The kitchen was updated 15 or so years ago and while not bad is not our taste. The photos below are from the MLS and Appraisal (unfortunately don't have any more pics right now). The fridge/counter area w/wine fridge are across from the island. We would love opinions on layout options, materials, paint color, lighting etc as we are completely stumped on how to make this work. Only ideas for layout we have so far- we like having the open wall to the family room and would consider opening it up completely. We’d like to move the stovetop off the island and onto a wall (possibly where the wall oven is now) We’d prefer to have seating at the island. As far as style- we basically like the “in look” right now- white cabinets, marble countertops, farmhouse sink, etc but are open to opinions! We will be keeping the flooring. Thanks in advance for any advice! A: Nice cabinetry! But if your going to recoat them make sure you have someone who knows what they are doing, or you will have a disaster on your hand... and its not going to be cheap to do it right. White...ummm IDK about that with your existing finishes but either way do your fluting in a different color too maybe even two tone the uppers. My two bits **Q: My office** *(in Design Dilemma)* I want my office to be more feminine with a dramatic touch. Suggestions? A: Big long picture above the couch and two vases with willow sticke each end a rug and nice centrepiece and coffe table in couch area **Q: Custom shower vs. tub/shower combo** *(in Design Dilemma)* We have a very small master bath. I think that we should make the most of our tiny space by getting rid of the tub and having a huge beautiful custom shower. My husband thinks it will hurt resale value down the road. Thoughts? A: The trend is leaning to walk in showers and steam showers, let's face it we were all brought up showering, so if you are keeping the home go for it, keeping in mind resale to a family without a tub might create an issue yes **Q: Bathroom tile choice dilemma** *(in Design Dilemma)* In our master bath renovation we are deciding the tile choice for the floor and the glass enclosed shower. We like 2 different styles. The first is a wood like porcelain that has 6 different variations within our color choice. (Scrap wood light) The tiles are 6x36. I have included a picture of the wood-like tile from their brochure below. The second is a stone-like look -also with variations throughout the lot. These tiles are 12x24 or 12x12. (Antique Rome) See pics below( sorry low quality) The question is If we use the same tile on the floor as the shower wall will it be too busy looking? The vanity and wall color are shown in deep brown and white dove below. Love to hear comments. A: Just keep in mind about your floor tile for drainage purposes , but one thing I do see is your insulation should not be folded like that, cut it so it fits properly without stuffing it in too tight it should be fluffy as that is a big heat loss area if it remains unfixed and there is a gap in the right lower corner , bit off subject but easy to miss important items like this **Q: HELP QUICK- roof tile paint** *(in Design Dilemma)* Hi... I bought a colonial style home in Las Vegas (yes in Las Vegas) it is white and has a sage green roof (see picture) however I am going for black and white I have painted front door black and have added black shutters to the windows - sirry best picture I could get- my painter called and said he can paint the roof for me TOMORROW...... Need a paint spec (preferably Sherwin williams) not sure how dark I should go????? A: \# 1 don't go too dark as the paint will fade quick and heat things up, if you must you can get a thermal paint or additive , 2 a good cleaning should be performed w a bit of bleach, caution w pressure cleaning as it may leak, watch moving around as tiles as they could break, and I'm not sure what type of tile you have but you should research this first, and will depend on the type you have installed, if your not sure do a mock up, good primer like BIN then a High performance latex eggshell two coats, Definitely check if they are glazed an do mock ups first with whatever you choose to ensure its adhesion first. paint will then be a constant maintenance every three -four years. You could also use a stain system with top coat if you can find one there. Test test test you don't want an instant failure **Q: Do's and Don'ts of "White Layering?"** *(in Design Dilemma)* I'm having TONS of problems with my builder. This particular issue stems from this thread: https://www.houzz.com/discussions/leave-these-areas-as-is-or-repaint-something-but-what-dsvw-vd~1691813 Please see all the pictures I'm linking below. It's hard to tell colors well with all the shadows in there. The crown moulding has not been installed yet. In Person, the difference between the white and cream is VERY different, especially under that triangle wall on the right. Maybe that's a good thing ? (I know nothing about white layering) but right now that's where my eye goes because there are no furnishings in the room. We had been thinking we should paint the over-head pot shelf ledge as well as the right side upper triangle wall the light gray so that the cream cabinets would look brighter white... BUT if we do this, there is no good place to stop the gray when it goes to the left dining area and into the hall. To avoid white/gray lines starting and stopping we would probably have to paint the hall ceiling gray as well and that seems really odd. Now we are thinking we better just leave it as, is with the bright white on top and creamy cabinetry. I don't know how "White Layering" is supposed to work exactly. Is leaving the paint AS IS going to look good? I'm at a loss and completely overwhelmed with disappointment for the whole house, not just this one thing. It's been a nightmare. PLEASE HELP!
