After about 3 years my dad noticed that above my garage there is a crack in the mortar that is running horizontally and vertically in 2 separate locations. > > Recently I contacted the warranty department to see if someone can assist me with this issue. I was told via email to send pics which I did then I was told that it is a cosmetic issue and typical homeowner cosmetic maintenance. Since when has cracks in mortar become cosmetic? Cosmetic is touch up paint and caulking NOT the mortar which is holding my bricks together. > > After some back and forth I convinced the " warranty manager" Andy to come put his eyes on it and see the severity of the issue. He stated that he would set up an appointment with the office which he did not. After a few days I had to call the office so they can contact him and get this set up. On 7/14/23 he came to my house with his truck still running with clearly no intentions to look at it and he said that I have to fix it myself. > > He didn't use a ladder to even attempt to see the cracks and he had a horrible attitude. If he used a ladder he could clearly see that the cracks are brittle and in one area that is 3-4" long you can see the house wrap that is BEHIND THE BRICKS. Clearly this means that my home is at risk of water damage and termites because of poor and rushed workmanship. We have 10+ homes being built in my neighborhood currently. > > It wouldn't take any time to get the bricklayers to correct this issue of a paying customer. One would think that if you spend more than a quarter million on a brand new home that it would be stable for years to come. I don't know anyone who has had their home for 40+ years and had to deal with mortar issues much less a home that is less than 5 years old. We're waiting on 30 day items to be fixed and we're almost at the 12 month walk through. The warranty isn't covering my terrible looking warping front door or my mis matched counter tops. We also just had a cold night with temps down to 12 degrees. We dripped faucets, opened cabinets, insulated exterior faucets, put a heater in the garage and still have frozen pipes. We called dsld and they said it was normal and we should have been waking up to run everything every 45 mins. So just to give you background of my experience with home builders, my wife and I have had about 15 brand new homes in the past 20 years. Some were homes we lived in and some were homes we rented out. The range of homes were from DR Horton to Drees from Las Vegas, Texas, and now South Alabama. Just in Alabama we have had 4 since 2018. Now Baldwin County had a big issue with DR Horton and almost kicked them out of the county from building in the area. When we sold our DR Horton house some people did not even want to buy it because it was made by DR Horton. This brings me to our current new home by DSLD. This house and DSLD has to be the worst company I have every dealt with, scams from the beginning including their financing, which I am glad I did not fall into that trap. They talked a big game when buying the home about how they take pride in their warranty, which if you thought DR Horton was the bottom of the barrel, wait till you buy a DSLS home. Before I even closed I had many things that were placed on my list to fix and DSLD has never fixed anything, not even one thing on that list. I have a dead lawn which HOA is saying I have to pay to have it replaced and DSLD says by closing on the home I except the grass. I even told them the grass was dead at my walk through and guy said just water it.
