As renovation is quite a tedious process in NYC, I was very careful to narrow down my choices to recommendations from friends as well those organizations I heavily researched. I ultimately went with KBR because after meeting with them on multiple occasions, the confidence as well never saying "no" with the insanity that I wanted achieved in my new apartment was brought to life. It was brought to life well prior to having me sign, in that they were very helpful with initial drawings, initial plans, and of course the initial step by step process that would be achieved from beginning to the end of the renovation. It was complex and extraordinarily difficult because this was a full gut renovation from the floors, to new plumbing and brand new electrical. > > I was truly fortunate to have KBRs top designer Michelle and their number one project manager Petar attached to my job. > > Michelle was so receptive to our design aesthetic as well our always changing minds / ideas of how to open the kitchen and the overall layout and so forth--Michelles patience as well brilliance in design while never sacrificing individuality nor compromising on any aesthetic was very rewarding. Michelle always recommended some of the best materials, not the most expensive, but the right ones and it is simply marvelous to have a designer that has your best interests in mind and not just spending money needlessly. Her design aesthetic was never compromised and the home she designed for us does not feel like an apartment, rather a true home. Michelle met with our architect on numerous occasions as well visited the site every week for hours at a time to ensure all the designs were coherent and aesthetically pleasing. Michelle knew that we wanted an award winning apartment, one that would stand the test of time both aesthetically and technically, and Michelle made it happen for us. Sweet, kind, endearing, and brilliant are a few words to describe Michelle's continued dedication. > > Petar to describe in one word is simply brilliant. It is one thing to have a project manager, who you know, manages the project ie instructs workers what to do while he focuses on other projects. Petar not only instructed and directed every team member what to do, Petar actually did the work too in helping the workers understand the process as well the technical aspects of how to do mostly everything. Petar never strayed from our home and was on site everyday for 4 months, working until the last hour my building would allow. Can you imagine a project manager working with every worker ensuring a seamless and easy to understand full gut renovation? That is simply outstanding follow through and dedication. Petar knows how to put together an apartment from scratch, and would never settle on anything or anywhere in the apartment. Petar even told the electrician what he wanted in the apartment and how to align the wires for a a seamless flow and how to put in walls. The precision accuracy and detail that Petar followed was ingenious because to gut renovate a 1300 square foot apartment from the studs, is very difficult. Petar made decisions on his own because he knew how to do electrical, plumbing, floors etc and his technical knowledge is incredible. It is the best when you have a PM that literally watches, works, instructs, directs and makes decisions on their own after knowing our needs, but to move the project along in a seamless ,clean, and expedited manner is quite rewarding. Likewise, Petar would make sure the site was clean and all the materials were not damaged and perfectly done. For example all the tiles, shower doors, wood floors, door handles, door frames, a million and one things Petar would ask me or make his own decisions in knowing it is exactly what we wanted and where to put them. Organization was key since there were many moving parts! Petar would take my phone calls 24.7 as well text messages and always reply to me daily with progress, imagery, questions, comments and concerns (I travel 7 months out of the year for work). Petar spoke to me daily and pushed everyone to their best ability. > > I am not easy to deal with in that I expect better than ever perfection and a job to be done on a 10 out of 10 level. We knew little about the workings of NY condo ownership, so it was essential to have an experienced firm work with our building management to navigate the complicated process of submitting drawings, securing permits, and addressing legal and practical issues. KBR did this work effectively. > Having a contractor and designer who worked well together in the same office made it possible for the design and renovation to be done in NYC while we were across the country. Early on, our designer Edison was most responsive in his almost daily communications. He presented us with choices based on what we were seeking and then helped us to finalize selections. The kitchen backsplash was his idea, and it is one of the prettiest aspects of the remodel. He also listened when we said we didn't like something he suggested and came back with something we did. There may have been some measurement issues along the way but given the distance it is hard to know exactly what went wrong, and in the