> Serious Quality Concerns & Zero Accountability
>
> Our experience was alarming from start to finish, and we ultimately walked away from the contract because we lost all confidence in the build quality and oversight.
>
> After placing a deposit, the wrong siding color was installed on the home — not a slight variation, but completely different from what we selected. This was a major exterior decision, and the fact that it was installed incorrectly raised immediate concerns about attention to detail and internal quality controls.
>
> Even more concerning, windows and doors were left open for multiple days during heavy rainstorms. Any reasonable buyer would question the potential for moisture intrusion, mold, and long-term structural issues. When a home is exposed to that level of rain during framing, it creates serious doubt about what could be developing behind the walls. We did not receive the level of reassurance or documentation that would justify proceeding confidently.
>
> We also encountered questionable framing decisions, including a closet that was built in a way that left only a fraction of it truly usable. These issues may seem small individually, but together they reflect a troubling pattern of poor oversight.
>
> Due to the high likelihood of future problems and the cumulative quality concerns, we made the difficult decision to back out. Adding insult to injury, our deposit was not returned.
>
> Buyers should proceed with extreme caution. Document everything, inspect constantly, and do not assume issues will be handled proactively. Purchasing a home is one of the largest financial decisions most people will ever make — confidence in the builder is essential. Unfortunately, that confidence was not there in our case.

> If you are looking for a new home do NOT go through DFH! The transparency/communication is awful. What I wanted in the house did not make it into the contract, when questioned as to why the builder threatened to pull my contract on more than on occasion. You are never allowed to speak with a supervisor and they wont return messages when you have a direct question.

> Your quality doesn’t warrant the amount we paid for our home. After sales service sucks. We still running after people to sort out our problems. Which was supposed to be done before move in. It’s been 5 months. Can’t keep blaming it on the manufacturer.

**★ — Alton Proctor, March 2024**

> The company does not deliver what is contracted. We are supposed to have an insulated garage door, and they refuse to go by their word. It was in the walkthrough and signed by the company. The did finally (after 1.5 years) come and complete items on the punch list.)

> I will be brief, stay far away from this organization. Trust me a 32 year Veteran in the military. They will bring great stress into your life. The properties at Summerdale Park are mostly graded wrong which in turn causes water to build up.

**★ — Melody Yu, Jan. 2024**

> They are the worst builder ever! The 1-year warrant is totally useless. When they got the money, they ran away.

**★ — Emanuel Cruz, Dec. 2023**

> We bought a townhouse in Oct 2023 in Rivington and it has been a nightmare. The purchasing process with Dream Finders has been a headache from the beginning. The closing process is horrible, and the worst is after closing. They force you to close the purchase of the property when they want, otherwise they tell you that they will penalize you. The detail is that they force you to close when the property is not yet ready. After closing, you have to move heaven and earth to get the “Construction Manager”, no one can help you and you are left with the problem. Family, be very careful in the process and ask God for patience.

> My experience with Dream Finders and Craft has being a complete nightmare. Please “ Stay Away” from them. You don’t need to suffer as much I did. Charlie , Ricco and everyone there will lying to you all the time or you will never get an answer back.
>
> I received my house several months after the estimated closing date and it wasn’t ready. Today after we signed when they promised that in the next 3 weeks everything will be ready. I am still waiting without hope.
>
> Those are just some issues that I still waiting to be fix it or replace it.
> -Master bathroom glass wall hook for safety.
> -Kitchen oven cabinet long wood filling.
> -In-law suite hole on the wall behind the door.
> -The entrance step painting and some painting touches at the lanai ceiling.
> -Replace the broke laundry cabinet door
> -Install Railing bars at the main entrance.
>
> Note: The house was so dirty and next day after closing I went to perform a pleasure clean to the whole house.
> One of the AC unit wasn’t working and we didn’t notice in the walkthrough and I have to call direct to the Mechanical One‘s warranty department myself to have fixed this issue because I texted to Charlie and Rocco and they reply this:
> Good afternoon J…. and R… I got your message from Charlie that you guys are having AC issues. I sent an email to Mechanical One‘s warranty department waiting on a reply.
> ( Today 2 weeks later they don’t know that the issue was fixed because I called direct to Mechanical One’s warranty department and Jessi ( from warranty department) was so professional and helpful. She acted immediately and help us with this issue.
> So far neither Charlie or Ricco know that AC was fixed because they never sent an email as Ricco mentioned. They never follow up with me. Because they don’t care ).
>
> Families and friends please “Stay Away” from Dream Finders and Craft builders.
> You don’t need to suffer passing through all this.
>
> Good luck and “ Stay Safe”.

> We have numerous warranty repairs that were reported before our one year contract. They were given ample time to address the issues. Instead we have been give the run around. We currently have stone coming off the front of our house, cracks in the walls, window frames that are cracked but glued together to hide what they did, our master bathroom mirror has faded, one of our sinks holds water on the top corner because it is not level, the exterior doors do not line up so you’re able to see the outside while standing inside, I have nail pops all over the place, we have blinds that are warped and those are just a few problems I can think of off the top of my head. I would never recommend anyone using this company. It’s unfortunate how much we paid for this home only to have such a terrible experience. I hope no one else goes through this. We have tried to make contact with the warranty department numerous times but we get no response.

> We signed a contract 3/31/21. Our home is not completed yet it's May 2023. We just got a phone call today telling us that our purchase price in now increasing by $70,000. We have 7 days to take the $70,000 or forfeit the purchase after 26 months of the build. The vice president said it's not personal its the company's bottom line. The website say "BUYER FIRST". Other homes in our neighborhood have closed with out extra cost but we are taking the hit. I know costs have gone up but not $70000. This is bad management and business and we should not be held accountable. It's just gut wrenching. If anyone is/has taken action against this company please reach out.

**★ — HU-238324976, Nov. 2022**

> Very poor quality homes. They will sell you a home KNOWING there are problems. They dont even respect the neighbors were they are building. Hurricane Ian came and they refused to service full dumpsters telling resident if our mess causes damage file an insurance claim. I moved into a NEW home with the following issues.
>
> The closet in the bedroom \#3. The left door fell off the first time we opened it
> There are two color shades in the guest bathroom shower built-in
> Huge piece of plastic coming from the rear tub area BAD JOB ON INSTALL
> Master bathroom toilet is filling very slow (takes an hour to fill).
> Toilet tissue roll installed in master bathroom was is not even
> Toilet tissue roll in guest bathroom placed not within arm reach of toilet
> We noticed in room \# 3 the door frame was not put in straight
> Paint on wood cabinet in master bathroom d

> I wish I could go back and never have built my house through them. The whole experience was terrible. My floors are the worst part. When they laid the slab they never got all the bumps and chunks of concrete out. They laid my flooring right on top. Where I have carpet, you can feel rocks and chunks under your feet. Where they laid the flooring in the kitchen, you can actually see all the bubbles, rocks and chunks. They also did a seam right in the middle of the kitchen floor and its not even the same color. They did offer to put LVT down over the kitchen floor if I agreed to pay $250 as an upgrade. I agreed and was really excited. They showed up with Laminate flooring that was a red brown color. I explained to them that they could not put that down. One, it was Laminate and not the LVT that was agreed upon but 2nd the color did not match the black cabinets and black island that they installed in my house. A week later, I got a text saying that they would close the ticket since I didn't want them to proceed with the flooring that was sent. If you are looking for a home in the Olde Georgetown community, I urge you to stop by my house. I would love for you to see first hand what you can expect to get.
