Demo out the sink and floor. 3\. Remove the fixture. 4\. Install a new tub/shower unit. 5\. Install a new floor. 6\. Install a new vanity. 7\. Install a new countertop, sink and backsplash. 8\. Regards, Tile Plus, Inc. **Q: Over the top kitchen** *(in Design Dilemma)* Hi, we have been contemplating a kitchen remodel for several months. We are both chefs and plan on being at our house for approximately another 10 years. We are afraid we might overdo our kitchen remodel. When I say overdo it I mean invest too much in it and never be able to get the money out. We also have a small storage room at the end of our house which is 8 x 11 and equal amount of space in the garage next to it and are thinking of punching the wall out and making a fourth bedroom or office our house is only 1700 ft.². I guess my question is should we invest the money in the fourth bedroom or invest the money in the kitchen which will be better for resale? Either way we will definitely need to do some work in our kitchen it's just a matter of how much thanks for any advice A: Hi Jacksongirl12, I suggest you post a picture in your post to give us an idea of what your current kitchen looks like. Punching out a wall and extending your house to include another bedroom has the added value of increasing your space for children or an office. But if you don't plan on using it for either, then such an upgrade isn't worthwhile! Whereas, upgrading your kitchen would provide cooking and entertainment value to you immediately. I suggest setting a budget and then comparing two different kitchen upgrades. 1\. This kitchen upgrade option would only include the basics, a new backsplash, countertop and floor, plus new appliances. 2\. This kitchen upgrade option would include \#1 above and also the extras you have always wanted. From there you can make an educated choice on what looks best for you in the next 10 years. In my opinion, your kitchen upgrade will provide a return on investment now and later when selling your home. Your bedroom upgrade may only provide a ROI 10 years into the future. Regards, Tile Plus, Inc. **Q: Grout or No Grout** *(in Design Dilemma)* I am thinking of NOT grouting this stone backsplash. Any thoughts? I will seal it, but don't see the need for grout, would look more natural? A: I'm going to play the devil's advocate and say, "Grout it"! Haha One advantage in grouting would be to fill the joints thereby preventing dust and debris from finding their way in. Another advantage would be in choosing a light gray grout, you would add a bit more color. The light and dark contrast could match your granite countertops. Finally, grouting doesn't have to be hard. Just mix your grout a bit thicker than chowder, like say a paste, and let it sit for a few minutes before wiping it up. You will have to be diligent in wiping it up to ensure you don't leave chunks behind, but it can look nice! Regards, Tile Plus **Q: Need help with Backsplash** *(in Design Dilemma)* Trying to figure out Back splash for Dark Espresso cabinets and Coffee Bean flooring with Giallo Ornamental granite. Is it good to have splash on the side. Also is it better to remove the 4 inch granite and do the back splash? Or remove the granite and apply back splash? Lastly is it better to apply back splash over the stainless steel range and on the side of the range. Any suggestions/ideas appreciated. Thanks... Reddy A: Hi red252, that's a nice slab and cabinet you have there. I agree with leelee, remove the 4 inch backsplash. If you don't, your new backsplash will not be flush with your existing 4 inch. But I disagree on the second wall, I think you should tile it. You are going to have to repair your sheetrock whether you tile it or not, and installing a backsplash will complete that corner. It won't look lonely :) Definitely tile up to the range. I don't suggest tiling above the range because you would probably have to remove it. NOTE: On your tile selection, I highly recommend you pick a larger format. Mosaic sheets look pretty but require more skills to install and if done incorrectly, you will see a bunch of uneven grout joints and feel bits of tile sticking out. Plus, because it is the backsplash for your range, there is a good chance pasta sauce and oils will splash onto it. Choose a non-porous tile like glass or porcelain to make clean-up easy! Good luck!