end, everything was resolved to our satisfaction. > But the lead contractor Chris O is really why this is a 5 star review. From the moment he was assigned to our project, nearly all concerns we had were addressed quickly and things went smoothly. We are VERY picky, and he made sure that every single thing on our punch list was attended to. All of the walls - even closets - were painted. When a subcontractor or worker was sloppy or forgot to do something (and this did happen) Chris made sure that they came back and made it right. We ordered very expensive custom kitchen cabinets that were not installed to our liking and Chris worked with the company to ensure that the work was redone properly, even being onsite when they returned to make certain it was right. He is a skilled communicator and good person who we enjoyed working with. He himself returned long after the work was complete to install door stops and quiet the shower door squeak. We ordered a custom shower drain cover which didn’t work with the existing drain, and Chris went the extra mile to have it machine fabricated so it would function correctly. > The whole of the renovation took about a month or 6 weeks longer than what they estimated which seemed like a win given how renovations often go. The last time the apartment was touched was 35 years ago, when the sponsor did a sloppy job preparing the initial coop offering. Absolutely everything needed to be undone and redone: useless soffits removed, plumbing re-routed so that the floors could be leveled, subfloors replaced, staircase replaced, walls replaced so pocket doors could be installed, complete electrical upgrade, the works. We’re all pleased and not a little surprised with the complete transformation of the apartment. Significant amounts of space and light were gained, and everything is both functional and beautiful now. > > I knew the finished product would be very polished. They took over 9 months to complete the renovations on tiny 500 sq. It went on till May 2021. Endless delays, procrastination & poor execution . Regardless, we put up with them because it was the COVID era and things were tough for everyone. Fast forward now in summer 2024, the flooring in my daughter’s room started to SWELL! . We reached out to them for an assessment and review . They sent a fat bill and asked us to remember “warranty” may not help as it’s past 5 years?? 2021 to 2024 is 5 years ? & it’s wear and tear. Not sure How could the flooring swell due to wear and tear. Just take a look at the pictures, they speak for themselves. Further , I was told to take down the review and only then - they would come to fix the issue. Want to warn people about what they are signing up for! **Comment from KBR Design & Build:** > Update: After another review at the apartment, we found that the damage to the flooring is more consistent with water infiltration caused by no or improper maintenance of the bathroom rather than the work we completed back in 2021. Specifically, we observed that the grout was not maintained properly, which allowed water to seep through and cause damage over time. Additionally, we noticed that certain areas of the shower appeared to have been worked on by a third-party contractor, which may have contributed to the issue. > > Thank you for sharing your feedback. Right after engaging with them, I was invited to their office for a project review and received my estimate. She did numerous drawings to make sure all materials were installed in the appropriate location, from lighting to how the tiles would line up (something we never would have thought was necessary but are so happy she did). Matthew Walker was our project manager. We had several hiccups along the way, including replacing the first foreman at our request. Through each situation, including several plumbing challenges, Matthew was patient and professional, working with us to resolve the issue, even if it meant reopening the wall to properly place the plumbing (which happened more than once). When problems arose and it became apparent that closer supervision was required, Matthew was on site daily and communicated even more frequently. He not only offered some creative solutions, but also fixed several long-languishing issues in our home with his terrific crew of diligent workers. There is no way we would have thought about all these creative ideas and even when we were running into design restrictions, Giselle persevered through and pivoted around different solutions. > > To be clear, it all took time - a lot of that was us changing ideas around and adding more and more complexities and some of it was Giselle taking the time to research and develop ideas. We came into this project knowing that design will take time and often longer than planned so to us it was all an investment, not a problem like some silly people may assume. As you can see from the pictures, the kitchen is stunning and we receive a ton of compliments on it. What you don't see is that it's also very functional and that's the genius inside. > > As it relates to design elements for other parts of the project, we certainly spent a lot of time on those things like floor selection, bathroom vanity selection, some extremely