**Q: Paint color** *(in Design Dilemma)*

We are building a new house and I need help/advice on paint colors please! We have an open concept kitchen/dining/living room with a sunroom directly off of the kitchen.  I am having trouble choosing colors for this area-kitchen, sunroom, living room.  Our kitchen cabinets are dark walnut stained a dark brown(not as dark as espresso).  Cabinets do not go to ceiling except for hood.  The island is maple painted black distressed.  Countertops including island are Cambria Quartz "Bellingham."  Backsplash is a tumbled ivory stone.  There is hardwood throughout the kitchen and sunroom area but carpet in the living room.  Our hardwood is Somerset wide plank collection "maple mist."  I have attached a picture on the sample board.  It is more tan/light brown with a subtle hint of grey.  I want to stay away from bringing the grey out in the floor with the wall colors- I like the more tan/brown.  There is a 1/2 wall with beams separating kitchen and living room.  I tend to like the warmer colors.  For natural light- there is a corner kitchen window, sunroom is full of windows, and living room has windows on west side.  I don't want everything the same color throughout the house so am looking for advice.  We are using sherwin Williams paint if that helps.  We have stained wood doors with white trim.  I attached pictures ofAny suggestions or advice would be greatly appreciated!! Thanks!

**Q: Need kitchen updating help to sell** *(in Design Dilemma)*

We are planning to sell our 15 year-old house in a neighborhood with house values ranging from $550,000-900,000--we're near the $750-800k mark.  The kitchen needs update, but we don't want to spend a lot of money on changes if the buyer will prefer their own updates.  The counters are cream Corian and appliances are all black (Thermador cooktop, Kitchenaid dishwasher and warming drawer, Whirlpool Gold double-oven, Samsung fridge).   We are definitely planning on changing the gold hardware to either bronze to match the faucet or brushed nickel/silver with a new matching faucet.  Also painting a slightly lighter color (possible swatch on wall by pantry).  We would love any advice on updates that are considered necessary for a house in this price range.  Thanks!

A: I hear what you're saying, Al Fortunato, but as a &quot;do it yourself&quot; person, I completely saw the value when we were updating to sell our home. We were able to put the time into refinishing VERY dated cabinets (this is what I do for a living.) We bought discontinued tile and replaced our 1950's kitchen floor. We installed inexpensive black walnut, butcher block counter tops to replace the 1960's laminate. We bought an updated and modern-looking bathroom vanity for less than $200 to replace the particle board 1960's model. Painted, staged, and de-cluttered. We did inexpensive, neutral changes that made eye-catching impact.
We had our home appraised two years before we made these changes when we were considering staying but renovating (before the housing market crashed and values were UP.) When it was time to sell, after updates were made (after home values CRASHED,) our home value increased by nearly $15,000. We put less than $5,000 and A LOT of sweat equity (and chiropractor visits, ha!) We got asking price for our home and it sold after being on the market for only 15 days.
Again, I completely agree with what you are saying. I do NOT think that it's always the best plan to pay a contractor to make updates to a home before selling. Sometimes it is though, depending on the location, the comparables in the area, how dated the home actually is, etc.... The trend with a lot of buyers today seems to be &quot;I want a home that's move-in ready without many updates.&quot; So I think that if you can make some smart, BIG changes with little money, you will most likely make more on that home's sale.

**Q: Help!! Curtain design challenge!** *(in Design Dilemma)*

Hello all,
I desperately need help with the windows in my great room.  The windows are asymmetrical and ill placed(IMO).  I cannot for the life of me come up with any drapery configurations that look right.  I ideally just want simple hanging panels of silk and/or linen.  I almost want to Sheetrock over the 3 windows on the left.  Any ideas/recs/suggestions are greatly appreciated! Thx

A: Hi bigbang1!  This is not wallpaper. Above the chair rail we created a faux finish using specialty plasters, that we hand-tinted a "taupey-gray-shimmery" color. We applied it in several layers, brushing through it while wet. Below the chair rail, we had mirrors custom-cut to fit the walls. Before they were installed, we applied a reverse-painting technique to the BACK of the mirrors using an all-over damask pattern, paints, and stains. Once the mirror sections were completed, we had a professional glass company install them. Feel free to ask more questions! And we are willing to travel to create this look in your room!
