**★★★★★ — Tom and Jeanne DeLaHunt, Aug. 2017**

> We were delighted to work with Jannis and even more delighted with how she was able to improve ten-fold the vision we had for our thirty year old house remodel! She listened to us and came up with creative options to maximize the potential in our home. Jannis has years of great experience in this business and it shows in the creative, comfortable designs she delivers. We give Jannis 10 gold stars!!

**Comment from J. Vann, Residence Designer:**

> Thank you fofor the kind words. It is always exciting to see a client follow through with a project to allow the design's full potential be realized.

**★★★★★ — The A2Z, July 2016**

> Jannis is a true professional and it has been a pleasure to have worked with her on our home remodel. She had very practical plans to make the house more modern and functional. She is very creative and thinks outside the box to ensure the new designs are not only beautiful but flow with the original integrity of the home.
>
> Jannis redesigned many areas of the home including: our master bedroom, master closet, and master bath. She completely reconfigured those rooms and it turned out beautiful! We are very happy with the look and the space in those areas of the home. It is the updated modern master retreat that we were looking to achieve.
>
> Jannis is great to work with and has lots of wonderful design ideas. She is very talented and we enjoyed working with her.

**★★★★★ — Phylis Simoni, July 2016**

> After many years of trying to decide how to renovate and update our kitchen we decided to call Jannis for guidance. Jannis was recommended by a builder friend of mine who had worked with Jannis on several projects over the years. We knew we wanted an open concept but couldn't visualize what to do once the walls came down. Jannis' architectural expertise with the structural decisions needed along with knowing how to recognize the separation needed in one large space was perfection. The before and after pictures speak for themselves. I highly recommend Jannis and would hire her again and again.

**Comment from J. Vann, Residence Designer:**

> Thank you for the very kind words. It was great fun reworking and older floor plan into a contemporary design. It's always fun to see the surprise on the faces of guests when they don't expect to see such an open concept in an older home. That why I truly love redesigning homes for the way we live now. > I have admired Jannis' designs and her professionalism for decades! She's a trusted resource and a pleasure to be around.

**★★★★★ — kmbutler, Nov. 2015**

> We hired Jannis to help us on two projects, a screened in porch and remodeling a master bath. She was wonderful about incorporating my ideas yet also giving recommendations from a designers perspective. I found her to be very knowledgeable and her ideas were very insightful. I feel that if you are going to all the time and expense to do a major project you need the eyes and knowledge of a design professional like Jannis.

**Comment from J. Vann, Residence Designer:**

> Thank you, Mary. I hope you have enjoyed your screened porch this year and will have time to relax in your newly remodeled bathroom. I will be calling for photos in the near future.

**★★★★★ — lisahoth, April 2015**

> We met Jannis thru our contractor in an early meeting to discuss our kitchen renovation. Jannis asked us what our issues were with the current layout and our desired outcome. After a few minutes she came up with an idea that really clicked with me and my husband. We decided to move our powder room from between the kitchen and family room to a new mudroom area, open up the kitchen and family room and expand the laundry. We also added a screen porch with fireplace that gave us the entertaining space we wanted.
> Jannis provided us with many drawings we continued to tweek until we got them just right. She was very informative on why a design may or may not work, she listened to our ideas, requests, concerns, etc. and was always responsive to emails and calls in a timely manner.
> We are very happy with the result. Our renovation is everything we wanted and more! It is beautiful, spacious and most of all does not look like it has been "added on" in any way. The design and layout feel like the home always looked this way. We also appreciated the emphasis on the construction itself. Jannis knew what types of support beams, foundation walls, etc. we would need and where. Her knowledge helped our contractor build our dream right and of sound quality.
> Working with Jannis, and our entire construction crew, was a pleasure and enjoyable! Our house will now be our "new home" for many years!

**★★★★★ — builderinatlanta, Nov. 2014**

> Jannis' expertise and her inovative solutions to design concepts and space problems were instrumental in our sucess in creating Subdivision continuity.
> We worked together exclusively for over 20 years and her ideas and designs assisted us in becoming a 2 time HBA Cobb County Builder of the Year and receving several OBIE awards. She is an exceptional talent.

