> We spent well over $125,000. with Greensward for design and install of waterfront seawall, beach, firepits and path. It was spectacular! It was amazing! It was illegal! The entire project was built without permits from either Louisa County or Dominion Virginia Power, who owns all the land around the lake perimeter where all the landscaping was done. Dominion demanded the beach be removed. Louisa County was unable to do regular inspections of the seawall as it was being built. After the seawall was built without permit, another contractor was to come in to build the $150,000 boat house. But the seawall was cracking in an area of 30 feet between the wall and the pavers of the patio. Greensward quickly made repairs. The boat house was built and the following year, the wall started cracking again and sinking deeply. Greensward came back to do repairs. Year three was the final year of the warranty but Greensward refused to come even look. Meanwhile, the beach was also failing. The beach was supposed to have a stone perimeter but after Dominion demanded removal, The stones were moved into a wall closer to the house. The beach had a rediculous wall of 4x4 landscape timbers. Greensward came back after a year of complaints and used 6x6 lumber purchased by me. Immediately after repair, large gray boulders became exposed where there is supposed to be landscape fabric to hold sand. Landscape fabric installation is specifically listed in the contract but you can clearly see that the fabric was not installed properly. Finally, all along the project we were promised that we would have a way to get into the water from the beach for humans and for kayaks. Greensward used my 6x6 lumber to fashion some stairs which detached and started floating after a few weeks of boating season. Greensward sent one employee with a hammer to pound a single raised rebar back down on the step, which began floating again the following week. We were also told by the owner of Greenward throughout that we shouldn't "catastrophize the situation" which really didn't help with my catastrophic situation with his end results. While Greensward staff makes a nice first impression, the end results and attitude were extremely frustrating and maddening. I would steer clear of Greensward. Particularly if ANY water is involved or ANY permitting.

> 1\.  Dominion Energy does not issue permits.  They grant easements to use their land for recreational activities and related infrastructure.  An existing beach and wall were replaced, both which already had deeded permission, which is presumably why Mr. Agee originally did not feel the need to issue a new easement.
>
> 2\. A ZONING permit was obtained with Louisa County for the wall and beach.  Yes, they originally informed us that a new permit did not need to be issued as we were replacing the existing wall.  When a different person in the department (Tom) requested that we get a permit, we did so and the plan and work was approved. No building permit was required as we were not contracted to build any structures.
>
> 3\. We never did anything with your 6x6s, as you were requesting changes to the beach, after our contract was fulfilled and after the zoning permit was fulfilled.  Your 6x6s were left overs from your boat house construction project which was completed over a year after installation of the 4x4s per the Louisa permit.  We had no contract to make modifications to the beach and declined to perform any more work for you.  We further cautioned other professional landscape contractors in the area to avoid working for you.

> 4\. Yes, we not only honored our warranty and repair a small section of wall damaged by a storm and flooding, we also repaired what you called a "crack" in the patio which was caused by polymeric sand erosion.   Polymeric sand is a maintenance issue and is not included in our warranty.  Your failure to maintain the pavers exacerbated what would have been a 5 min maintenance task.

> 5\. I am intrigued by you showing a picture of a temporary handrail that was not in our contract and you did not pay for.

> 6\.  After several years, you had some beach sand erode.  What a surprise!  For our maintenance customers, we typically apply sand every year or every other year.  You need to apply sand to the tune of 3-4 tons every year to maintain your beach. This is not a warranty issue. This is a maintenance issue further complicated by the fact that other proposed phased drainage infrastructure further up the hill was not contracted to be built.
>
> 7\.  Dominion Energy does not grant permission for anyone to irrigate from the lake.  Louisa County will not give a final inspection approval to any dock that has irrigation infrastructure on it.  And yet you have irrigation infrastructure installed after the boat house is complete and pull water from the lake...and you want to impugn Greensward LLC for supposedly doing something illegal?  All our work was approved by the county.
>
> I suppose you did not consult with your attorney to make assertions that are written and false, because it's a crime called LIBEL.  Does your better half know that you make a practice this?  As the primary bread winner and money manager, she should be informed of activities that are a risk her well being.

