It required tying into existing foundation and several roof forms at some very odd angles. I met Owen through my architect on a job in San Mateo California. This job was quite comprehensive and Involved renovating the entire home to add a second story addition. Many of the interior walls were removed to create more space for the first floor. As a result we needed to incorporate steel columns and beams to support a second-story addition. It became quite critical to make these connections from the old to the new seamlessly and to keep their job in budget. Owen and I worked together to come up with the most simple and cost-effective ways to address all of the structural aspects. Owen did a flawless job! After one year the project is now completed and the homeowners are very very happy. Not once during my time building did I need to go back to Owen with a "problem" that was not foreseen or predicted. As a builder I feel we should not "think" while we build. We should just build. When the structural design is flawed builders start "thinking" about how to address the areas that have not been designed well structurally. As a result it slows the project down. I would like to hire an architect /designer. How do I assess their design abilities / creativity? I made an appointment with one architect. I didn't get the impression on the first meeting that he has many ideas for my little space (900sf) or at least he didn't express them. He promised to sketch a few ideas. I never received them. Instead he sketched up a contract for $4500. No ideas. How do you really hire one??? A: Whoever you hire, I suggest having them engage a structural engineer early in the conceptual design process to give you an idea of how structurally feasible the work you want to do is (which will save you a lot of time and money vs. engaging them once the architectural design is farther along). Service professionals do and should charge for their time. Its a competitive industry, and if we gave away our time for free to every client, then we wouldn't make enough to stay in business. That being said, its reasonable to expect that they can spend an initial meeting with you going over some very rough ideas (verbally even) prior to being hired.
