We believe that preservation can be achieved without sacrificing function or convenience. Honoring and preserving the original intention of an architect while taking advantage of the technology of today creates a warm, comfortable, and livable modern space.

While the end result has to be smashing, we believe enjoying the process is as important. We are passionate, reliable and professional and will help guide clients throughout the process for maximum fun and minimal stress. Billing transparency and flat fees for most projects removes the guesswork.

> I had an exceptional experience working with Halie at Modernous. The finished product of her designs exceeded my expectations. She was a delight to work with and kept me informed, confident, and involved throughout the entire process. Her communication was clear and timely, and she was able to respond to all of my requests quickly and thoroughly. I have already recommended Halie to friends and colleagues and am eager to hire her again in the future when the need arises.

**★★★★★ — Olivia M Gattuso, July 2026**

> We can't say enough good things about Sally, Halie, and the Modernous team! They were incredible to work with on our house remodel from start to finish. They came up with brilliant ideas, helped us problem-solve every step of the way, and always listened and came back with the best solutions. Now that the renovation is done, our home is absolutely beautiful, and we credit what makes it special to Modernous. We truly couldn't have done it without them. Highly recommend!

> We signed Modernous as the interior designers for the construction of our 4000 sq ft home on Chuckanut mountain in Bellingham just before we broke ground, and we are so glad we did! They were absolutely fundamental to how thrilled we are with the final result.
>
> The overarching reason we hired them was that we wanted to achieve a calm, sophisticated, Scandinavian Modern look throughout the house, and we knew that we needed help making sure that we stayed aligned with that vision with all the individual decisions that go into building a house. Sally and Halie did exactly that by narrowing our selection choices, proposing ideas, and gently modifying our ideas to fit the overall look. They even played tie-breaker / referee / marriage counselor a few times when we couldn’t agree, and they did it with humor, grace and diplomacy.
>
> The actual scope of the work they did for us was threefold. First, we asked them to design some areas of the house - a shared TV / fireplace wall between two rooms separated by a multi-slide glass door, a bar, and an office storage area. We also asked them to assist us with furniture selection for the main area of the house, and to help us with the decisions that affect the interior aesthetic, such as paint color, flooring, tile, etc. They did all of this beautifully, in a timely and very cost effective manner, and while only needing to visit the actual site one time. We couldn’t recommend them more highly, and would hire them again without hesitation!

> Sally's work has always been exceptional with new pieces and furniture all the time to really showcase each listing I have in the best light and showings off the space.

> There are several reasons why I always call Modernous first, starting with I love them!! They have an incomparable innate ability to design a space as if they lived there, which is incredible since they don't even have to have been there in person in order to just nail it every time! It's always welcoming and feels like home, but only if home never got cluttered and always looks like company was coming. Quality is evident from the smallest accent piece to the actual beds (no inflatables here!) always pressed linens and the perfectly placed throw, making you feel like someone fascinating was sitting there reading and got up to go grab tea. On time, priced just right, professional at every single step of the way! Without reservation I recommend Modernous!

**★★★★★ — Anita Italiane Hearl, July 2016**

> LOVE LOVE Modernous.....especially for the mid century listings that are so prevalent in NE Seattle. Sally and her team never disappoint with their inventory of cool, hip modern and mid century furnishings. A bit of whimsy is so refreshing! I trust their style and spatial design emphatically!

**★★★★★ — Kirsten Robertson 425, July 2016**

> I have worked with Sally for several years and know her to be a fantastic staging and design professional. I list a lot of mid-century modern and new modern homes and her furniture and design aesthetic is a perfect complement to these homes. When she stages a home it never feels lacking in anything as some staging can do. Sally is responsive, well priced and a pleasure to work with.

**★★★★★ — HU-918891, July 2016**

> Modernous provided staging for a home I recently listed. Their eye for staging and specialized look combining classic Mid-centrury pieces with modern furniture fit this home to a "T" and many agents and buyers touring the home commented on how great the staging looked and several asked for their name. When it came time to remove the staging, they were able to move VERY quickly to accommodate a short closing period. When a small problem emerged, they handled it professionally and the third party moving company they had hired was easy to work with to remedy the situation quickly too. Really enjoyed working with them.

> We asked Modernous to transform our dark, cramped, uninviting living and dining area into a space we could use. Modernous FAR exceeded our expectations by designing a space that breathes LIFE into the center of our home!
>
> Modernous took into consideration our allergy issues when choosing furniture and always provided many options to select from. The guidance provided was so thoughtful - we feel as though everything in the room is uniquely ours even though we could have never in a million years put this space together on our own!
>
> We couldn't be happier with the work- we now spend ALL of our free time in our new space!
>
> Thank you Modernous!!!

**★★★★★ — Brian W, Nov. 2015**

> Sally (Modernous) worked with me to help redesign and redecorate my loft space in the Pioneer Square neighborhood of Seattle, WA. It was highly collaborative experience on many levels with great partnership from beginning to end. Sally is the consummate professional who always has the best interests of her clients at heart. She is not afraid to voice her opinions and always has clear rationale to back them up. I would work with Sally again in a heartbeat and encourage anyone who is looking for an innovative, bright and creative partner with excellent listening skills and a great eye for detail to connect with her.

 - Description: Perched above Magnolia, this 1953 residence designed by Seattle architect David McKinley provided the perfect foundation for a thoughtful refresh. The homeowners came to Modernous seeking design guidance for their bathrooms, with the goal of honoring the home's original mid-century modern architecture while embracing their love of bold color, pattern, and playful design. What began as a finish consultation quickly evolved into a comprehensive reimagining of all four bathrooms, along with a refre…

 - Location: Seattle, WA
 - Photos: 10
 - Description: When the owner of Modernous purchased a pied-à-terre in Seattle, she was immediately drawn to this authentic loft building for its industrial character, rich history, and vibrant location. The loft itself, however, was ready for a refresh—the interiors hadn’t been updated since the 1914 building was converted into residential lofts in 1989. With only 750 square feet to work with, maximizing storage and functionality was a top priority. And, as with any project of our own, we couldn’t resist the…

 - Description: When our clients purchased this 1971 Edmonds home, they were immediately drawn to its original architecture and unmistakable 1970s character. Rather than erase those features, they wanted to celebrate them. After partnering with an architect on structural updates and space planning, they came to Modernous with a clear goal: preserve the home’s unique personality while thoughtfully updating it for modern living and entertaining. Using the architectural plans as a foundation, Modernous reimagined…

 - Description: A mid mod home that leaned toward the mod with its remodel, this full Seattle Queen Anne remodel packed the punch with loads of storage and clean lines, surprising texture with streamlined contrast, and all kinds of tricks to yield the most visual space with the least imposition of form. The result is a home that is both cool and casual; the perfect urban retreat.

 - Description: As the final phase of this total renovation, Modernous worked with the homeowner to design the hardscape and layout for this yard. The homeowner wanted a hot tub in an area off to the side of the front door, so it was important to ensure that space had privacy, and that the approach to the house still kept a certain amount of gravitas. In addition to residing the entire house, we created a privacy screen that serves two purposes. We also added a built in sofa and ensured that it flowed nicely to…

 - Description: Our client's roof has amazing views of the Space Needle and the Seattle Skyline. It is also 3 flights of stairs up from the kitchen! As a result, we wanted to make this a self sufficient sanctuary for them to entertain and enjoy themselves. We expanded the available space by adding a composite wood deck where there was once a large planting bed. This houses their mini kitchen that has everything they want and need to entertain al fresco. The planters, comfortable seating and giant Tucci umbrella…

 - Description: Modernous worked with this couple to turn their tiny kitchen and dining room into a spacious kitchen with a large entertaining island. Replacing their dining table with bar seating for six, Modernous focused on the functionality of this space for a couple that loves to cook. We prioritized an in-ceiling ventilation system to preserve views to their large, gorgeous backyard and mature evergreens that dot the property. - Location: Palm Springs, CA
 - Photos: 26
 - Description: This home is centered in the heart of the desirable Deepwell neighborhood in Palm Springs CA, on a double lot. It has a rich history, having been built in the 30s by architects Albert Frey and John Porter Clark for Alger Shelden of Detroit as their summer home. It was the first and only house in the neighborhood when built, with the neighborhood springing up around it in the 50s and 60s. The low-slung, slump block structure saw very few updates throughout its life and had fallen into some disrep…

 - Location: Issaquah, WA
 - Photos: 18
 - Description: This beautiful mid-century home had been preserved and lived in by its original owners for decades when our clients purchased it. They loved the mid century modern design but wanted to update it for their growing family and for today’s living. Modernous worked with the client to sensitively remodel the upstairs to include a walk in closet, ensuite and powder room out of the original upstairs bath, which was also the only entry to the bedroom in the original design. We designed a hidden door in t…

 - Description: This Craftsman-style home received a mid-century makeover, blending the styles together to ensure continuity and comfort for its new owners. Reorienting the living room toward the fireplace, finding dog- and cat-friendly furnishings and new light fixtures gave these rooms a drastically new feel, but one that the owner said: “feels like it has always been there.” We worked around a few pieces that the owner loves, including a mid-century stereo cabinet and their photography collection. - Photos: 15
 - Description: This 1963 glass box was being marketed as a tear down when the current owners found it. It was gutted down to the studs (and beyond) and rebuilt honoring the intention of the original architect. Key architectural elements were preserved, while opening up the rooms to the view, and updating the kitchen and baths to today’s standards. Finishes were selected to give homage to the period, and provide a bold, but mostly-neutral palate on which to layer, with bursts of color throughout. Furnishings ar…
- [Pioneer Square Loft gets New Life (Design)](https://www.houzz.com/hznb/projects/pioneer-square-loft-gets-new-life-design-pj-vj~1396320)
 - Location: Seattle, WA
 - Photos: 22
 - Description: This Pioneer Square loft was purchased by an East Coast baseball fan with a classic sense of style. It had been on the market for several years, having been last updated in the 90s, in a way that was pretty hard to see past. My client knew it could be something great but needed some help reinventing it. We approached the project in two phases: finishes and furnishings. By removing all of the vestiges of the 90s, we were able to start fresh. Wall-to-wall carpeting was removed, as was hundreds of…

 - Location: Bellevue, WA
 - Photos: 13
 - Description: This family had an awkwardly shaped living and dining room. Their eat-in kitchen had become the catch all space for the family and the other rooms were unused. While they like the idea of an open plan, they have a fireplace that separates the kitchen and living room, making it unrealistic to open it up. They contacted Modernous to help them create a space that was inviting, comfortable, and that fit their family. By asking about how they hoped to use their room and what activities they enjoy as…

 - Description: This 1960’s Hugh Kaptur ranch house was in quite a state of disrepair when it was purchased as a foreclosure. It had been “remuddled” several times, featuring electrical wiring run on the outside of walls, awkward closets added in every room, and poor design choices highlighted throughout. It was stripped of all finishes and some minor layout work was implemented. It was restored to its mid-century glory with modern, but period-appropriate, finishes and materials. Furnishings are a mix of vintag…

## Community Q&A

**Q: Azerocare sealer on Countertops - Any experience or feedback** *(in Kitchens)*

I found a countertop I love - Corteccia! However, it seems it falls in the marble family or soft quartzite? I'm not really sure what the difference is and it's labeled differently depending where you look. I would never consider marble for a kitchen, but the slabs I'm considering have been treated with Azerocare. I can't find much information or reviews as it's a fairly new thing. I would like to hear feedback on Azerocare and/or Corteccia as a choice before I invest thousands of dollars. Here is the slab... Thank you!

A: I would imagine that the stone supplier could find you a similar stone or the same stone with out the Azerocare finish? If not, I would find out the type of stone and shop it around. I’m sure someone knows how to source from the same quarry. Good luck. I know how frustrating it can be when you find the perfect thing cannot use it :-)

**Q: love the cabinets!** *(in Photo Questions)*

What type of wood and stain are those beautiful cabinets? Thank you!!

A: This is an unstained, bookmatched walnut with clear coat. Gorgeous and "richens" over time.

**Q: Ceiling lights are terrific! Source, please?** *(in Photo Questions)*

A: Those were already there, so I can't help. sorry.

**Q: coffee table** *(in Photo Questions)*

Where can I purchase coffee table?

A: Hi barbtracy. This is a vintage coffee table designed by Hans Andersen. You might find one or something similar on 1st Dibs, Etsy, eBay... Good luck!

**Q: whre did pillows come from, they are just what I am looking for Great** *(in Photo Questions)*

A: The ones you can see face-on in this photo came from....Target, would you believe? Stumbled on them when buying rubber bins and loved them. Last year though. Try Etsy for something similar or find someone who works in wool and show them the photo. Most folks on there would be happy to custom make you some!

**Q: Dark wall color...** *(in Photo Questions)*

Please. Thanks!

A: Hi Marissa. This was, unfortunately, color matched to a dark bronze window frame from andersen windows. So i can't give you a specific brand/color number. Ultimately it is a very dark brown that approaches black. I think if you find anything that has a dark bronze finish (door knob, etc) you should be able to approximate the color. Thanks for your question!
