**Q: Rotten subfloor and joists gone in 100+ year old home. Now what?** *(in Home Disasters)*

In one room of my parent's very old (approx 140 years) home, the floor sagged and eventually rotted away. They cut out the floor AND joists up to the walls, and now there is only an empty space with dirt below. Upon this removal, they also discovered the walls are supported by a mixture of cinder blocks and rocks/boulders. Moving is not an option, neither is hiring a professional due to finances. Please help! How can we fix this and make their home safe and usable again? Photos in the comments. Thank you in advance!

A: Samantha, where I live, there are people that tear down old barns that have some very seasoned good  lumber.  Most of the time it can be bought for half of the new materials.

**Q: Foundation Problem** *(in Home Disasters)*

What might be going on with this house’s foundation? I’ve never
seen this before. The house is about 25 years old and located in the northeast. Thanks for any help!

A: This area doesn't appear the be a problem-more of an eyesore.  If you do have cracks in the foundation-you should have that fixed by a company that has the equipment to jack up and repair those spots.  They will get worse and start separating the brick  over time.  Ive learned that most things are possible with any house.  The problem is some jobs are very labor intensive and it can get costly.  Hope you find a quick resolve.

**Q: Hardie vs. Allura Siding** *(in Building a Home)*

We are building a new home in NC and are deciding between Hardie siding or Allura siding. Our builder says the cost is similar between the two, so we are looking for some feedback on the different types. Any recommendations?

A: Ive been building for 30 years and have used different brands of fiber board.  I have questions presented to me about pros and cons frequently.  Since we all have internet access and can research products, it helps compare.  What the online comparisons do not tell you is how it really holds up.  Lets say you go with a less expensive concrete fiber board and your builder installs it -pre primed but cannot get it painted for two months.  If it is  rainy where you live-DO NOT DO IT.  Moisture will absorb into the fiberboard and thus ruin the pre primed finish and thus void your warranty.  The only time you want the LP Smart siding or similar product is if you will get paint on it immediately-never let it get wet until painted, or you just want to save the money upfront and risk the consequences.   I have used combinations in some cases at request of owners.  When scraps have been thrown into a pile together, by time we cleaned up and hauled off-you can see how the products, other than James Hardi siding-fell apart ( yes-fell apart from moisture).  I do not discourage smart siding or similar-just be cautious and handle materials properly.   Done right, they are all beautiful.

**Q: 100 yr old house** *(in Design Dilemma)*

Hi, we recently bought a 1916 farmhouse and discovered there are plank wood floors underneath the linoleum and plywood subfloor... can these be finished and used as flooring or would we have problems? I'm afraid to rip it all up if it won't be usable.... not sure what is under the wood boards (if anything), no basement, just crawlspace underneath... thanks!

A: We are renovating a home estimated 1875-1885.  We  First we pulled back carpet and found linoleum, then black tar paper, then we found Maple planks that sat directly onto the original  Hand hewn America Chestnut beams. This was quite common in earlier days.  they did not know about dry rot.    Keeping the beams, but floor joists and Maple had to go due to dry rot.   We are finding the home to have a world of history hidden within.  I sure wanted to refinish that original hardwood flooring.

**Q: Foundation problems on 1860 Victorian home** *(in Design Dilemma)*

The foundation of my home is sandstone and over the years, the moisture is causing the foundation to crumble. Do you have any advice as to what steps I need to take to fix this major problem?!

A: I agree with the others.  Lift the house and have a solid footing and foundation added,  Old homes are beautiful and preserving them isn't always inexpensive.  We are renovating a 1880's home with hand hewn beams underneath.  They are solid and house had already had a foundation added.  This is our third old house remodel.

Want to Reno master bath...it is 6'5" x 6'2
Window and door placement are not ideal
Any ideas?

A: I am guessing your combo  is just right of the commode in picture and the vanity is on right as you enter room?
