We have worked with Hallie on several projects over the past ten years. These projects include an entire first floor renovation for which her team managed the entire design/build process (including structural changes), finishing a basement, providing all materials for a new home addition that we completed in 2023, as well as other smaller projects throughout the years. Hallie’s team, as well as the subcontractors that she hires, are incredibly professional. 328 Design is the only company we have worked with which consistently exceeds expectations. In the initial consult, Hallie listened to our desire to create much more light in our older home, a home that often felt darker with so many trees, darker paint and not enough indoor lighting. Our designer was Allison and she was fabulous throughout the process, very patient in helping us figure out what we liked and didn't like. Our style is unique in that we were trying to incorporate more antiques, vintage pieces and color than often seen in more modern homes. We appreciated how Allison worked really hard to listen and design spaces that reflected our family, interests and whimsical preferences. It was a huge help and took a lot of time and stress off of us to have Kerry as the GC, managing the various trades (who were all excellent), coming in and out of the house. Our 8-12 week project was completed last month making it a 40+ week project. > > Please note it wasn’t because of supply chain issues. It was because of mismanagement of the project by Hallie Veith of 328 Design and the incredibly sloppy work and craftsmanship of the contractors she sourced and vouched for. > > Perhaps I should have taken it as a sign that the project would be problematic on day 1 when the demo crew forgot to turn off the water and caused a leak through to our main floor. At the time I chalked it up to “just one of those things” but it really set the tone for the project and from then on the project was sloppy, under-managed by Hallie and full of sub-standard work. The most frustrating part of the whole project was that I spent countless hours pointing out to Hallie how sloppy the work was and after promising me over and over that we would be thrilled with the results, we are left with a space that is filled with inconsistencies in drywall texture, paint and tons of little annoyances like vents not being screwed in properly, inconsistent caulking, etc. > > Hallie promised me that we’d be happy with the project in the end. Well, we are not. We spent close to 100k (not sure exactly how much as she never provided me with a final budget) and I just hope that someone doesn’t look closely at the work when we sell our home. Please note that I’m happy to provide pictures or more details of the work if you’d like to see the quality of work she considers acceptable. > > At the end of the day, I need to take responsibility for hiring Hallie and trusting that her renovation model would work. Hallie has a good eye for design. There is no denying that. The problem with her business model is that she does not have control over or a close enough eye on the quality of the work that the subcontractors she coordinates and "manages".. Because of that, our simple project became one of trying to fix sloppy work and at the end of the day, there's only so many fixes you can do without starting from scratch. It's a real bummer. This was not a complicated project. If you are looking to hire 328 Design, I'd ask way more questions than we did and I'd go look at several RECENT projects of hers to see the end result. **Comment from 328 Design Group:** > We are disappointed in this review, as any company would be. We would like to provide more context for the above and reassure both Karla and anyone reading this that we stand behind our work 100%. We have reached out to Karla to continue to address any concerns she has but have yet to receive a response. > > The project details below illustrate that 328 Design not only stands behind their work, but that we go above and beyond to ensure customer satisfaction. The project could have been considered complete at week 14, but 328 Design worked to address customer concerns for the subsequent 8 months (through April 2022), with 328 Design paying for custom furniture repair technicians, drywall re-do, paint repairs with Karla’s personally selected paint contractor and more. Any drywall work that Karla identified as “sloppy” was re-done from the beginning, to ensure that it would be properly repaired. > > As for Karla’s comment regarding management, at a minimum 328 Design walks through each project with every trade person at the beginning of their scope of work and at the end of their work, to ensure that work is done properly. Any identified craftsmanship issues are addressed at that point and again with a punch list at the end of the project. > > In addition, 328 Design’s recommended contractors stand behind their work. For example, the 328 Design’s recommended painting contractor (that completed the initial work) asked Karla to pay what she thought fair after she expressed dissatisfaction with their work. She had the option to pay nothing or up to the full invoice amount (Karla opted to pay 50% of the invoice which the painting contractor accepted). > > > > A brief history of the project is as follows: > > Demolition began mid-May of 2021 and on July 14, 2021 a project recap email was sent suggesting Karla schedule her cleaners as we were nearing the end of the project. On August 2nd 2021, exactly 12 weeks from the demo, the final scheduling details for installation of shower glass, deck door installation, final trim, paint touch up, and carpet installation were shared. > > Carpet was installed on August 18th, 2021 and at this point the bathroom/house was completely up and running, and the project could have been considered complete. Karla expressed concerns with inconsistencies in drywall texture and paint along with a poorly done caulk line along the master bathroom crown molding on two small upper cabinets. > > Throughout the August – October 2021 timeframe, 328 Design and their associates re-did drywall and paid for re-painting of multiple areas at the customer’s request. A warranty claim on cabinet parts was filed in August with a long lead time on parts (due to supply chain issues). These parts arrived late November and were installed and resolved on December 9th excluding the crown molding. > > At this point 328 Design discovered that because of how the crown molding was initially installed, it needed a specialty furniture company to replace. 