> We recently completed a whole house renovation and addition with Clarke Simpson and the team at Mickey Simpson Builders.  The quality in some areas is good.  The biggest problems (and some are huge):

> \- Zoning - we purchased a house and renovation from Clarke.  When applying for plans, and after being rejected three times, he found out that his understanding of the Arlington County zoning requirements was incorrect and the project could not be built as originally scoped.  We ended up having to pay an additional $5K to Mickey Simpson in order to go through the zoning appeal project to get our house as originally agreed to in our contract.  Subsequently, the final plat was rejected because despite the appeal it was not built within the variance.  A second variance is now required
> \- Contract- We spent half a million dollars on renovations.  The stand alone garage had a boarded up window when we bought the house from Clarke.  He assured us the contract language that the door would be "removed, repaired, or replaced" meant it would match the other one and be up to standards.  Instead the hinges were replaced, and the window is still missing, but plywood is covering the hole.  Oh and it was painted.  He quoted us $2.6K to replace the glass and fix it the way we expected the first time.
> \- Money- Our contract allowed for $65K of allowances.  I wanted to buy certain items directly, and agreed to do this with the net underage to be refunded at the time "the bank paid."  We are more than two months since we moved in and the project was complete per the contract and Clarke is silent about the $23K he owes us.  We cannot get a call, email, or text message returned by Clarke or Mickey Simpson regarding these payments.    Please let that sink in.  He owes us, and previously confirmed as much, twenty three thousand dollars and has not responded for weeks.  \*\* Update after two months Clarke did finally pay us back\*\*
> \- Quality- an independent inspector has determined that the renovation work is causing water to enter our basement.  Clarke refuses to acknowledge or fix

> Mickey Simpson Builder has completed 3 projects for me In Arlington, Virginia. In 2006 they completed a tear down of my 65 year old home and built a beautiful 3500 SF custom Arts & Crafts bungalow home. It was completed on time and the quality of every detail was impeccable. In 2010 they built a guest house on the same lot and again it was exactly what we wanted. In 2011 we hired Mickey Simpson Builder to build a custom home for our daughter in Arlington. She and her family are very proud and pleased of their adorable Arts and Crafts bungalow. I can't say enough good things about Mickey Simpson Builder. I tell everyone I know about the positive experience and I definitely highly recommend them.