tricky plumbing, etc. I am just highlighting the kitchen as it was truly a masterpiece. > > Once we settled most points on the design, Alex helped us navigate the approval process through our board, as well as with some additional requirements the board had stemming from our project. Again, very helpful to have all this in one firm and have all the communication via email/calls that they did on our behalf. > > Once we got our approval and got to the construction phase, things really got exciting to see our designs take life. Our project manager Jayani was/is an absolute rock star. I can't how many calls/emails/texts/in person meetings we did and I am sure we were 10x more demanding than most people. She's a trooper, super super organized with notes/numbered email lists every few days (at least every week) and weekly Friday checkins onsite. I contacted KBR and they were quick to fix the problem. They came 3 days in a row to replace the tiles that were damaged by the door and reinstall the door correctly. The new crew that showed up was professional and reliable unlike the first crew that took on my project. They even fixed one of my kitchen drawers. Despite my negative experience with KBR, I now believe that my case was an unlucky outlier and would've went smoothly had I gotten a different crew. If anything, KBR has shown that they want to fix the situation for me, and I've been impressed by their commitment. I'd recommend KBR. The workers are pressured to finish the job as fast as possible by KBR. This pressure creates a vicious cycle of hurried tasks and having to fix mistakes produced by the rushed jobs. Rushing the jobs also isn't entirely KBR's fault. The workers KBR hires in turn hire other workers but they pay them by hour. So of course they want to spend the least amount of time to get the job done. This leads to very low quality of jobs. This may be a problem common to the industry but it was a problem nonetheless. > > The project took 4 times longer than estimated. This caused me a great amount of financial and psychological stress. Through the process, KBR tried their best to be accommodating and compensated for the trouble I went through. We removed the kitchen from the studio and built out a large master suite, adding a beautiful bathroom and laundry closet. We raised the ceilings throughout the unit and installed new flooring to unify the 2 separate areas. Despite a change in the project manager halfway through, our project foreman handling the day-to-day construction was on-site during the entire process and oversaw the work from start to finish. He took great care of our project, ensuring everything was done to our taste and specifications. The work was done within the estimated time frame (how often can you say that about a construction project?!) and the craftsmanship was really great. The workers were very precise with their tile laying, woodwork and painting. KBR has been easy to work with throughout the process and when we had an issue with a light after the completion of the project, KBR sent someone the next day to fix it. > > KBR worked hard to resolve issues that arose after the demolition phase of the project. They were banned today from working in my building for failing to abide by clearly articulated and agreed work rules. They were informed on two occasions they violated building rules and they were also told they were not doing quality workmanship. After a meeting between me, our building manager, and KBR company owners, they assured us they would abide by work rules and then failed to follow work rules and were subsequently banned from my building. I will now need to hire a different contractor to fix their mistakes and complete my renovation. > > As if that weren't enough, they do not check their own work and leave it to the renovator/ owner to Quality Check their work which is poor to say the least. They damages existing walls, they do not install things appropriately, they do not work for days at a time and can not complete straightforward tasks, they can't paint a straight line between your wall and ceiling, etc. KBR comes across well in initial meetings and in terms of how they might work with you as a client, but they can not deliver when it moves from a design to a build project. I am also filing a complaint with the Department of Consumer Affairs with the City of New York for their performance and failure to deliver. I did what I thought was my due diligence to hire a good company and instead I've ended up with a terrible situation that will cost much more than choosing a higher bidder not to mention my lost vacation time, my disruptions with my work schedule and the disruptions for the community in which I live. Michelle Cheung was assigned to me as the designer. I can't say enough positive adjectives about her. From the start she understood what I was seeking in terms of design. He assessed some issues and help make decisions that made the project run smoothly. He showed up frequently to check progress and quality. I was gone for 4 weeks and the project that turned from a 1 to of 2 bathroom renovations proceeded while I was away. Both Michelle and Andrew handled it smoothly so I could vacation