It turned out better than we could have imagined and every guest that comes to visit has nothing but great things to say about how functional and attractive the space is. He has also done some work on our house and was very responsive and performed quality work. He is currently under investigation with the CA State License board for multiple violations on our kitchen and bath remodel. He walked off our job after billing aggressively for work that later needed to be completely demo'ed and re-done by a more reputable contractor. He has refused to refund any of the money, even for work we later found out was not performed. > > Here is a short recap of my experience with Eric. > > 1\) Line work development was hired to perform a remodel of our kitchen, guest bathroom and master bathroom. There were numerous issues that came up during the construction process. The final issue before termination of our relationship with Line Work was an amateurish, extremely poor tile installation in the guest bathroom shower. The tile work in the guest bathroom was performed by an unlicensed sub-contractor. The tile work on the shower wall in the guest bathroom was not installed flush, the tiles were jutting out at all angles. The floor tile was installed uneven, at an angle to the shower walls. We had multiple independent people evaluate the installation, including other tile installers and the tile supplier. They all agreed that the wall and floor tile needed to be completely removed and re-installed. Eric declined to do this work. He agreed to replace the tile material and demo the room, but walked off the job after the demo leaving a mess. > > 2\) Line Work Development advised us that permits were not needed for this project and that he would work un-permitted. After Linework walked off the job and we started with a new contractor, we learned this was not the case and got all the required permits for the job. The city inspector found that the bathroom design and construction did not meet California code, the fan was installed to vent into the attic and the new electrical work was not performed to code. This required that we demo the entire project (kitchen+bath) back to the studs, essentially starting over. So everything we paid Eric for went to the landfill. > > 3\) Other issues: Eric installed the wrong size windows in the kitchen, even though he framed for the correct size. He tried to convince us to keep the windows, saying the give the kitchen a "Tuscan look", but after some back and forth, did end up fixing the windows. However, due to all the frame retrofits for the smaller windows, the new windows were installed off center and eventually had to be re-framed by the new contractor. **★★★★★ — Daniel Lopez, April 2021** > Eric and Linework Development do a great job in making sure a job is done on time and will goes the extra step to make sure that you feel heard. I would give this contractor negative stars if I could! Beware when corrections need to be made and Eric is nowhere to be found after promise after promise. Eric and his team walked off my job designing and constructing a back house. This after being significantly behind in the construction schedule. He left the job an unfinished mess. > > 1\. He created drainage problems in my back yard and on newly poured concrete causing puddling that jeopardized the foundation stem wall of my primary residence. > 2\. Peeling, cracking exterior trim: His crew did not prime the exterior wood trim causing the paint to peel because of expansion and cracking due to moisture intrusion. > 3\. HVAC: The back house had two separate living spaces and he was contracted to provide a dual zoned HVAC system. He put one thermostat and return in the upstairs unit. Nothing except for a vent in the separate downstairs rec room, which meant that when someone ran the ventilation system upstairs, it would just randomly run downstairs! He argued and argued that everything was perfect until I asked to work with his sub separately. That was when I found out the he regularly hired unlicensed handymen to perform as a subcontractors on my job. This was for licensed trades such as HVAC, tile and wood flooring and plumbing (suspected, since the plumber installed drainage pipes going uphill-which btw Eric thought was completely acceptable). > 4\. Unpainted/unfinished construction: Eric's team left the job looking completely messy with unpainted steps and curbs that he "promised" he would take care of later. > > Today after the most recent rains, I found out the structure is leaking into the downstairs from the upstairs balcony! I called him and he said it wasn’t his problem!! The only way I got compensation for the first four items was by reporting him to the California Contractor’s License Board and then winning an award against him through mandatory arbitration. I may have to report him again to be reimbursed for the faulty waterproofing that he did within the building itself. Word of advice, allocate plenty of hours of your personal time for legal wrangling if you work with this contractor in case you find that the quality of his construction is not what you thought you paid for! **★★★★★ — HU-849425612, Aug. 2018** > Linework gave excellent suggestions and made our space more liveable and efficient. He designed and built an apartment above a two car and one car garage for us into a slope with retaining walls complete with a driveway in Pasadena. The project was completed as expected (better than expected!) but his personal character brings him over and above the best builder we could have hoped for. He is respectful, hardworking, and honest, with a good eye for design and details. At any point if we brought up any questions or issues he was very reasonably accommodating, communicative, and extremely easy to work with: We consistently had the impression that he was looking out for our best interests in that he would tailor his guidance and advice to us knowing that to some extent we had a limited budget and did not always understand the full impact of all the design decisions. He was frequently present to check in on the project and drop off materials. We enjoyed seeing him around and going tile shopping together. With the project, he was more meticulous than we knew how to be— I can think of a few instances when he had things redone because the original work did not meet his standards. His paperwork is very neat: he provided us with a timeline, material estimates, a good contract, receipts and change orders along the way and timely invoices. The project came in within budget. (He offered us access to an online tracking system so we could get more detail on each phase as the construction progressed, but we did not sign up for this). It was a huge relief to have someone that gave us so much peace of mind for our first large project. I was thinking about a small butcher block customer table with a single leg (need to minimize things that would be where your legs would be). The currently picture marble slab (on a stool) is for experimenting purposes. It is 26" X 28". Any creative ideas so we could do a small table? The balloon is to mark where a cute light fixture would be...I wanted to make sure the fixture would be lined up sort of over the table. Help, please! A: That is a really tight space.
