> Potter Construction did a major condo remodel for me in West Seattle in 2025. From the beginning, the experience was fantastic, and so were the results. Gary Potter and his staff worked closely with me to develop a detailed master plan, including significant electrical and plumbing upgrades, and then I worked with their in-house designer to select the flooring, bath and kitchen fixtures and tile, cabinets, quartz countertops, molding and trim, electric fireplace, etc. Her suggestions were always on-the-mark. Once construction began, I always knew what was on the schedule. The lead carpenter met with me weekly and consulted whenever there was a question. He is a true perfectionist with an amazing eye for detail. Gary and his staff were always easily available for consultations, too. Potter’s sub-contractors were also first-rate. The finished condo is absolutely beautiful, and just what I wanted. A great design that was perfectly executed.

> Did not negotiate in good faith. General contractor refused to include the line "Contractor will complete the project in a professional manner and all work will comply with applicable building codes and regulations" in their contract. The general contractor did not oversee subcontractors. Refused to refund deposit. Measurements on planning documents were off by an inch or more in places. Refused to share plans client had paid for. Charges contractor's overhead on management expenses (essentially double dipping).

> This last year, after searching for a company to do a construction project on our property behind our home we decided to contract with Potter Construction. We worked with Potter and Lathrop Douglas Architects to develop a concept for a carport and greenhouse. We expressed our ideas about what we wanted to accomplish and through back-and-forth discussions they produced a concept that really appealed to us. As construction progressed and the structures took form we were impressed with the workmanship and thoroughness of our lead carpenter and the supporting workforce. There were a few glitches along the way, but they were resolved in a timely manner and much to our satisfaction. Despite the complexity and wide range of different elements involved we were extremely pleased with the final result. During and after the completion of the project we received more positive compliments and comments than we could count from neighbors and passersby. We love our carport and greenhouse and look forward to many years of enjoyment.

> Working with Potter was a great experience. It was our first time have a contractor do a large remodel (a full basement remodel) and they were there from the beginning helping us out. It started with Jeff who started with us on figuring out the space that we had, gathering requirements, determining all the items we would need, cost, etc. He was there for every meeting with the designer, meeting with flooring and railing specialist, and all the other sub contractors (electrical, plumbing, and HAVC). He was a great resource and didn't waste our time which made the decision making (and there were a lot) process feel smooth.

> Once the project started, we had our lead carpenter Aaron and project manager Karl. Having a lead carpenter there every day doing the work and being there to meet with subs and make sure they understand the plans was amazing. Aaron was fantastic and numerous times handled unknown and unexpected changes with excellent solutions. For example, we needed to put in new stairs and to have them installed according to code would have needed to tear into the upstairs floor and carpet which would have been costly and time consuming. He told us he was going to think about it for a bit and a few weeks later came up a solution that was to code, did not involved damaging anything upstairs, and saved us multiple thousands of dollars. This is just one example of many where he communicated clearly with us what was going on, what he would try to do, and what he thinks he can make work without cutting corners.

> The subs Potter brought in for the most part were fantastic. We had one issue with the tiling work but we did accept the sub due to it be about 50% of the cost so ultimately felt it was a good trade. The electrical and plumbing subs were great, communicated with us on everything they were looking to do, and are definitely keeping them in mind for any future work.

> Overall, had a great experience and Potter delivered on almost everything we were hoping to get. There were a few issues that naturally will come up on such a large project and Potter took on the burden and cost to correct themselves when they probably did not need to make it right. The quality of workmanship and process was clearly important for everyone we interacted with from Potter.

> We used Potter Construction for an addition on our house.  We got them involved over a year before we actually pulled the trigger.  They worked with us on initial estimates, working with a architect and splitting our project into more manageable chunks (from a financial standpoint).  Every day of the project the lead carpenter (Riley) was on site.  He we very detail oriented, friendly and super-flexible for getting change requests and a couple side things done for us while he was here.

> Cons:  The project went a little longer than anticipated (mostly due to subs not holding to their initial scheduling and some aspects having to wait for weather to cooperate).  Also, because some things that were talked about didn't make it into the detailed estimate, we ended up about 30% over.

> Pros:  The work is superb. Both the choice of subs used and the work of the main contractors was awesome.  No corners cut.  Being a mechanical engineer, I was taking detailed pictures every night and had lots of questions that Riley was happy to answer for me. Our job was unusual in terms of excavation and access so we needed a contractor with experience. The Potter team worked with us trying to keep us apprised during the design phase while we waited for city permitting.  Once execution started, the Potter team excelled in ability to get subcontractors lined up and keep the project moving.  The on site team had the ability to take the plans and create the structure that identically matched our existing house.  On site management and lead carpenter support was amazing.  With a project this big and scary for us, Josh, our on site manager, made us feel like he was building his own home. The front office team partnered with us, especially during excavation, and we were pleased with their ability to listen to our concerns and work with us.  Karl, Jeff and Matt, always took our calls, answered our questions and generally made us know how much they cared about our project and our home.

> The project turned out to be exactly what we wanted, albiet more expensive than we initially assumed, but more beautiful than we imagined, thanks to the skillset of the Potter team.   We trusted the team and we were not disappointed. > This review targets a specific employee of Potter Construction, Josh Nason.  We met Josh at the beginning of the execution phase of our project.  He was our on-site Lead Carpenter, and overall manager of this rather extensive project.  The project came with extensive excavation and heavy equipment, in a small space, with many neighbors.  Josh not only ensured our property was protected, but the neighborhood as well.  Comments from neighbors included, "He's the hardest worker I've ever seen, where did you find him?" to "He's an asset to the neighborhood!"  Josh never became overwhelmed, even with the "big dig" nature of the excavation work, and moved smoothly into his specialty when the foundation was in.  He worked well with all the subcontractors, coordinating and moving them along to keep schedule.   Throughout the project he kept us informed, offered his professional advice when requested, and pointed us in the right direction many times.  Josh is intuitive and partnered very well with both of us.  We grew to really trust him.  Several times we would comment that before we made decisions we would consult with Josh.  He comes with much experience, attention to detail, professional, and obviously loves his work and takes alot of pride in doing it!

Their post-remodel follow-up is also excellent. We trusted them and their customer service exceeds the "Nordstrom" experience in a residential construction setting! Would we have done things differently if we knew just how expensive it was to rebuild a 1940s house, yes, however, we love the result and are proud we didn't build a concrete box which is sadly becoming so typical in Seattle and ruining the quality of our neighborhoods!

The project was big, to say the least, and Potter Construction was very organized and professional the entire time. We did the demo, framed out the family room, added windows, and hired out the HVAC and plumbing.  At that point, the project stalled in part because we were never in love with the plan for the bathroom/mudroom.

What set Potter apart for us was at our first meeting they proposed we move the bathroom to a different corner of the basement, and the floor plan just seemed to fall into place from there.  They also had ideas on how to minimize more of the mechanical work and find the headroom to build our stairs to code.  They worked closely with us to provide a proposal that worked with the changes already completed and within budget.

To save on costs, we planned to complete most of the painting ourselves at the end of the project. The folks at Potter provided suggestions to get us started while also making themselves available to answer our questions along the way. And after the project was completed, they made sure they were available to come back and adjust a few things to our liking.
