**Q: How to start a kitchen re-design & renovation?** *(in Design Dilemma)*

We have a condo in a 2 unit building in the Boston area, and would like to renovate our kitchen and bathroom.  I think what we really need to do first, though, is get some help thinking through how we use our space and how best to fit in everything we need - maybe even related to adjoining rooms.  We'll also need to work around existing systems such as the heating/venting stack that goes through our neighbor's unit as well as ours.  What kind of pro should we start with?  Is this a job for an architect, an interior designer, a kitchen specialist?  Should we just start in a kitchen showroom and hope they recommend a good contractor?  We toyed with using Home Depot's design/build service, but I just read some discouraging reviews of them online.  Would appreciate your suggestions on how to get things started  - we're renovation novices.  We have some budget but not huge, and the space is pretty small (11 x 13 kitchen, 5 x 8 bath).  Thanks!

A: I don't think you need an architect at all. because you're not changing the structure. Definitely contact a Designer. Their job is to make it functional and beautiful, they do so much more than "make it look good." Also make sure you find any rules or guidelines from your building. A designer will keep you on budget no matter how small.

**Q: Dated fireplace needs inexpensive (temporary) update** *(in Design Dilemma)*

Thanks for looking. Below is what we have in our living room. A little about our place:
\- Late 1960s house.
\- Behind the boxy mantel is roughly poured-on cement leftover from the fireplace.
\- Fireplace is not used.
\- My techy husband and I are not handy (a.k.a constructionally challenged) and built the box and added the wood trims.
\- We are more of a traditional style.
\- To the left is the dining room. To the right is a bow window. 
\- We hang about seven Xmas stockings on that mantel.
\- Limited budget at the moment but open to a max of $200 worth of changes.
\- Our accent color is red, and I'm strongly considering changing the wall color to blue-gray. Here it is conceptually.
\*\*\*\* So. What can we do to temporarily update this mantel/fireplace? \*\*\*\*\*\*
\- Install (faux) trim to make the mantel a bit more appealing? If so what style?
\- Should we try spraying the brass to silver? Rustoleum?
\- Should we get bigger piece of art? If so, should it be the length of the boxy mantel? Would one big piece better or several pieces. This will be bought later on.
I'm handy with Photoshop, but design inept, so I'd be happy to apply some of your suggestions (especially if you attached some images), if possible.

A: Can you just demo the mantle piece? it's too tall anyway. And then just put a wood mantle.

**Q: Do I have to have pendent lights over my kitchen island?** *(in Design Dilemma)*

The island is approximately 48" by 70" and I am wondering if I really want them.

A: We will need more info. Many modern kitchens can get away with no pendants because they offer a different focal/accent piece- like a large, very dominate hood.

**Q: Ceiling fans with vaulted ceiling?** *(in Polls)*

We are building a house with a vaulted ceiling and stone fireplace (to ceiling). We are doing can lights but can't decide if a ceiling fan will detract from the room. Because of the size we were thinking of doing 2. The second photo shows the front door. The vault goes all the way. 

We debated a nice light but want to wait to decide if it's worth the $$.

A: IF you are doing cans, then no fan. if you want a fan, then no can and do a light kit on the fan. Because of the size of the space and the height, both would create a strobe effect.

**Q: Help me pick a dormer style !** *(in Design Dilemma)*

I'm stuck. There is something about the exterior that I feel is missing and I'm hoping that another set of eyes can help me put my finger on it! I am undecided on the dormer style, and not even sure if I like either honeslty. The house will be a Limewashed white brick and slate colored shingles. Even though you can't really tell in the Elevation, there is a courtyard entry garage on both the right and left side. What suggestions or changes do you think I should make to the exterior? Thank you in advance!

A: I like the First picture. 
What style of home is this? Is it appropriate as well as in your budget to add stone caps or quoins? 
Have who ever drafted this make whats white show as white so you can judge it better. the windows look like they don't have any thing on the bottom or any transoms on the top? you don't need both but stylistically usually will have one or the other.

**Q: Patio room build on** *(in Design Dilemma)*

This room has been used for storage for over 40 years.
Brick wall has been painted balanced beige. HELLLLLP. Would like the room to be a place to relax and watch tv. Most confused about what to do with the knotty pine.  I could paint it, but what color. Then there is that fireplace Arghhhh. What the!!!!

A: Those floors have got to go if you want "relaxing".
I'm sure you can instal LVT over it. 
Do something with minimal movement so it does not compete with the fireplace. 
Add some valences over the windows to give the appearance of them being the same height on top. 
I like the wood siding. adds a natural element as well as texture which you want in a relaxing setting- but- the brick adds texture too and thats probably why you don't like it. I would drywall in the brick and then drywall in the area around the FP from floor to ceiling to eliminate that. 
Make the Fireplace a focal point! If you can't fight it, then love it. 
It will become a conversation piece instead of an eye sore.
