? No. But we work to make it right. In this case - there was no 'right', and we had to accept that the service we sold and provided 3x over would not be enough for the client. Could we have done things different - most likely - would it have yielded a different result? I loved the design and he was able to provide a quote that came in under 3 others and come up with a similar design that suited our needs...modern design and STORAGE! Brad was great to work with from design to construction and the end product is beautiful! We love it and get so many compliments on it! All the trades - shout out to Rob and John - that came into our house were respectful and nice to chat with and did an awesome job! We had a couple small problems and Brad offered to pay for the dry-cleaning of our drapes and came back and did some touch ups no questions asked or hassles! The innovative design process allowed us to see 3D renderings of the whole basement before construction began. It turned out EXACTLY as the renderings demonstrated. I could not envision the ideas before having these, so for us it was a huge advantage. Anyone can make a picture, but for it to come out exactly as projected was incredible. We had some small hitches though the process, but Brad was always straight forward and honest, and helped us resolve them all. There were no cost overruns where Brad came and asked for more money than was estimated (where we didn't make changes on the fly). That is huge with this big of project. The trades were all very skilled, respectful, and good guys to deal with. The mess was kept to a minimum - we had no complaints on that department. We didn't have a walk-out, so them taking good care of our house while making their way to the basement was crucial. We had a disaster this past winter with a burst pipe and had to rebuild our entire basement from the foundation to the ceiling. Brad helped us plan the space for a television and fireplace wall and custom built ins and we laid the foundation down for a future expansion of a wet bar once the first side was complete. > > We did all of the work ourselves with a friend who was just starting off his carpentry business so it was a huge learning curve for us all.