> I hired Andrew and his crew at Greensward LLC to build me a patio using pavers.  What I got was an amazing outdoor retreat--more than what I imagined.  I contacted two additional companies for estimates/designs and I knew without a doubt Greensward would deliver the best patio.  One company drew a circle on a paper and emailed me that "design."  Andrew's design came to life on paper and included shrubs, a tree, mulch, and new sod around the patio.  I could picture the end product.  Although Andrew got the job started, his crew finished up the job.  I can't say enough about their professionalism, timeliness, and workmanship.  The BEST!

His design is beyond my wildest dreams.  People stop us and ask us who did our patio.  His attention to detail and his knowledge of how all the trades fit in is beyond anything I have seen on other projects I have done over the years.  It is beautiful during the day, but at night when the landscaping lighting comes on, it is breathtakingly beautiful.  I could not be any more pleased with Andrew, Greensward and my patio.

> After having met with two design firms and then waiting weeks and weeks for a quote (and even being asked to pay almost $1,000 just to get an estimate for our project (outdoor fireplace), we found Greensward LLC online and met with Andrew.  I could tell just from my phone conversation with him that this would be "the one."  He came to our home on a Saturday morning, where we had a very comprehensive and thorough consultation with him on our project.  We really appreciated how knowledgeable Andrew was on what would work, what wouldn't work, and what we should consider/reconsider for our project.  He was very open to listening to our ideas and working his own ideas into what we wanted based on his extensive knowledge and experience with masonry.  He even gave us a ballpark estimate just based on this first visit.  After just a few days, we had our first drawing in hand, which only needed minor alterations and tweaks, because he'd captured our ideas perfectly.  The work quickly started and we now have the most lovely outdoor fireplace, complete with a grill and woodbox, in our backyard.  Andrew's suggestions that we consider a lighting package was perfect.  At night, the fireplace glows with just the right lights to complement the fire as well as two crepe myrtle trees which are accented with lighting on each side.  We are so appreciative of Andrew's help in making our backyard and home feel like vacation!

We also had Greensward LLC correct a sitting wall and fix a retaining wall that was incorrectly constructed with another contractor.  Again, the entire crew completed the job and made the corrections look seamless with the current construction.  While Greensward was working on the construction we also had them install a drainage pipe with catch basins, grade our front lawn and seed both the front and back yard.

**Q: Like this screened in porch** *(in Photo Questions)*

How do I get more info on a porch I like ..  blueprints?

A: We are a design/build company so we designed it for our client and then built it.  An architect, landscape architect or draftsman can typically provide design services for a similar structure that is customized to meet your needs.

**Q: What brand of stone** *(in Photo Questions)*

Hi, this looks great. What brand if paver stones and color?

A: Sure thing.

**Q: Stain** *(in Photo Questions)*

Do you know what stain was used on the cedar?  Thank you.

A: This was Sikens Cetol SRD 077 Cedar.  Sikens has been sold to PPG but the product line is the same.   It is a semi-transparent stain and is applied in one coat (if you do to many coats at once it will become sticky).  It can be purchased at most good paint stores and is now carried by Home Depot.   The finish will only last a couple years before it needs a re-coat but it shows all the grain of the wood.

Are the stone walls the Mini Creta?  What color did you use?

A: Hi there,  Yes, this is Mini-Creta Wall in the Chestnut Brown color.  The pavers are harvest gold BLU 60 Slate.

**Q: Will 10\*20 deck be too narrow?** *(in Porches & Decks)*

Our buildable area will allow the deck to be only 10 feet out from the house.  It can be as wide as the house.  We are thinking of putting a 10\*20 deck.  Will it be too narrow?   If so we would need to skip the deck and put down a patio instead.

A: I don't think the proportions sound very pleasing for a typical home deck.  It will feel much more like a long balcony than a deck where folks can gather in a circle and have conversation.  The two corners allow small conversation areas, but that is a lot of space between.   If you have a great view then a row of rocking chairs or adirondack chairs will work great and feel good with room to walk behind them (like at a beach or mountain lodge).   I would suggest a 10x12 where a small conversation area and maybe a grill could be created, but use the deck primarily as a transition to patio below.   The patio can become the space where larger groups gather,  the dinning table is set, and the fire pit is stoked.   Pics are need for better advise.  Good Luck

A: Champlain Gray walls with a Champlain Gray Blu Slate pavers and Onyx Black Villagio border.  I would also note that this photo was taken in the rain, which brings out the color.
