**Q: kitchen for a townhouse** *(in Design Dilemma)*

**Q: Weird space in wall!** *(in Design Dilemma)*

I have an open area between the doorway and the dining area. There were posts there before which I immediately knocked out. I am looking for something cool that requires little electrical work and without needing to tear walls down. Not interested in trying to match flooring and major electrical, which would happen if I were to start tearing. My home has a rustic/modern feel.

A: 3form makes some really cool panels.  They can be anything from a basic colored panel to a panel with hand laid artwork sandwiched in between.
They are pretty pricey and since I do not know you budget might be a little much.  The panels could give you an idea on what you could do for a DIY project.

**Q: Interior door guidelines** *(in Design Dilemma)*

Are there guidelines for picking interior doors? Should they all be the same? What about a pantry, laundry, and double French doors, all on the same wall? Thank you.

A: I like it.  I am second guessing the interior french door I posted.  I wish Simpson had a one more similar to the other interior doors.  Although, it does not have to match.  I took similar white doors off the internet and put them next to each other.  What do you think?
One thing that does concern me is the width of the door's cross rail since they are different door styles.  You might ask Simpson if they can revise a Shaker door to have frosted glass where the panels are.  Many companies are making custom  building products all you have to do is ask.

**Q: Basement floor plan - please help** *(in Design Dilemma)*

Hi there,
I am going to finish my basement and I have attached a
rough sketch of the floor plan. The tricky bit is in the top left of the
sketch, you'll see that I have my electrical panel and gas meters on the
wall. I can either frame right up to this and build access panels (which
may be ugly as it would have to be on both walls) or build a wall a few feet
off the foundation wall (which I have used the dotted line for) and that way I
would keep the gas meter/electric panel within a larger laundry room
area. I would put the doors for this area where the red line is so that
while doing laundry, we can keep the those doors open for more space (rather
than having doors elsewhere and a solid wall right in front of the laundry
machine which may make for a tight working area). I’m thinking about mounting a TV on this wall
but have two concerns. 1) Will it look
bad to have the TV and laundry room doors on the same wall? 2) is that bad TV
placement with the window right next to it?
Or should I be looking into an
entire new floor plan all together?
Any thoughts, comments, suggestion
are appreciated.

A: I did not say that quite right.  If the top of the plan is north, then I mean the south edge of the window.  Where the window is entirely in the laundry.  
These are just suggestions.  The final decisions should be made by you as you will be the one using the space.  You have a pretty good sketch maybe you should space plan by measuring the furniture you will put in the room and laying it out on your plan.

**Q: Renovation idea?** *(in Design Dilemma)*

The house is built near a rock, under the stones is a real rock. I don't have any idea how to change the wall , or the stairs. 
The stairs lead to the attic and a terrace. 
Should I change the stairs? What about the wall?

A: That is a cool house!  I assume there might be some issues with the rock wall. Such as water infiltration. If you like it and want to keep the rock wall I would celebrate it! Meaning leave it as is and add some accent lighting to highlight.   
The item that bothers me in the pictures is the railing on the stairs.  This is a very traditional (a little outdated) railing. I could see a rustic or modern railing depending on your style.  
Personally I like modern and would try to find a railing that blended in (ex. cable rail) and made it look like the only structure there was the rock wall and the stair treads and stringer.

**Q: HELP! Want to build in Vancouver, BC. Where to start?** *(in Design Dilemma)*

Help! We have a super old house in Vancouver, BC. We are looking to build but have no clue where to start. How do you narrow down which builders to interview? There's so many!!! What do you ask them? What is a reasonable time frame from tear down to move in? Any advice is appreciated! Thanks so much!

A: I do not know what the codes are like in Vancouver, but I imagine you will have to find an Architect first.  Builders do not typically know all the codes nor do they want to.  Or you could find a design build firm which will design and build your home.  This is typically an Architect / Builder team.
After all the design and permitting work is done the house can be completed in as little a 6 months.  That is very tight timeline and all things have to go right. Demolition, Excavating, Weather.  I would say typical is 9-12 months depending on the size of the home and if there are any changes during construction.       
If you are out of the city limits you can sometimes build (depending on permitting) without an Architect but I would be very selective in the builder. Ask for examples of their work.   
If you do hire an Architect I would ask for examples of their work as well as have a meeting describing your wants and ask for some quick schematics of what they propose for your new house.
All this information is based on practices in the US.  I imagine it would be similar in Canada.  Good luck and enjoy the process!