without any worrying. Both total bathroom renovations were completed according to the time frame identified in the original contract. There were no hidden costs added to the contract. And they made getting approval through my coop aggravation free which was a high concern of mine. It is not only beautiful beyond my expectations but it is also wonderfully functional. There is a place for everything and the storage is amazing for a tiny New York City kitchen (60 square feet!) I have a pantry, a mixer lift, a large range, gorgeous shelves, a trash pull-out, under-sink pull-out for cleaning products and a pull-out for tray storage. The design more than doubles the counter space and number of outlets that I had in my previous kitchen. It is miraculous! I was lucky to have Mohsen as both the designer and the project manager. He worked closely with me during the design phase and listened to my wishes. Together we created a design that worked for me and that I could afford. He found stock cabinets that could be used in a way to create the "custom" space that I longed to have. Mohsen and his assistant Carlotta advised me every step of the way on each of the minute details like colors, finishes, and placement. Likewise, the people who did the carpentry, plastering and painting were excellent. I thought particularly highly of Augustine who did amazing work in every area. Also the office staff did a wonderful job. Yelena handled getting the approval from my Co-op board and getting all the permits required in New York City. Sara, who first visited my apartment for the estimate, remained interested and engaged throughout the project. The entire team was excellent and they made the experience as painless as a renovation (complete with lots of dust, noise and clutter) could possibly be! My project was small (redoing a small bathroom and replacing the wood floor throughout the apartment) yet it still took us almost two months just to get renovation permission from our building - yes our building might be slow and picky, but KBR people are just as slow and unclear in their preparations. The whole experience made us feel like we are not important enough for them to pay attention due to our small project. The whole process working with them took us 3 months. > > Compared to the bumps during the project, things I mentioned above are nothing. This whole project was a complete rip-off. > On the contract, we clearly asked for replacing the old wood floor we had with new wood floor. In reality, they lied to our face that they did the exact thing, except when I found out they did NOT. They actually placed the new floor right on top of the old floor, which saved them a ton of time and energy. How convenient! I told them I found out about this “surprise”, they then admitted that is the truth and Tom agreed to process a refund on the labor that did not happen. Not to mention that they did the floor as their first thing on the list, instead of the last thing to do during project (so the floor would not be damaged and dirty). It was even more horrible to think, they can just go ahead and DIY the project on their own without any heads-up for me: What if I never found out? > Electricity in the bathroom was working just fine when we first purchased this apartment. However after on-site workers knocked down walls and ceiling, the electricity stopped working. We waited more than a week for an electrician to come in and fix it and were told that we might have to pay extra if the electricity box needs to be changed. Glad they realized later it was not our fault so they didn't charge us. But no big progress during that week. > Lastly, paint. Again on contract they never mentioned we needed paint for moldings and living room, so we just ordered paint for the bathroom. They ended up to use the bathroom paint to paint the patches on the wall and the molding throughout the apartment, again without any heads-up. The last week in the project, when we went to check on the apartment, they again lied to my face that they found this paint in the closet and supposedly that is the paint for living room, so the whole room now had two different tons of white (one is yellowish white/beige, new one is brighter white). The project manager Sandy told us now we can paint the whole room with this bright white color, with of course extra cost of labor. Tom called me back after few hours and claimed that Sandy (project manager) told him the paint was left by the previous owner and it(the brighter white) is the same paint as the original wall (yellowish white/beige). The reason we can see two shades of whites is because previous layer is old and now is newly applied. WHAT A STORY! At the end of our conversation Tom got a bit annoyed and did not listen to what I had to say. But my question is AGAIN why none of them gave me a heads-up when they first spotted the paint difference, instead, just painted the who apartment with obvious two tones????? We did not want to argue with them, since they have the tendency to get upset with us instead and threaten to stop working immediately once (Yes it happened!). And we did need to move in as soon as possible, so we paid extra $3925 to have the painter to paint the new