During the pandemic it became a full time office and was very helpful. However, starting about 1-2 years ago we are experiencing some settling on one side now, and there's not much we can do except teardown or rebuild. It really depends on the contractor that installs it, even with prefab parts. I live in LA, and very little here is straightforward when it comes to building or putting anything on your property. So I had to have this permitted - which, combined with what contractors charge in LA, resulted in a very long, complicated, and expensive process. > > Saying that, my contact at Modern Shed, Trevor Hynson, was one of those people who restore your faith in humanity in terms of being a decent human being. He really listened to and took on board what I needed as an artist for my particular design, working with me on various iterations until I was happy. Then he got knee-deep involved in our permitting process, always being on hand to answer questions and act as liaison between his engineers and our permitting people. He didn't disappear once the sale had been made, but stuck with me through the complexities we experienced with our build. He was conscientious, proactive, and professional throughout. A genuine credit to the reputation of his company. > > A quick note: The construction of the shed itself was not complicated - rather as part of our permit, we were required to install a sump pump which dramatically complicated things and added expense to the process. > > Modern Shed did initially send the wrong siding. My contractor (who charged me a separate fee to receive and unload the materials) did not check what he had received against the drawings. It was only as he was about to finish and I asked if what he had installed was the underlay, that we caught the error. Modern Shed remedied the situation immediately and sent the correct siding, but it did constitute a delay in our build. > > The two greatest challenges I experienced with my shed was finding a reputable contractor here in LA, and the permitting process. While not specific to Modern Shed, these are things to consider with any company you plan on buying a pre-fabricated structure from and having it installed. And if you are permitting, you have to factor in increased cost and time to your project. > > I believe Modern Shed have subsequently restructured their process in terms of having a list of reputable and competitively priced contractors they can refer you to, as well as a dedicated engineering team that help advise with permitting etc. > > A bit like childbirth, once the worst of it is over - the contractors have left, the final inspection is approved, and you have all of your stuff inside, you forget all the pain and frustrations and can only focus on how in love you are. My “shed” was a large 14’ x16’ concrete foundation and stucco building, with upgraded windows/ sliding doors on all four walls, not an easy build. Every bit of this structure was designed and created to my specifications and customizations. The structure is built better than the existing 1964 era house on our site, and was designed so well that it looks like it always has been there, says my husband. The process was pretty smooth, and any slight and inevitable bumps in the construction process were immediately taken care of by the Modern Shed team. Shout out to the wonderful team getting the building quickly approved in our exacting city and state, and rising to the challenge of any unforeseen paperwork/explanations to keep the process going forward. It’s not easy to build in our area, and our studio was built a lot faster than traditional builds due to the help of Modern Shed’s project manager and architect. ( Thank you Trevor and Mike!) Pedro, our Modern Shed recommended contractor, was also great to deal with, professional, accommodating, and eager to please. His resulting build was top notch. Ed, our Modern Shed recommended electrician, installed multiple outlets, 110 and 240 volts, and multiple circuits of overhead and outdoor lighting, as well as many specific and difficult outlets for various studio functions, ( and interfacing with cabinet maker ) with care and expertise. Is it custom? What type of wood and finish was used for PNW elements? Thanks! A: Modern Shed did not provide the door. I believe the company that provided the interior sauna portion did. I would assume it is insulated and cedar on both sides. **Q: wood and finish?** *(in Photo Questions)* What type of wood and finish is used for the exterior? (Would it hold up in Seattle?) thanks so much! A: Cedar. Not sure of the finish, but if you are in the NW, use the best you can find. We used to recommend Sikkens, but they were purchased by PPG I was told. **Q: Are the three large windows vented? If so, who is the manufacturer.** *(in Photo Questions)* Looking for a large picture window for the kitchen, but would prefer it to open slightly. A: No, these do not open.
