> My project was a remodel of a rambler located in the mountains and surrounded by trees. I set out my desires for additional square footage, additional light, and if possible, to capture more of the view to our back yard which has an outstanding rock wall. I also wanted the addition to blend with the existing structure and to retain the cabin look. Heidi travelled to the property to understand my vision. She presented us with 3 different designs. The one we selected was built without modification. The addition turned out better than I had ever hoped.  All the neighbors love it and have commented that it looks like the house was always that way. We no longer have to turn on our lights during the day due to a new bank of high windows facing the front. Heidi is an excellent listener. Her staff was also very good at dogging after all the permits to try to keep us on schedule. This is my fourth remodel of various kinds so I speak from some experience when I happily recommend H2D and Heidi as an architecture+design firm.

The home remodel involved installing a three story polycarbonate elevator, roof terrace and stairway, garage extension and related terrace, fireplace removal and replacement, architectural landscape walls and renovation of the basement, which had major drainage and other problems inherited from the earlier builder.  From start to finish, Heidi was the consummate professional and wonderful to work with at all times.   The end result exceeded expectations as the new features blended in seamlessly with the upgraded portions of the original house and greatly enhanced the balance and feel of the home.

> We wish we had chosen a different architect.  Initially, H2D seemed competent and pleasant during the first part of our home remodel.  However, our overall experience with them was unsatisfactory.  Admittedly, our remodel was problematic and revealed challenges we hadn’t anticipated. However, common oversights and miscalculations by H2D resulted in generated revenue for H2D and added expense and time to our remodel.

> At the beginning of the project, H2D called for a meeting so we could discuss key design aspects of a particular room. The plans that H2D created after that meeting failed to reflect the very specific design choices we had made.  Additionally, H2D miscalculated a key structural measurement that cost us time and money with our contractors (and it was a mistake that we, with no architectural background, were able to clearly see).

> H2D also provided plans with handwritten notes that we and 2 contractors could not clearly read.  We asked the architect to make the notes legible, which was our expectation from the onset.  She made them legible, but charged us an additional $1,200 for the changes.  After receiving the invoice and us questioning the charge, the architect stated that she “did not work for free.”  We asked her to consider reducing the charge by half.  She agreed to a 16% reduction. The next invoice we were charged hourly every time a contractor called about our project.  H2D managed to recuperate that 16% discount (and then some) by fielding our contractor’s questions.

> Our last dealings with H2D were when we discovered they had provided the wrong plans to a contractor without key revisions.  At this point, all parties involved decided it would be better to deal with our structural engineer and bypass H2D entirely.
>
> A relationship with an architect is a critical component to a remodel.  We had hoped that our architect would take responsibility for poor work and provide helpful customer service (other significant examples lacking in these areas are not included in this review).  The continual errors made by H2D, combined with navigating the architects' temperament, made for a sour experience that aggravated an already stressful experience of a home remodel.

> At H2D, we strive to provide exceptional service and have a strong history of success with our clients, builders, and consultants. The client originally came to H2D in 2014 for assistance with designing a remodel for their home. Instead of hiring H2D or another architect, the client chose to remodel the home without architectural drawings or a building permit. The home, as it was remodeled, was deemed not structurally sound, thus a permit was needed to make necessary corrections to the structure. The client came back to H2D in 2015 to ask if we could assist with obtaining a retroactive building permit for the work that was already completed. In good faith, H2D agreed to the limited scope of work of preparing a basic set of permit plans and helping navigate the City of Seattle permitting process to assist with obtaining a retroactive permit. The structural drawings and calculations that are referred to in this review were not developed by H2D, but by an independent structural engineering firm. Our contract specifically states that any structural work is to be completed by a structural engineering firm and is not the responsibility of H2D. The homeowner signed a separate contract with the structural engineering firm for the work the engineering design and calculations. This type of project is not standard practice for our firm nor do we recommend obtaining a permit only after work has been completed. In general, our work to create the permit plans for this project was completed in an efficient manner, so much so, that the final billing came in below the estimated amount in the signed contract allowing the client to receive a savings from the original estimate.

She was very good about listening to us about what we wanted and then making it work, or making recommedations that might work better.  She recommended 3 contractors and we received bids from each and selected the company that we could communicate with the best. They were also very reliable.
