## Community Q&A

**Q: remodeling advice needed!** *(in Design Dilemma)*

Hello!
I’m trying to update my 1990’s Mediterranean style home and would like to tackle the staircase section without doing a major renovation, if it makes sense.  I’m thinking about getting rid of the upstairs section that has the glass panels and replacing it with simple wrought iron balusters.  Would it make sense architecturally to do the wrought iron while keeping the stepped wall?  Would that be too many different elements? Is the look of that wall just to dated? What would be the right thing to do? Does anyone have any ideas, suggestions, advice...?  I need some honest professional opinions if possible. Thank you!

A: I would not do wrought iron, but would eliminate the stepped wall install a railing with cabling for a clean and modern look.

Walls are floor to ceiling bead board. Should walls be painted over and what type of vanity and countertop

A: Use and oil based primer, remember the knots and will still show, I did a ceiling, that you can look at to give you an idea of what it will look like.

**Q: Refinish or Replace Kitchen Cabinets** *(in Design Dilemma)*

These are pictures of my kitchen cabinets in a rental unit. It is now vacant. Can I refinish them and replace hardware or do I need to replace them? Uppers are the same as lower. The kitchen needs work, but I don't want to replace the whole kitchen right now. The cabinets were installed around the late 1970s.

**Q: vinyl plank floors - whole house?** *(in Building a Home)*

Looking to build with a New home builder and Going through upgrades and options for flooring to estimate cost.  Maple wide plank is my  dream option but with stairs and on both main and upper hall it would cost $40k. 

I am fine with laminate but they recommend not putting it in the kitchen and using luxury vinyl plank floor tiles.  Wondering how this would look throughout the house( including stairs)? Would this be really hard on the feet?  We have 2 young kids( 2 and 4 months) and a dog so like that it’s more durable but worried it would look and feel like tile under the feet.

A: I would stay away from Laminate flooring, period. What ever you decide request the MSDS and check the VOC's,  Volatile Organic Chemicals, these are gases that are released for products.

AS houses are becoming more air tight these days, they are also holding more gases inside that you breathe.
