> Building a custom home should be an exciting and rewarding experience. Unfortunately, our experience with this builder was the opposite. While expectations were set very high during the sales and planning stages, the actual execution consistently fell short. If you are looking for a builder to act as a responsible steward of your time, budget, and overall investment, we strongly encourage you to look elsewhere.
>
> Work completed by subcontractors frequently required correction, yet there appeared to be little to no accountability for the trades and insufficient review of workmanship before it was accepted as complete. During the final six months of the project, we conducted monthly site visits and provided detailed punch lists. Despite repeated assurances that identified items had been addressed, many concerns were either inadequately resolved or ignored entirely. A credit was eventually issued related to some of these concerns. However, despite substantial supporting documentation, the six-figure credit represented only a fraction of the additional costs incurred due to lack of attention to detail, lack of quality control and lack of proper supervision.

> Most if not all of the photographs included were taken during active construction and do not represent the condition of the home when it was turned over. Construction progress photos, when viewed without context, can create a misleading impression.

> This project was built under a cost-plus contract. As the project neared completion, the homeowners refused to pay for substantial completed work because they disagreed with the project's cost and schedule. Despite our efforts to resolve those disagreements, payment was withheld. As a result, work could not continue, and certain remaining items were left incomplete because the contractual relationship had broken down due to nonpayment, not because we abandoned the project.

> The review also references warranty concerns. Our warranty, like most construction warranties, is governed by the terms of the contract, including the owner's payment obligations.

I doubt this client would be as angry and vindictive had he honored the contract he signed and paid for work that had been performed.   No builder will continue to work when the client either refuses to or is unable to pay.  We do hope that this home owner finds his way to a happier place.

> Our experience with Asher Custom Homes has been terrific; we highly recommend them for a custom home build. From the beginning of the project until the end, we felt like the Asher team was by our side every step of the way.  Ed Asher really cares about his customers and this care sets the tone for our build and positively impacts every member of his team.
> Before the building process started, we met with Ed who helped us understand the pluses and minuses of various properties from every perspective.  He knew much more than any realtor did about how different aspects of each property would impact not only the building process, but the various restrictions we would face if we chose that property.  This helped us immensely and we felt like Ed was on our team from the start ensuring that we chose a property that got us what we wanted at a fair price.

> While many aspects of our home were done well, we had several notable problems.  The septic system is a disaster.  The health department notified Asher that his installer did not possess a license as required by regulations.  They also warned that no inspection was done prior to the backfilling of the septic tank and system as required by regulations.  Our problem was preventable.
>
> We are left with a large (roughly 24” diameter) pipe sticking up about 40” above ground in our otherwise beautiful yard!  It is hideous.  It was not originally built like this of course - but after a failed first attempt, that was easier than setting the tank deeper.  No plan calls for this.  Asher refused to correct the problem but did offer to pay us to walk away.  The septic installation is a bitter disappointment and falls far short of what we expect from a luxury custom homebuilder.
>
> The kitchen island granite was broken completely in two, with other smaller cracks.  This was hidden from us until we moved in.  The builder refused to provide a replacement, so we replaced the granite at our expense.
>
> Excavation dumped 2-3+ feet of dirt over a widespread area of important tree roots, and in one area a lot more - much more than the Colorado Forest Service says can kill these trees.  We asked the builder for months to remove the dirt, but they never did.  Finally, we hired an independent contractor at great expense to clean up the builder’s mess and try to save the trees.

> Better supervision might have prevented things like:  The stone columns around the house were not built to the correct size.  A significant design element of our master bath was not built as designed.  The mantel of the fireplace was built almost a foot and a half higher than designed - at a bizarre 86”.   Due to faulty construction of the garage foundation, a stream of water flows into the garage when it rains.

> We’ve built 3 custom homes and have very realistic expectations.  Unfortunately, our experience with Asher was not the 5-star experience we hoped for.