328 Design worked with multiple specialty repair shops before finding one who would had a technician that could properly fix the issue. This search took many months and everything was completed in April of 2022. > > As a recap, 328 Design not only stood behind the work of its recommended contractors but paid a substantial sum out of their own pocket to address any concerns Karla had. 328 Design also waived all remaining contractual payments Karla owed as compensation for the process. Our offer still stands to discuss with Karla any concerns she has, but at this point she has not contacted us after our last repair in April of 2022 nor responded when we have reached out. Just a couple of months before, we purchased a mid 80’s modern house on a beautiful 5 acre horse property with plans to turn it into a modern farmhouse. As demolition began, and the home was stripped down to the studs, we quickly realized that while we had a vision for this project and had saved and pinned hundreds of styles and looks, we needed a designer to bring our vision to life. We interviewed a couple of designers and just didn’t feel like we were aligned. A designer that I was interested in working with would not travel to Parker, and she referred me to 328 Design. Best referral we could have had. After reviewing the website and a visit to our project, we immediately knew Hallie and 328 Design were the perfect fit for us. Hallie, provided us with a detailed scope of work and aligned the design schedule to the GC’s timeline. Before our first walkthrough, we emailed Hallie dozens of concepts and ideas for our home. We scheduled a walkthrough where Hallie again asked us to share all of our ideas and thoughts for each room and space. Hallie always focused on balancing function and design while helping us be very intentional with when, where and how to leverage design without doing too much. We also learned that human psychology plays a big role in design. Here are the top three reasons why Hallie and 328 Design outperformed our expectations: > 1.Prior to working with Hallie, our GC sent us to pick tile, a very common process. We visited three tile stores and left each appointment unsure of our selections and needed to schedule more time to finish the job. Hallie contacted the tile stores and reviewed our current selections. On our next scheduled walkthrough, to our absolute surprise and amazement, Hallie sourced tile options for all of the spaces where tile was needed. And placed the options in each space. As we walked into each room, we loved every option she had picked for us. > 2.Hallie is not only a designer, but also a very competent GC. Here is where this becomes very important. It is one thing if you are just choosing surface finishes but it takes it to another level when your designer can not only speak the language of the contractors but also bring construction value to the project. Example, we had laid out our master bathroom three times with our GC and Project Manager, and we weren’t in love with any of the options. Hallie took the dimensions and what we wanted in the space home with her over a weekend and on Monday, she presented us with the perfect Master Bath design. > 3.Hallie is very personable and takes her projects very seriously. In fact, the descriptor, “bulldog”, was used to describe her a few times by our GC because she is an absolute advocate for her customer and the final vision. She was always very respectful of our ideas while expressing hers. Design is a very give and take process and Hallie does a fabulous job balancing this important aspect. > > We are now moved into our revitalized and modernized home and we absolutely love every design and every finish. If I could, I'd give Hallie a 4.5 rating because I think there are some things that could have gone a little more smoothly, but I'm rounding up because the finished product turned out beautifully. > > Overall, our experience working with Hallie and her contractors was good. At times we wished there had been a bit more communication and that Hallie (or a GC) were able to make site visits more frequently. There were certainly a few times where a contractor took a shortcut, only for us to discover it later on and ask for it to be corrected. In one example, the ceiling of our new shower had to be framed out I think three times before they got it right. Though they did get it right, it could have been a much quicker process if someone had been on-site to take control of the situation sooner. In the end, though, Hallie and team were able to resolve everything and deliver a beautiful finished product. > > A note on timeline: We started the project in May 2017 and it was supposed to be about an 8-10 week timeline, finishing up in mid-to-late July. We ended up not wrapping up the bulk of the project until about mid-September, with the last loose ends not getting tied up until mid-October. I think Hallie did everything in her control to keep us on schedule (and some of her contractors would even come in on the weekends), so it is not really something that I fault her for; it’s more a product of the very busy construction climate in Denver right now.
