> Please be very cautious with this builder. We gave them drawings of a contemporary mountain house in a new development called Rancharrah.  Based upon their estimate we completed all the architectural drawings and paid for structural engineering as well. we even had submitted our plans to obtain a building permit.  Once the final drawings were finished, the builder gave us a build bid now 30% HIGHER.  They were total incompetent and lacked basic building knowledge.  Their explanation was that they thought this style of house was cheaper to build but now we realize it is more expensive...".oh sorry ". So the builder we engaged to save up money was the builder that cost us a lot of money and time.   We now had to shrink the house and totally redesign the house, pay the architect and structural engineer again.  When we sent correspondence advising we were going to change builders and we wanted to finish up outstanding business. The two owners did not even have the courtesy to respond.  Do yourself a favor and find another builder as we did.  They are incompetent, small minded and not very good businessmen.

**Q: Fireplace mantel** *(in Photo Questions)*

Is the mantel wood or some sort of stone.

A: Looks like cast stone.

**Q: What would you do with a slab?** *(in Design Dilemma)*

Wood Slabs are usually thought of for tables or bar tops for that outdoor bar! But, how else would you use a slab?

A: Powder room vanity! Those are gorgeous by the way.

**Q: Need help matching Curtains to an area rug** *(in Design Dilemma)*

I didn't want plain curtains however I am on curtain set \#3 and still haven't found the right one. What 'pattern,' if any, can I use with this rug without the room looking too busy?  Any advice is appreciated!  Thanks!

A: I would not recommend a pattern it would take away from the beautiful pattern in the rug. I would do a blue sheer with a linen over the top. The two fabrics will add dimension and be the design element not the pattern.

**Q: What would you do to modernize this 2000s Florida kitchen.** *(in Design Dilemma)*

Looking for best bang for the buck. Would like to change the doors to shaker and paint all cabinets a grey/ bronze color. Granite is staying it's Baltic brown. Too much beige in this house and want to go gray/ clean white. 

Paint cabinets grey will it work with Baltic brown? Can't find any pictures. And what backsplash?  Want more modern....  Don't like the honey or tan colors....

A: I agree with Home Interiors with ease. Keep the cabinets, update the hardware, and the counter tops instead. Also think about updating the plumbing fixtures. The Baltic brown would be hard to transition cool or warm grey tones. You can pick a new counter top out that is more neutral, live with it for a while and if you want to do the cabinets later you can paint them any color you want with a neutral counter top. If paint, what color is it? And the trim?

I'm sorry I didn't see this unanswered question. This is a custom stucco color and fascia color. It's an older home so it is likely that it has changed over time as well.
