It was a tight fit in our downtown Victorian home with some tricky space limitations in the kitchen and 2nd floor laundry room.  She saved us hassle and money with great advice as to what would and wouldn’t work and better choices in every aspect of this reno.  Her insights on appliances, apron front sinks, faucets, etc. were extremely helpful as we worked together to acquire all the pieces.
> Her Rolodex (look it up kids) of excellent suppliers for specialty hardware ( I chose some beauties for the “jewelry" of my kitchen cabinets and drawers), tiles for backsplash and floors, stone slabs for the countertops, and lighting fixtures was a much appreciated feature of her design services.  Having her accompany me on all of these shopping trips was invaluable.   Her contacts and team are A+; the contractors she provided were excellent, highly-skilled and a pleasure to have working in our home for the duration of the reno.  The length of her relationship and rapport with them made me feel very comfortable.

**Q: Need lighting help for my kitchen!** *(in Lighting)*

We plan on redoing the cabinets and countertops but the lighting in here got moved up since insurance is fixing some interior ceiling damage from a roof leak. Meeting with contractor this week!
Wanting to replace the tube lights and the small task light over kitchen sink. Kitchen is dark so maybe some additional task lighting over the peninsula. Will probably add under cabinet lights for area by stove. 
Our style is transitional, silver metal, wood tones, simple.

A: I suggest adding pot lights for overall kitchen lighting. Divide the pots into areas and have them on separate switches. This will help with ambiance and functionality. Dimmers are a must-have with pot lighting. Pendant lights over the peninsula will add interest and style to your kitchen. They will make a strong visual impact as the rest of the lighting is recessed. The tube lighting that exists must come down which leads to the Popcorn ceiling. Taking that down will make such a huge difference, especially with pot lights. It's a messy job but not a difficult one.

**Q: Chandelier Advice: Round or Linear?** *(in Home Decorating)*

Hello! We are in the process of designing our breakfast / dining room off our kitchen. We still need to add more art, centerpiece and a new chandelier.
My question is regarding the chandelier - should we go with round or linear? And if round, what diameter should we do? The room is 9x9 (so small) and the table is 44&quot; wide. I am eager to make the room feel a bit less &quot;farmhouse&quot; and a little more elevated if possible. 

Any advice/ideas?

A: I recommend a linear ceiling fixture. It will lengthen the room and provide even lighting for those at the table

**Q: Please help me choose bathroom vanity!** *(in Design Dilemma)*

We put this tile in for our kids bathroom... the vanity i bought looked totally different when it arrived... now we need a new one... please make a suggestion! It's the kids bathroom so I wanted it to be a little more playful and less formal, but i still like a clean modern feeling... Im attaching the moodboard, we ended up going with a flat glossy white tile stacked in bath instead of the waved... 





i was thinking to do a floating vanity- would white gloss be too white? can i add wood mirror or light fixture to liven it up? Please send links of any suggestions!

A: As the floor is quite patterned, I suggest a floating white vanity with a taupe/brown counter to bring it all together. Keep the vanity super simple\[ Ikea has very reasonable vanities\], so as not to compete with the floor. Have fun with the handles, towels &amp; mirror. These are less expensive items that are easy to change. Rock &quot;hooks&quot;\[ etsy\], would be fun for towels which could be in fun patterns or colours ; taupe/brown + accent colours.
I think this will be a super bathroom, grow easily with your son, and not be complicated to finish.

**Q: MCM redwood ceiling restore.** *(in Woodworking)*

Help! After stripping / glass blasting the redwood ceilings, we are left with a mess! This recent purchase was sold as a tear - down and we're trying to resurrect a 1949 home that's a jewel and the home of our dreams. Sadly, the caulking between the tongue /groove is like cement and the texture is ROUGH. We have added walnut cabinetry, new black windows, charcoal colored marmoleum floors - love it all. But... the ceiling has us stuck. Should we sand it? How we need to seal it? If so, is there a product that will not darken the wood?
We appreciate any suggestions - this home is so lovely, full of soul.

A: I like the old paint peeking through. When you get up close it's not beautiful, but in context of the whole space, and with the brick I think it's perfect. In Europe this would be the norm in older spaces being restored. I love your house !!

**Q: At a Loss for Curb Appeal** *(in Design Dilemma)*

Help me. I cannot seem to wrap my head around what to do to give my Central Texas house (Ranch? Cottage? Beats me...) curb appeal/personality. Seeking some direction from the Houzz community. Thank you for your suggestions!

A: What a lovely house! It's hard to see the exact brick colour in a photo, but I would suggest painting the garage doors, wood trim, windows in a darker complimentary colour\[ ie: dark taupe\]. The door could be a different colour either in the same family , or you could give it a pop of colour. The house will look much more elegant .  A nice perennial garden in front of the window would look great . Hygrangeas, Hostas- keep it textured but low maintaince for yourself. the garden under the tree should be enlarged and come further out to the front and over towards the driveway - not just a circle, an interesting soft shape. Add same type Hostas, creeping ivy some large natural rocks etc. Keep the plantings on the lower hight side. This would become be a nice feature to the front.

**Q: Covering up ceiling tiles?** *(in Design Dilemma)*

Hello! We live in a 1950's cape in massachusetts. In the 1970's the previous owner did a 3 room addition and used glue on ceiling tiles (not asbestos) instead of drywall ceilings. See the picture attached.
Any ideas on how I could cover it up? I'd like it to be just a typical, white looking smooth or slightly textured ceiling. I was thinking about the thick wallpaper that you use to cover up paneling. Any thoughts would be helpful! Thanks so much!
