## Community Q&A

**Q: Check out kitchen remodel** *(in Before & After)*

Before picture

New kitchen space

Sink area
Back counter

A: Your kitchen looks great. What did you do structurally with the ceiling? Structural ridge? Raised collar ties? I don't see any lateral bracing.

**Q: I want a big rug should I get it** *(in Design Dilemma)*

The room is small

A: I have always said '' If a man wants to live in a doughnut, let him live in a doughnut''. That said............ how could I deny you..... A BIG RUG.

**Q: Stepping on toes** *(in Design Dilemma)*

I'm constantly being asked for my opinion as the client is second guessing the architect's decisions... I have my own opinions but how do I help my client and not step on the architect's toes?

A: As a general contractor, I make it a priority to meet with (and hopefully develop a working relationship with) the architect/ designer. This is usually done by directing my questions and concerns DIRECTLY to them. I believe this helps to create a level of trust and a confidence between us that may help in those situations. I have found that many architects value my opinion...... provided they hear it firsthand.

**Q: Need help for small den office** *(in Design Dilemma)*

Just moved into a condo a little over a month ago and now have time to plan the layout of the den. I wanted to turn this area into a small office. I don't intend to keep the desk or the light fixture that is there right now, so I'm looking for ideas.

A: Great looking space! I would keep it clean with floating desk surface, floating shelves, and a VERY comfortable chair. Oh and don't forget cord management...... Very important to keep it clean.

**Q: Custom kitchen** *(in Design Dilemma)*

I am doing a dove white shaker/wood floor all custom built kitchen due to some odd sized cabinets. When you experts design a kitchen what is the most important factors in getting a custom vs boring look.

A: There are many factors that make a custom kitchen unique, but most important is thoughtful design and careful planning. I typically spend more time in the design phase of a kitchen than I do in the production. That said, inset doors is by far the most custom detail aesthetically. I also like a ''built in'' look and custom moldings whenever possible. Of course this depends greatly on your style.

**Q: HELP!!! House remodeling - is this good floor plan?** *(in Design Dilemma)*

Attached are the existing layout and proposed new layout. We are about to begin remodeling our house. One thing for sure is that we wanted open layout , more bathrooms, a office space and a nice master suit. we one our layout to be as efficient as possible.. however is the space being use smartly?

Please provide your thoughts.

A: I would go back to the drawing board on the master bath. The protruding tub, and conjoined vanity seem odd to me. Is the tub a ''must have'' in your master bath? I have removed many unused tubs in recent master bath remodels. Additionally, I would try at all costs to move the powder room door to the hallway or consider one larger bath from the two. I realize the powder room probably serves well for guests, but most guests wouldn't feel comfortable with the proximity to the living space. I agree with John as far as 2'-8'' door widths and the island placement. The 4' island width could be reduced slightly to gain some of the space required.
