We ripped up the carpet in the bedrooms and we want to put vinyl glue down planks in them too for allergy reasons (previous owners had cats). I have searched far and wide to match the vinyl to match what the rest of the house is and I can't match it. I have seen advice on Houzz that says different color is bad idea, and I have seen advice that says it's ok and to have the planks perpendicular to hallway. We thought using a close match would look obvious that we couldn't match it so we thought going a different color would be ok. We only plan on being in this house for maybe 5 more years so we don't want to redo the whole house and we didn't want to spend a bunch of money so we are going with the glue down type that is already in the rest of the house. And we plan on using area rugs in the rooms as well. Here is a picture of the color that we like next to the current floors in the house. It's kind of a long hallway with 2 bedrooms off it and then master at the end and around a corner. Master isn't visible unless you walk around corner at end of hallway. Think this will be ok aesthetically and for resale? A: Having a different color in a room like the bedroom is fine. Actually any room that has a door is ok because it is creates a line for new flooring to start. **Q: Does the contractor pay for this mistake?** *(in Polls)* An air make up system is required by code in our town for our tightly insulated new construction home that has a powerful stove hood. (1200cfm). Our town adopted this code either very recently or it hasn't been enforced. Our builder, the architect and the HVAC person did not bring this system to our attention at any point in time. All do a lot of work in our town. Nonetheless, we brought it to their attention after a chance conversation with a friend led to lots of research on our part and our conclusion that nothing could convince us to forgo the system. Who should pay to install it? Note that the labor would have been marginal if it had been done at the same time as the rest of the mechanicals. For reference, the dry wall is already up, but we haven't moved in yet and have several items still to go. A: The question I would ask is was the code approved prior to the permit being issued? If so the builder is responsible. If not approved prior to the permit the builder is not required due to the permit being issued under old codes. **Q: SHould I add a return in basement...vent?** *(in Basements)* I finished my basement a year or so ago. I now find myself down here a bit more than usual. The tv area tends to get a little stuffy. I know why. While the overall temp of the finished basement is 72 - 73...the area I sit is a bit warmer. The basement is L shaped. The 23 x 23 section is open. There is ONE 8" vent that dumps in AC from the heat pump....it makes little difference and I usually shut it for the season and open in the winter. To be honest I had the folks who installed our new heat pump drop it in so I'd have a warmer area to work under while I was finishing the space. He said it was not worth putting any returns or vents in otherwise. He was right. Its cool enough for the most part and I installed baseboard for the winter months...but I digress. Note the picture looking into the tv area. Note that dehumidifier. Its dumping a lot of heat into my well insulated tv area! Its also keeping the basement at 50% humidity and emptying into a floor drain there. I put a little fan by the tv but it makes little difference. Adding a vent to this area seems wrong...why dump icey cold air into a space where warmer air is blowing - I am not trying to make rain! Would a return help? I think I can add one in in the area that is blue along the outer wall? Is there any downside to this. I suppose I could just suck it up or shut the dehumidifier while I am down there too... A: It is my professional opinion that it would not be an issue. The more air flow you have it will help with the overall temperature and humidity . Yes a return would help no matter what you decide to do. **Q: Addition changes, savings not passed on** *(in Remodeling)* We are in the middle of a large construction project. Our original plan was for a 17x17 addition off the end of our ranch. Due to a property line issue the addition needed to be shortened to 12x17, so we lost the extra 5x17 space (85sq. ft). It wasn't a huge deal, we ended up putting the bathroom in the existing house, and doing built in closets instead of a walk-in. Now that it is coming down to payment time, our contractor seems to be nickle and diming us despite the fact that from the beginning he has said he will charge us a set price for things, and he isn't giving us a straight answer regarding how much money a 30% decrease in addition size saved us. Should we expect to see a 30% savings on labor and material related to the addition? The addition is roughly $90/sq ft. so I would expect we would have saved money by decreasing the size and losing 85 sq. ft. I imagine if we asked him to increase the size of the addition by 5 ft., he would have charged us accordingly. Thank you! Any feedback is greatly appreciated. A: My point is that the reduction of the area would create a savings but the other areas would be extra if there are changes. I like to show the customer the credits and then show the additional cost. **Q: Floor plan advice help** *(in Remodeling)* Greetings, I've purchased an older home with a tiny kitchen and a boxed in living and dining room area. I'm very concerned about how I can get help to redesign this to create a more open arrangement. My apologies for the crude details in my drawing, but here is what the floor plan looks like: A: My suggestions on a open layout that would make sense is the following: Extend the cabinets to the right all the way to the wall. I am not sure if you have a patio door to the left of the kitchen but you can also make that a 3'-0" glass door and extend the kitchen over to the new door. In the middle you can put an island which can be an area for seating and entertaining. **Q: Need Help repairing Rotten Floor Joist** *(in Home Repair)* I noticed that one of the beams/joists is rotted where it sits on the sill plate. The other two joist on either side are solid. What is the best way to repair this? The length from sill plate to center beam is about 12 ft. If I sister it how far back should I run the sister? I know 12 ft is ideal but can I get away with say 6 ft and several bolts? Also should I completely cut out the rotted end, chip away at the rot with a claw or maybe use some wood hardening agent to solidify whats left. The first two pictures are from left side, then the middle and the rest are from the right side. The white fungus stuff is the same as was on the rest of the wall components from the leaking sill.
