After waiting over a year for permits, costs had nearly doubled due to City's additional requirements and increased cost of supplies. I thought we were at an impasse, but Troy Chapman sat down with my architect and we worked through plans to come up with a feasible solution that met my family's needs within my original budget. They kept my budget in mind throughout the whole project, suggesting options along the way to make minor changes with big impact. We finished the whole project under budget and on time, even with new items added to list along the way. Andrew was amazing and very communicative Project Manager. Casey was great site lead with eye for detail, making sure every finish was perfect. Troy served on a board with me for a non profit major in flux and disarray quite awful. He did for this organization in Central Seattle what reviews say he does for a house remodel. Working on remodels are not just hammers and nails, but character, listening, and problem solving is also a key factor. > Our remodel project of a 1950's home presented some very unique challenges and we were very pleased with how Troy and Casey handled the project.  Casey was the main carpenter on our job and we were very impressed with his professionalism, knowledge and work quality. > It all started with a leak......We had a plumbing leak in our Edmonds house in February 2019 that leaked into our downstairs daylight basement apartment and did some major damage. We reached out to Troy for some estimates. We used him a few years ago to fix up a rental house in Hawaii we were selling, and he did a great job. Based on that past experience, we trust him, so he was our first choice.

> As we got into the repair estimates, my wife and I decided to do some major upgrades to both the main living area and the basement apartment including making it a legal "ADU" with the city. One of the biggest challenges was leveling the upstairs floor due to some foundation settling when the house was built 40 years ago. Troy brought in an engineer and a few subs to look at options and we went with a labor-intensive "joist sistering" process. Troy's crew pulled up the entire subfloor, leveled it out and put in a new subfloor. The end result was great - a very solid, flat floor.
>
> The work also included a full or partial demo of NINE rooms in total on the two levels including two kitchens, two bathrooms, two living rooms, etc. As part of the "ADU" changes, we removed an interior stairwell between the floors and added a second electrical panel upstairs. During the demo, Troy found two leaking windows that had to be fixed. One was really bad and required replacing some outside siding and sheathing, replacing part of the rotted subfloor and a large outside rim joist. It was quite a repair that required a man lift for two days.
>
> Overall the project took longer than we wanted (about 8 months) but this was our first remodel and we did not have much experience to base it on. We also had some permitting issues with the city that had nothing to do with Troy, but it delayed things at least a month or more.
>
> Overall it took quite a while and cost a lot, but the end result came out great. We really love the complete remodel and feel the investment was worthwhile. It feels like a new home with awesome new kitchens, new flooring, new bathrooms, and many other rooms. Troy's workmanship was great and he was very helpful with good suggestions for the many options we had to consider along the way.

Most recently, Troy came over to our home to install a new baby gate at the top of our stairs.  We have an 18 month old, so it was extremely important to have the baby gate replaced right away. A: We used a Benjamin Moore Translucent stain. However the client provided the stain.