color throughout the apartment. This is another example they did not follow the contract. So irresponsible just to make up excuses for their mistakes and make you pay for their mistakes!!! > > Did I mention, the project manager was always late for our weekly meetings except for the time for the paint check, where she clearly knew she/they messed up due to internal miscommunication/ lacking of internal communication? She was always “busy” and never responded you on time unless they made mistakes on their end. > > I would not recommend this company to anyone who has a small project and reasonable time window. My project was a disaster from start to finish. I will not detail every problem here, but the biggest was they installed the heating pipes incorrectly, which caused water to build up and when steam hit it, caused loud knocking. I had a heating and cooling company come out and was told the entire house could have burned down! It cost about $2,000 to get that fixed (which KBR admittedly paid). They also mismeasured my kitchen, which caused me to have to return my fridge because it was too big, disappeared for weeks at a time, stole my marble door threshold. It goes on and on. Now about two years in, the kitchen is literally falling apart. I contacted KBR after I entered into contract for a new loft space. Initial scope of work was to be a remodel of the guest bathroom and a partial remodel of the master bath. There were also a number of other pieces of work we spoke about them potentially doing. I brought them in early (got special permission from the seller to have them come see the place). First hiccup was did not show up for the appointment (had to call to remind him). But I gave them a chance (mistakes happen). They gave me an estimate on the high side but not beyond the pale. Fast forward to 6 weeks prior to my closing. Contacted KBR again, I revised the scope a little and asked them to price out painting and floor work (if they were reasonable I would have given that to them too). On a Friday they gave me a revised proposal, no indication of any issues with the start date. Looked at their estimate for floors and painting (they were at least 3 times the cost of the other bids I got for those services) and told them to remove them from scope. No answer. I called/emailed repeatedly to get the ball moving over the next few days. Finally calls me back on the following Wed and tells me he is sorry but they won't have any contractors available to do the bathroom work (now 4 weeks from my closing). So basically now that they aren't getting floors and painting, they don't want the lowly 50k bathroom work! They claim to have felt very bad about the mix up and offered to contact another design/build firm they have an affiliation with to see if they can do the work. I accepted the offer but to this day never heard back from him. In the end, I was unable to get anyone lined up to do my bathrooms before I moved in which was my plan and why I started so early in the process with KBR I would caution anyone from using this firm. They play games and if your project is not in the order of 100k they won't care about you and will lie and leave you flat out. Although, there's no possible way, that all of the work would have been done by closing anyway, as, by Claudia's own admission, that was four weeks away, and she had not yet received building approval, had elevation, layout, existing or proposed drawings generated, or, anything ordered, not tile, not fixtures, not vanities, not plumbing items, no glass, no accessories....nothing. > > Let's put this in perspective, it's October, a good time to start thinking about buying snow tires. I go to my local mechanic and i ask, "how much will it cost me to change all my current tires to snow tires?" My mechanic gives me a quote. I call my mechanic and ask, "How much to change out just one tire?". My mechanic is now on a ski trip, because it's already snowing. He comes back 72 hours later and tells me it'll cost 75% less than it will to change out all four tires. I wait some more, and then, during a blizzard, i swing by my mechanic and say " ok, i'm ready, let's do this.." My mechanic informs me that in the time it's taken me to come in, other cars have pulled up, and, the garage only has so much space and so many mechanics. My mechanic says he feels bad, and that he'll reach out to some local mechanics he knows, sadly, because there's a blizzard, all the other mechanics he knows are also busy. I go home, i write a scathing yelp review, my mechanic calls me with a referral for someone to change out my tires. Also, throughout the renovation, I was frustrated when I asked a question and often did not get an answer. Additionally, the contractors damaged some of the work including spilling solvent on my bathroom floor, which damaged the tiles' glaze, and scratching the new kitchen counter, neither of which was repaired despite my repeated requests. In the end I was too worn down to keep asking them to fix things, and I just paid them the balance due. I'm now learning to live with the defects. Overall, everything looks fine, but there are a lot of things, that if you look closely could have been done more carefully.
