After careful analysis of the clients needs for the future and budget it was decided to add a 2nd story on top of the existing residence. The 1st floor was completely gutted and redesigned, with a new master bedroom, master bath and 2 new kids room and an additional bathroom on the 2nd floor.

**Q: What type of treatment is used to keep the wood this color?** *(in Photo Questions)*

A: It's probably Ipe or Red Balau...you can use Penofin it works better than the typical other brands but you should maintain it about twice a year.

A: Looks like Cedar with a clear coat finish.

Would you by any chance remember the builders &amp; what areas they cover?

A: I'd suggest Mertex...you can get colors matched for about $100.- I heard.

**Q: the large slabs used in the landscaping…what are they?** *(in Photo Questions)*

A: Looks like cast in place concrete.

**Q: I was curious how well that wood holds up in the Florida Climate** *(in Photo Questions)*

This is one of the best looking houses on Houzz! It has a great palette of finishes and perfect balance of the design elements!

 In my experience wood typically does not hold up well in Florida. Is there a particular species/finish that can survive the Florida Climate?

A: Florida has a pretty high humidity factor so I would think something like a tropical wood should be holding up with right stain finish, Example: Ipe or red balau woods. Remember tho that no matter what kind of wood you use you will need to re-apply a finish depending on your environment at least once every 6 months. All wood species tend to warp a little bit...even Ipe.

**Q: Material used for the whitish-stone caps on planter walls - concrete?** *(in Photo Questions)*

A: That looks like a concrete cap stone...Stepstone has very big variety of them.
