**Q: Remove load bearing wall or just add pass through** *(in Design Dilemma)*

We have gotten estimates on a kitchen renovation project that includes replacing our 25 year old golden oak cabinets with white, shaker style cabinets and adding new quartz countertops.  Our kitchen is a U shape with a peninsula now. This is a traditional, suburban two story house. Our dream renovation would be to remove the wall between the kitchen and family room to have an open concept with a large island.  This wall currently  has a stove w/microwave and run of cabinets, and would switch to the refrigerator wall opposite to become the back wall of the kitchen, with a large island that would include a sink and dishwasher facing the living room. The refrigerator and pantry would move to the third wall (not pictured) where we currently have a horrible built in desk.  We did have the drywall cut into by a general contractor recommended by the kitchen designer to determine if it is load bearing or not and what is behind it and it is. In addition, the short 35" portion of wall (pictured below) has hvac so it can't be moved (without more cost).  So whatever opening we have would keep the header (not go into the ceiling) and just be a wide opening, ending at this wall which won't be removed.  This also means the island will be smaller than we want as we need acceptable clearance, and we want to keep the eat in area of our kitchen.  

The bid we received to do this work was nearly $13,000 - included removing wall, adding beam, fixing drywall and crown, adding molding to the new opening, then re-texturing and painting ceilings in both rooms. Bid also includes changing electrical and plumbing from moving the sink and dishwasher in the kitchen, as well as moving a couple lights in the ceiling to allow pendants.

We had a bit of sticker shock because initial conversations about the "ballpark" were much lower to remove the wall and add beam ($5-6K) (although we didn't discuss how much for plumbing, electrical, etc.)  The bid is not itemized.  I've sent messages to clarify what everything costs and asked if it is less expensive to just add a pass through and keep the peninsula with the sink location, and he hasn't gotten back to me all week.  It took three weeks to get the initial bid, so I'm thinking he really just doesn't need our job and I need to get other bids.  

But first I thought I'd ask opinions here -- since the wall can't totally be removed and the cost is prohibitive, do you think we could get what we desire in terms of an open concept as well as contain costs by just adding a pass through to this wall, with a wide opening to the family room that ends at counter-height, and has support pillars at either end?  How much less can we expect it to be than removing entire wall?  Or is the plan with the island the best update?

I've attached a rough drawing (not to scale, sorry) and pics of my kitchen, and the wall.  I appreciate any advice.

A: $13,000 seems very low for the scope of work you outlined. I would say your contractor was spot on with the $5K-$6K for the beam alone. The remainder is going to be relocating your plumbing and electrical and retexturing your walls to get it ready for paint and new cabinets. If gaining the visual space is important, I would say go for it. You're unlikely to find someone cheaper no matter what area of the country you're in. And, depending on which direction your floor joists run, you could conceal the beam inside the floor making it invisible. It's no less complicated than installing it below the floor.
If you decided to go with just a pass thru, i.e. cutting a large opening in the wall, then I would suggest simply enlarging the opening between Eat-in Dining and Living Room. This will allow you to create a larger peninsula with more bar seating. I might also suggest flipping the sink and dishwasher for convenience.

**Q: How far would you go on this update? What do you recommend?** *(in Remodeling)*

Our daughters' bathroom floor needs new tile, and the shower tile may also need to be replaced due to potential water damage.  We are also going to add a glass door and remove the curtain.  While we are in reno mode, would you also replace the two vanities?  Or just paint and update the shower tile and door?  Any suggestions on a floor, shower tile, and door combination with the vanities would be awesome!

**Q: Exterior Steel Panel Siding Installation w/Exposed Fasteners** *(in Design Dilemma)*

What is the most cost effective way install an steel panel with exposed fasteners on the exterior? Such as corner wrap details, and trying to avoid any reglets or rain screen systems that continue to bump up the cost. Overlap is not the most ideal with wanting clean non-shingle look.

A: Everything is more expensive than Vinyl. 
Why would a municipality prohibit steel as an exterior finish? I've heard of corrugated metal panels being prohibited in certain districts, like a historic district, but I've never seen steel specifically called out as a prohibited material. Can you provide examples?

A: Anytime.

**Q: Shutters** *(in Design Dilemma)*

Do you have shutters on the back of your house?  We have ones on the front which we love but none in the back....wasn't sure if people had them in the back as well.

A: Shutters, historically, are used to protect the interior during inclement weather while still allowing air flow through a home. This is obviously prior to the invention of HVAC. In such an instance, the shutters would have been on all the bedroom and public space windows. The bathrooms would not have had shutters, typically. 
Now, in our modern day of fake historicism and ornamental application the "shutter" is usually not even a functional element, and instead is screwed to the wall as a decorative element only. Since shutters are not cheap they are generally only on the front elevation presenting a "best foot forward" to the streetscape. 
If you have shutters that are not functional I do not recommend installing them on the rear or side of your home. If the are functional with appropriate hardware then I'd say go for it.

It is stucco

A: I'm betting it was something completely different originally before someone put their DIY touch to it, but it looks to be Mission Style with what they thought was Native or South American flare.
