We used their cabinetry people for a kitchen remodel. They were so nice upfront and then it fell apart. They cut corners and shoddy work throughout. The countertop people that work under Blue Diamond are ok but you best review all measurements prior to installing. At the end of the job, the manager never came out to do a final walk through. Their project managers were extremely inattentive, frequently not supervising the work and not giving instructions to subs, and their workers and subs did poor quality work. When we were dissatisfied with the quality, instead of repairing the shoddy installations under warranty they offered us a discount in exchange for signing a settlement agreement which would relinquish our rights to posting negative reviews online. They appeared to have this agreement readily available as a form-letter as it was quickly sent to us when we started sending complaints. Our 924 sq ft 3 bedroom 1 bath house was built in 1958. And it had never been updated. With prices in Austin rising, we were able to refinance and finally fix ‘er up! After years of neglect by the previous owners, it needed basically everything. Starting with new sewer lines (ours were ancient and thoroughly blocked by roots), new water lines, all the old galvanized plumbing inside was junked up and needed to be replaced. All the ungrounded unsafe electrical needed to be replaced, the roof needed replacement, the old carpet had to go, we needed insulation in the walls and ceiling, we needed new HVAC and water heater, a working vent for the stove, new Coretec Plus vinyl plank floors to replace the ugly ancient shag carpet. All this meant we also needed new counters and backsplash, and sinks and toilet. We left the fifties bathroom intact, since it still was basically in good shape. > > We didn’t have funds for any structural changes, such as an open kitchen or adding a bath. We just wanted our house brought up to code and livable. After consulting with a number of contractors, most of which were Into house flipping and wanting to just ignore or bypass the code things and do a bunch of cosmetic work, we chose the good ones, Blue Diamond. > > And we were very glad we did. In just over two months, their in house plumbing, mechanical and electrical crews disassembled and reassembled our house, just about down to just the bricks, beams and walls, including having to widen the sewer trench through the limestone. The crews worked together well, and were able to accommodate us staying on site in a trailer, with our cats in a separate utility room. BDR were excellent at doing the scope of work that we needed done. We had prepared a 13 page detailed scope of work document that listed everything that we wanted done as part of the Bid Package. BDR were responsible for demolition of the existing kitchen, internal walls, old electrical and old plumbing, flooring and kitchen ceiling. They installed 4 new beams where we opened up walls to make a more modern open architecture house inside. Their Structural/framing subcontractor was exceedingly great and experienced. Once the walls were opened up BDR installed a new sub-electrical power panel to power all of the appliances per City of Austin Codes. We moved the location of the sink some 10 feet so BDR's plumbing sub had to open up the slab and route the hot & cold water and drain lines under the slab to the new location. Their electrician also installed new LED ceiling lights in the expanded kitchen. BDR supplied and installed all new floor tiles, backsplash and also refinished our existing hardwood flooring. They also insulated the open exterior walls and blew in new attic insulation ( this 1965 house barely had any). Overall, BDR gave us an excellent project manager who was here on site nearly every day. I strongly and whole-heartedly recommend BDR, we had an excellent experience. We got our own cabinets and countertops ourselves, and our supplier caused multiple delays, not in BDR's scope of responsibility, but BDR still got their scope done regardless of my scope. > The whole project was done under the City of Austin Inspections and permitting process. **★★★★★ — Mark Davio, March 2019** > Most excellent! I didn't want a plain white kitchen. I like a backsplash with a little character. I went through many samples until I found this one. I never could find any picture of this tile on a big wall. Once installed the tile has no pattern. The installers tried every way possible. Is this too busy? Thanks for all your help! A: I would agree that together the countertops and backsplash are competing with one another. I would continue with the geometric design (or a similar one) but in a single color pulled from the countertops. **Q: Wrong paint colour! How to fix?** *(in Polls)* I was aiming for picture on the left with black walls, but got picture on right which is a deep grey pulling navy and plum. It feels like it’s competing with the dark cabinetry :(. Should I go light? Or try another black? There is a picture of the other massive wall painted that I don’t like either. TY :) A: I love that color above. I think it would work nicely. **Q: transforming kitchen islands** *(in Polls)* We are installing new countertops and backsplash. It was asked if we wanted to make the island sink the main sink and lower the split counter top to make one big island. Is there enough space to make the center island our main sink area. A: I prefer no sink on an island. **Q: Transition from Mountain to Mountain Modern: Next Steps** *(in Polls)* We just redid our fireplace, chairs and area rug to have more grays. Previously whole house was different shades of brown/wood. We do have wood so whatever we do has to look good with that. Regionally appropriate style is mountain/cowboy/ranch but I'm not in love with that style, but it does sort of have to go. What would you do next? Curatins? What style of curtains? Light fixtures? Accent wall? Pillows? I'm stuck on colors and don't know how to transition from warm browns to cool grays. A: A fresh coat of paint and some curtains would really pull the room together. I agree with the first comment. Hand the rods higher so that it opens up the space a bit more. **Q: Coffee Table Advice (Part II)** *(in Polls)* Hey Everyone, A few weeks ago I posted a question about what kind of coffee table I should get for my living room. Though I got great advice from the Houzz community and thankfully was lead away from certain terrible ideas but was also given a better set of ideas. I still have not been able to choose the right coffee table. I guess it's because I love the rest of the room so much and I would hate to have something that stands out as an eyesore in the middle of the room. The seating is the statement - the table is more functional (this will be the room that is not used as much as the den) and I would like a bit of glam and not so much masculinity to this room. I need to keep the feel airy and light. I'm posting my living room pic again along with the 9 tables which I have narrowed this down to. (These tables are within budget and height specifications). The jury is still out regarding shape: i think rounder (ovals and rounds) would add a softness to the room but the rectangle might balance better? I will say that I like nesting tables, but not with solids and I do not like mirrored tops of tables (seems dated). Not sure. Please help! My living room: Thank you! J. A: I love those accessories! The colors and pieces are really going to bring the space together. **Q: Does T he Mirror Need More Shells** *(in Polls)* I am decorating this mirror with shells to go in my bathroom it's not a real big bathroom but this mirror will be a great accent to it my bedroom which adjoins it and the bathroom has a theme of the ocean or the beach I have lots of shells and I'm just starting the mirror. I painted it and distressed it a little bit and I'm not sure about how to arrange the shells. maybe I should just put them all the way around it I don't really like that. Or maybe I should put some in one corner or two corners are I think I like what I have going I just need to draw it out a little more little longer on the top and a little longer on the side what do you think should I paint some of the shells gold and silver and blue A: Wow!