> I really enjoyed working with Jannis! She planned my addition and complete new kitchen. Jannis had great ideas to make my project a dream kitchen. My contractor appreciated her ideas and attention to detail. The plans she made were easy for him, and his subcontractors, to follow. I would definitely recommend her to anyone and would certainly hire her again if I have another home renovation!

**★★★★★ — kshore81, Nov. 2014**

> My husband and I were pleased by the work Jannis completed for our basement remodel. Considering the limited sq footage, Jannis created a design that maximized our living area. Now that we have lived in the space for a few months, I can say that the layout is perfect for our needs. We will look forward to working with Jannis & her team again for our next home project!

**★★★★★ — mountrocky, Oct. 2014**

> Utilizing her talents and years of experience, Jannis has a gift for not only listening to a client's vision, but hearing what the client is saying. Jannis can quickly transform random thoughts into a workable plan. As a builder, she makes my work much easier, due to her attention to details and vast knowledge of building practices.

**★★★★★ — jodythebad, July 2014**

> I use a trusted contractor for my home improvements, who in turn uses Jannis' design services. When I asked my contractor to bump my contemporary house out a room, top story and bottom, he suggested that we employ Jannis to create the design.
>
> I was skeptical that any design was needed for the job I wanted - a simple bedroom addition below and an office addition above that. It's at the back of the house, so I didn't care much how it looked. A door, a room, a closet or two in each room. However, Jannis immediately made several suggestions that had not occurred to me. She designed the addition to fit much better with the design of the house. She designed the closets to suit my needs. Now, instead of having an awkward looking addition, I have what looks like a natural extension to the house.
>
> Her services were well worth the costs. I am very glad my contractor steered me towards her!

**★★★★★ — Elizabeth Robinson Interiors, July 2014**

> Jannis is a true professional in everyway. We have worked on projects together over the years and she always takes into consideration the budget, deadline and the clients wants and needs. She is a joy to work with and clients feel at ease with her and tust her professional judgement in her beautiful design work.

**Comment from J. Vann, Residence Designer:**

> Thank you, Elizabeth. Collaborating with you on projects has been a wonderful experience. Your understanding of color and detail has help projects come alive.

Our goal was to create an open floor concept, expanding the kitchen space and reworking the half bath into a more private location. The powder room was removed and the 2' inset in the kitchen was changed to a 2' rear offset putting 4 additional feet into the depth of the kitchen. - Description: This typical split level plan has been updated to create a WOW factor when you open that front door. Compartmentallized spaces as shown in the before sketch were completely removed giving us the whole main floor to work with. Recessing a beam to support the ceiling allowed us to tray the living room defining spaces with columns and volume. The oversized island acts as a piece of furniture and is pulled in from the transition line of the living room to allow for barstools to remain a part of the…

Not all changes proposed were implemented due to budget restraints, but the house has taken on a fresh new feel. ## Community Q&A

**Q: Beautiful!** *(in Photo Questions)*

What's the dimension of the island?

A: This island is 5' deep and 9'-10' wide. I do not have the exact dimension with me at the time.

**Q: What type of flooring was used?** *(in Photo Questions)*

A: Flooring in Smyrna condo.

Shaw Landscapes laminate
Color: 258 Eastlake Hickory

**Q: Need help refreshing the curb appeal of our ranch** *(in Design Dilemma)*

We have a 1966 brick and cedar ranch (see attached image). Need to refresh the front of the house to increase the curb appeal. Have already painted the doors blue (had been brick red) and a new roof (Certainteed Weathered Wood-Max Definition, see photo) is on order. The new roof should lighten the house and make it look less squat. Landscape planning is in development. But, I'm really wrestling with the cedar paneling in the two locations on the facade of the house and the front door.

On the one hand, I could really embrace the mid-century design and retain the double entry and paint the cedar so it would stand out more. But, I'm not sure I like that. Mid-century has never been my favorite style of architecture, so I wouldn't mind doing something different.

Some neighbors have added shutters to the front-facing windows, but that just doesn't seem to look right ...

Any ideas ...?

Thanks!

A: Take a look at what we did to this 70's contemporary in the Atlanta area:
