Our 10+ month process seemed slow, but also gave us ample time to digest ideas and review options. We felt like we were planning with our best friend when working together, but struggled to understand the delays when there was reported progress. It's possible that Robert took on more work than he had time for, but good communications make the delays much easier. Looking back, it would have been ideal to have a defined time-line in our contract so that our expectations did not exceed reality. **★ — Benjamin Dean, Aug. 2019** > One of the WORST experiences in my life. > From BuildBlocks recommendation, I hired Rob Klob Designs LLC in July 2018 to draw up a new relatively simple L shaped house for my mother and I. We were in a rush and he offered “to go as fast as we wanted to go” so I was willing to pay more than average for a professional to complete this in a timely manner. To be brief he told me I would be pouring my foundation in December then it became January then February and finally March was promised, It’s a good thing I didn't order materials when he told me to. He didn't even submit the plans to the county until March 13th. Come to find out from the county, he didn't submit everything needed in the plans. The county rejected the permit the first time on April 2nd, on the 11th he said he was taking care of it. After waiting 10 WEEKS I decided to check in with the county and see what's going on, needless to say, nothing was sent in. When I confronted Rob about it on June 6th he sent the documents the next morning, then to no avail, they were rejected again for not providing the correct details. I haven’t seen the final building plans but I did see the site plan which also wasn’t done correctly. My contract was for 12,000$ and I’m paid in full minus the 5% cash discount he offers in the contract. It’s now July 2019, I had to cancel my permit since it wasn't getting approved and I ran out of time. I also can’t use any of the documents since they are not correct and to top it off Rob is going to put a lien on my disabled elderly mother's property for what I don’t know. > > Think twice before you hire Rob. > He doesn't have an active LLC. > He’s not registered on AZ Technical board. > He’s not registered with the AZ ROC. > This has been an absolute nightmare. **★★★★★ — smkarnavas, Aug. 2017** > Robert designed an ICF home for us and did an outstanding job! He is very easy to work with and he listens to your ideas and incorporates them and is always willing to answer questions. Plus he has a great sense of humor. Have paid him over $20,000! I don't understand why he has 4 stars on this site because both reviews are terrible! He is terrible...please do not hire this man. We are so frustrated because we have little recourse since he's not licensed and bonded. Any legal action would be more money out of our pockets, and I'm guessing he's not worth anything to be compensated for pain, suffering, and increased construction costs over the past 2 years...which is how long we've been dealing with him now! LUDICROUS! We are so embarrassed for not having done our homework first. We are open to suggestions! **★ — 911christineg, Oct. 2015** > My husband and I hired Robert Klob Designs back in October of 2013 to design our dream home. We still have not received final plans that have been approved by the city. He does not return phone calls or e-mails for weeks at a time. He always has excuses...out of town, family emergency, on vacation, engineers running behind, etc. He is not licensed in anything! We've paid him over $20,000 and have nothing to show for it. He also makes threats that he won't give us our CAD files or complete the project unless we write a letter of indemnification and make additional payments. Do NOT hire Robert Klob! We feel very stupid and frustrated. Do your homework. Just trying to save someone else heartache and stress! **★ — Jim McGregor, Aug. 2015** > We contracted with Robert Klob Designs for a passive/ICF home design. Unfortunately, after 18 months of delays, excuses, and non-performance to our contract, we were forced to fire Robert Klob Designs. **Comment from Robert Klob Designs, Inc.:** > It’s unfortunate that you had such a bad experience. While I know that there are things we could have done better (there always are), I am confident that the design I provided gave you what you had requested (this statement can be backed up by numerous emails from you). The bigger issue is that some of your design requests were excessively expensive, impossible, against building code, against my moral code and in some instances against physics. You refused to accept the recommendations and specifications from very qualified people and licensed engineers. > > I spent over 100 hours (only 70 hrs were in our contract and 50 is our average) on your project thru multiple revision requests by you – many times changing things one way, only to go back again. In addition, I sat at your kitchen table and did the latest revisions in front of you so you would have the opportunity to integrate all you wanted. I also provided a 3D model (an extra fee in our contract) to demonstrate how your lot was not as steep as you thought. This model showed that doors in a walk out basement wouldn’t work due to the grade and how the bedrooms would not have the adequate window size/location to meet the code required egress. In order to do this, it would require extensive retaining walls at considerable costs. I was just trying to ensure the safety of your family and save you money in the process. > > When we first started the design, you stated you were in no hurry and this could be done as fill-in. All of the back and forth you requested took a considerable amount of time. I went above and beyond on a regular basis. I could have (and probably should have) charged you for all the extras I provided. You told me not to worry about the code requirements because you “know the inspectors at the county and they won’t care”. This is legally, ethically and morally wrong and I refuse to do business this way. > In an email from you, you state that you really like the software that I recommended so you can view the 3D model, shadows and solar exposure. In your complaint you state that as a negative because you had to learn a new software – you are a computer engineer, I thought this would be a simple task for you. This was yet another instance of you saying one thing and then reversing. > > I offered to allow you out of our agreement with no additional fees or penalties due. I also offered to give you the CAD files and a copyright release so that you could easily take my design to someone else. None of which was required, but I didn’t want you to have to start over. However, you refused this offer & demanded all of your money back – after I had spent all the time and effort on your project. This is why only the initial payment is non-refundable. I committed over 100 hours to your project, I’m not sure why you don’t feel you need to give some type of commitment or accept any responsibility. > > When I made this offer to you, your response was to harass me & call my home 15 times in 10 minutes at 6:30 in the morning – waking my wife and daughter. I was actually on a jobsite and would have happily taken your call had I been there or if you had called my cell phone. > > I wish that you would have invested the same time and effort in the design of your home as you are doing in your slanderous campaign against me. Unfortunately, you have left me with no other alternative than to pursue legal action and enforce our agreement. > > Lastly, the customer report that his project price is over $100k is grossly exaggerated.
