I have designed a barn-type house, dedicated to serve 2 adults and 2 kids (or 3?). What I also need is a home office for work purposes. Just make sure you have adequate closet placement and space. I will ask, where is this home to be built? Nothing specific, just the State info will suffice. Homes may vary from place to place based on climate. I notice you have a "lot of glass" on the walls. This may affect adequate cooling/heating in some areas. Hope your not in Alaska or Minnesota.... lol...:) I have done quite a few home plans for people just like you, using the design you have. The plan you have looks good but as mentioned earlier there are some things that need to be given attention. If you want to send those plans to my email address, I can have a better look. My husband and GC both think one of the easiest ways to cut some money is to do 8" instead of 9" ceilings. I REALLY like the look of 9" ceilings and I don't think it is going to save that much but the GC hasn't got a bid yet for 8" only 9". Anyone have a guess as to how much the cost difference might be. We are building a 1800 sq foot 3 bedroom 2 bath one story home. Also our lumber package (includes complete outside materials, windows, and interior doors, does not include lighting fixtures or drywall) came out to $60,000...does that seem normal? A: I have been designing homes for a number of years. I always say that the higher the ceiling the greater the appeal. Of course, when you are talking 11 + plus ceiling height, then the heating expense comes into account as well. As mentioned here by many well informed people, 9 feet versus 8 feet is nothing you need worry about. 9 foot ceilings will definitely be more appealing and makes for better resale if you choose to sale down the road. It is an open kitchen layout with a 'study'. Space is extremely limited, but not sure how to best maximize the space and lay everything out. I ideally wanted to keep my dining table (seats 4-6), but may have to ditch that to bring in a seated island instead. My biggest struggle is where to position the sofa/tv/coffee table.
