**Q: Best books to read before designing/planning a home?** *(in Building a Home)*

Our current home is on the market and we're considering building for our next home. 
I'm interested in reading some books about home design and layout and how to choose what will work best for my family and lifestyle. For those of you who have built or are building, were there books that you found helpful? Or any books you read but wouldn't recommend?

A: I second the book What Your Contractor Can't Tell You (Johnston) that Holly Springs mentioned. It is well written and was especially helpful re: the contract phase and how to communicate effectively re: budgets, timing, etc. I admit it's a lot more exciting to think about the design and lay out of your new home than it is the business aspects and it's all just part of the process. Good luck with your project.

**Q: Builder Question** *(in Building a Home)*

I was hoping for some opinions on builders "Business Practices." 
Background: 
We are in the planning stages of building a $500,000 home on some family land. 
We would like to contract with a small family owned custom home builder in our area. And after doing our due diligence we settle on 3 builders. We tour many of their homes, spoke to the homeowner�s etc. etc. 
We had a few meeting with all 3 builders and all three look over the property where the home will be built. 
We sent our "Study Plans" to all three builders asking their opinions and more importantly what price ballpark we are in. 
The Issue: 
The first 2 builders gave their opinions and a very rough price ballpark, which is what we were looking for. 
The third builder which was the leading contender is asking us to sign a "Personal Service Agreement" and asking for $5,000 which would be credited back to us if we decide to use him as the builder. 
He says it takes about 40 hours to write up bid. 
How should I take this? 
Is this an normal business practice for custom home builders? 
Should I be nervous that he might be having cash flow issues?

A: I can speak to your question as I did pay a builder 2500.00 to assist me in developing the specifications for my home, make suggestions to improve my blueprints and submit my plans for scoring by the National Green Building Standard. After those tasks were completed, the builder was able to give me a very accurate bid. I had met with and received bids from 3 recommended builders prior to signing the "Professional Services Agreement" with this builder. I went into the exercise believing that I would be paying for the expertise, time and effort of the builder. And that's what I received. 
It may not be the way you want to go but I found the experience to be invaluable. I learned a tremendous amount and have in hand 13 pages of very detailed specs for my new home. From start to the finished bid, the process took just over a year working hand in hand with them and my house designer. Btw, I live 200 miles from where I'll be building. 
The builder assumed throughout the process that I would be choosing them to build my home. That is not the case. For several reasons, I will most likely go with a different builder. The freedom to ask as many questions as I wanted and to get professional input was certainly worth 2500.00 to me. While not paramount, having my home rated for energy efficiency was good to know. If you have the time and the money, you may want to have a go at it. It worked well for me and my situation. It's a great tool.

**Q: 8" versus 7" wood flooring....big deal or get over it?** *(in Building a Home)*

The first thing we picked out for our build, many months ago, was 8" oak flooring. Love the wide plank look, and perfect for the large scale of the house. They bid it and we accepted the bid and I've fantasized about my floors for this whole time. But they just told us, now that it's time to order, that the 8" isn't available anymore as production decreased in response to the recession. They can get 7". 
My husband is a landscape contractor so I know this does happen in terms of supply drying up. I like this outfit as it is family owned. Is this a "just get over it!" situation, or a "just do more research and see if you can get is from someone else" situation? I'm incredibly tight on time with job and family responsibilities, so there's a cost to that research time... 
What would you do?

A: Although you may be a bit disappointed, I think you'll hardly notice the difference in the width when you consider the overall size of the areas where it will be installed. You may actually like a few more planks per room plus you are getting the floor you dreamed about and doing business with a company that you trust - that means a lot. I would not stress over it. Life is too short.

**Q: Window Coverings help: To shutter or not to shutter?** *(in Building a Home)*

So my house has oddly shaped windows. We love the windows as they are the main design feature of the house, however, window coverings are becoming very difficult. Our contractor has built a frame for shutters to sit in the windows, but I'm not sure if I am happy with shutters. My concern is they will a) block too much light, b) hide the pretty windows and c) The windows shown have a window seat below. To sit in the window seat comfortably, the shutters will not be able to be opened.. 
I'm linking a few pictures that show the shape of the windows and a sample shutter held in place (although not the correct size). If anyone has any advice/opinions, we'd love to hear them! This is one of the upstairs bedrooms in which it would be ideal to block out light for kiddos to sleep!

A: Shutters would be a great solution, especially since you mentioned kiddos sleeping. The larger the individual louver (slat, if you will), the more of your view you will be preserving when they are fully tilted open in the horizontal position. In my experience, most people don't open their shutters except to clean their windows. But of course the option is always there. Shutters can also be magnetized to the frame for some openings that aren't too large. If you choose to go with shutters, you will never have to think about your windows again. Consider it done. I personally love them, especially for windows that are unusually shaped such as yours.
