> RW Anderson Homes built my water front home in Yarrow Point, WA. It was fully built from scratch after demolishing the prior home. This was a very complex project - lots of custom requirements (Tesla Solar Roof, a curved staircase built in Wisconsin, extensive home automation) and add to that the challenges of waterfront construction, Covid related construction shutdown and other supply disruptions. All through that RWA Anderson and their key employees (particularly Project Manager Barent Hoffman did a fantastic job in getting my home completed and delivered to me. There were challenges, but I had developed a level of confidence and trust in them and every problem was worked out to satisfaction in a very professional manner. The home I got in the end is exactly the home I had dreamt. I was always impressed by the extensive knowledge of their key employees. > My husband and I hired RWA for a basement remodel project which started in March 2021. We faced several challenges with RWA that ultimately ended in us firing them in July 2022 before the completion of our project. To be fair, mistakes were made on both sides and we are completely aware of the mistakes we made. RWA did provide some concessions when we confronted them about the issues we were experiencing. However, the continued mistakes and lack of care for our project persisted.
>
> RWA repeatedly provided a budget that was unreliable for decision making. It became impossible for us to trust RWA because they consistently provided a budget that either included errors or was missing items. For example, our budget for the foundation work on our project was “missing” a $9500 allowance due to a spreadsheet error that our project manager admitted to. A second example, our budget for soil export was originally $7500 which then turned into $15K (a 100% increase) when the work was finished because our project manager “clearly underestimated how much labor and equipment was needed to move the soil, the transportation and dump fees” (this is a direct quote). These types of errors and overages are not negligible and add up very quickly.
>
> Regardless of all the budget issues we experienced, the straw that ended up breaking the camel’s back was the continued damage to our 116 year old brick house. We repeatedly requested RWA to not damage our (irreplaceable) brick facade to which they continually ignored these requesets.
>
> After months of our project being on pause and a flood in our basement due to RWA’s negligence which took months to cure, we ultimately decided to hire an attorney. We had several meetings with our attorney, RWA, and RWA’s attorney to which I’m sure we all spent more time, effort and resources on than what anyone wanted. Even after all the meetings, signing a MOU, and agreeing to a new schedule, RWA failed to perform to the new schedule (that they provided and agreed to). It became clear that RWA never intended to finish our project and our only option was to fire them and finish the project ourselves.

> This was a challenging project. During the pandemic, in an ever-changing land of restrictions, staffing issues, pricing increases and customers demands, we struggled to gain ground on this project. It was a perfect storm of issues that left everyone wondering how we ended up here?  After we parted ways we took a look in the mirror, changed what we could change and pressed on offering great value, expert design guidance and great project management.

> Scope:  Custom 5K sq. ft. home on 4 acres.

> Overall Grade = C

> Overall RW is an average builder.  The project managers I worked with were great people, but they were working within a very flawed process that made success difficult.  This is why I feel there is a leadership problem at RW.  The RW process should help ensure excellence, but I didn’t see or feel that in my project.  Resources seemed to be stretched too thin across multiple projects and a lot of details were missed as a result.
>
> RW does not provide any clear differentiation in the market on what they do or how they do it.  They have substantial operational and leadership issues that can be seen in the lack of attention to detail, timely follow-up, and overall quality of work.
>
> When people ask me if I would recommend RW as a builder my answer is “No”.  Until they fix their operational issues and show an improvement in leadership, I cannot recommend them at this time.
>
> Operations and Execution Grade – F
>
> In my opinion this is one of the weakest areas of RWs business.  It felt like they took on too many projects and didn’t have enough people to get them done with high quality.  A lot of details were missed because of poor operational resourcing & execution.

> 3.Poor Warrantee Follow Up

> Also all of the people that worked on our project are no longer with the company.  The original project manager left the company 2/3rd of the way through the project.  His replacement then left the company.  We just found out the sales and business development resource has also left the company leaving us basically no-one to work with OR any guidance on who would be replacing them.

> Costs – Grade C-
>
> With any custom home project there will be unknowns and issues that are only understood after the project begins.  The two issues below were beyond the normal unknowns.
>
> 1.Basement - There was a $30,000 overage on the basement. A horrible way to start a project that could have been avoided.
> 2.Total project overages = $137K.
>
> Flexibility Grade – B
>
> For the most part RW as able to complete project tasks on time.  This was especially difficult during the covid shutdown and RW did a good job of making adjustments to ensure as much of the work could continue given the restrictions that were in place.

> Quality of work and Materials Grade – B
>
> Overall quality on the construction and material was good.  It takes a few years to evaluate construction quality.
>
> Ethics Grade – D
>
> We worked with RW and our architect on the design of an external 800 sq. foot garage with a second-floor loft to be built.  After a year of design work and permit submissions RW came back with a quote for over 1 million dollars!  When we said we wouldn’t move forward at such a ridiculous cost, they pulled out of the project leaving us high and dry to identify a new builder.  This was incredibly disappointing and reflects the current state of leadership at RW.

> RW Anderson helped build our 4 bedroom home from the ground-up. Like most contractors, RW relies on sub-contractors to get the work done. A project manager and supervisor of sub-contractors was assigned to our project. Unfortunately, our supervisor was not very experienced and left early in the project, leaving the burden of the project on the manager. We got really lucky with our project manager -- he had a keen eye for detail, was a very collaborative manager, and most importantly, could self-perform any trade other than electrical and plumbing. He made our house into a home by self-performing many detailed finishes. This is critical for any house project. Sub contractors will stand up your walls, paint, add fixtures and appliance, put in the lighting, but the house becomes a home because of all the details on the surfaces that you touch every day. Our project had many custom, bespoke pieces. Our project manager was brilliant. It was sad to learn that his level of involvement with the project was not normal for all RW projects. RW relies on their project managers to bring in subs, and wait on subs to show up to get the work done. They oversee, they don't perform the work themselves. This is common for the industry but is not what builds a high quality home. A high quality home is built because the project manager and the contracting company is intensely invested in building every piece of the home. If it had not been for our particular project manager, our home would not have been built to our satisfaction. Unfortunately, he is no longer with RW.
>
> RW does provide a 1-year follow-up. This was performed by a different project manager than the one that built our home. The follow-up took 6 months in all for a list of 10 small tasks. It is quite understandable that subs would not come in for each small task. However 6 months is an indicator of how RW manages projects -- manager schedule and wait on subs. Perhaps this was the case for just our 1 year follow-up but maybe it indicative of how projects are run.
>
> Overall, I recommend RW if and only if a client will be deeply involved in the project and/or the project does not have a lot of bespoke and custom pieces.

A: Hi Chastity! This is a gorgeous home and the paint complements the style perfectly. Unfortunately, I'm not sure of the color of paint we used. We use a lot of Benjamin Moore, so you could check there for a match. Thanks for your interest!