**Comment from Asher Custom Homes:**

> It is unfortunate that the client is unhappy with the beautiful home that Asher Custom Homes completed for him.  While the client is clearly disappointed by the septic system, his narrative of the evolution of the engineering, installation, inspection, and certification is not accurate.  The health department mandates that all septic systems be engineered, inspected, and approved. Builders manage this process, but have no control over the engineering or approval of septic systems.  The client's system was designed and engineered by a well-respected firm that has designed most of the systems in this area. The system was installed per plan under the supervision of a licensed septic contractor.  It was subsequently inspected and approved by the health department.  There is no scenario where the health department will approve an improper installation or allow backfilling prior to inspection. Attached is the signed permit from the San Juan Basin Public Health Department.
> The septic system pipe is located in the client's side yard approximately 200 feet from the house. The septic engineer chose this spot because it found it to be the most appropriate for the system. While the pipe is in the side yard, far from the home,  Asher Custom Homes offered to landscape around it to make it virtually imperceptible. the client refused this offer and instead engaged the septic engineering firm that originally designed the system seeking a different answer.  The septic engineering firm proposed a modification that could mitigate the pipe. When the client informed Asher Custom Homes of this potential modification, we contacted numerous contractors who can do this work, but none of them wanted to disturb a certified working system. Additionally, while the original septic engineer  proposed a potential modification, they have also stated in writing to Asher Custom Homes that the system was installed correctly to plan and that any modification to the system could affect the operation and effectiveness of the system. Such a modification would also void all of the existing warranties on the system. Attached is the as built evaluation from the engineering firm that confirms the system was installed correctly and that modifications have risks.
> The client selected a beautiful slab of natural stone to be used for their kitchen island.   Their contract with the granite fabricator states clearly that this stone is prone to cracking during shipment and fabrication and the stone fabricator has the right to repair the slab if in fact it cracks.  The stone apparently cracked in half while being installed by the fabricator.  Asher Custom Homes was unaware of this until the client discovered the crack a number of months after installation when they were looking at something else from the ground up and saw the crack from under the slab.  Because the fabricator deals with this type of issue on a regular basis, they are experts at repairing cracks.  This crack was imperceptible and may have never been noticed had the client not discovered it from underneath.  Despite this, the client was unhappy so Asher Custom Homes advocated for them with the fabricator and negotiated zero cost for fabricating and installing a replacement piece of stone that the client would purchase.  To suggest that Asher Custom Homes refused to replace stone and to imply that we left the client on their own is patently false.
> There is a significant cost to hauling off dirt from a project site.  In consultation with Asher, the owners decided to leave the excavated dirt on the property to keep costs down and to create a larger back yard.  There was a finite area to work with and one tree ended up with too much dirt around it. The excavator intended to remediate this issue by creating a welled area around the tree.Before this tree well work could be completed and without notifying Asher Custom Homes, the client independently hired a contractor who was doing other work in their neighborhood to move large quantities of the dirt to another area of their property for landscaping. This dirt movement negated the need for the tree well.
> Asher Custom Homes prides itself on working extensively with our clients from the beginning of design throughout the completion of construction.  We use a web-based project tracking tool combined with a comprehensive project plan that requires our clients to confirm all design elements and selections before being built or ordered.  We have numerous touch points with our clients during design and construction so that specific design features like bathroom layout, exterior column sizes and fireplaces are exactly what the client has chosen and confirmed with our tool.  Asher Custom Homes was never made aware of any concerns over the columns, bathroom layout or the fireplace until this review and while we would have been happy to work with the client to make modifications during design and construction, this house was completed over a year ago and the design and construction phases were over 2 years ago when these concerns should have been raised and addressed.  A review of the design selections the client approved does not identify any discrepancies from what was planned and approved to what was built.  I can address that the height of the fireplace mantel was driven by building code.  The fireplace unit that the client selected required a certain clearance between the fireplace box and any combustible material.  Our project notes clearly identify that we discussed this issue with the client and received their approval to construct the fireplace they have.

Our goals for our getaway home were for a high quality, energy efficient home designed to complement the building site and surrounding views.  We wanted an age in place design that would work for both of us and our children and grandchildren. Edward, Jason and the whole time were incredible to us.  They listened to us and were responsive to our wants and needs during both the design and building process. We live out of state and our home was built during the height of the pandemic, so we were so appreciative of their amazing communication.  Any time we got overwhelmed or struggled with design decisions, Mini, Tracy and Rachel helped with smiles and good cheer. When we needed ideas, they always had great ones to share, and when we needed a bit of marriage counseling they did that too. The team worked so hard for us and their talent and dedication really shines through in the quality of our home.
