I have been working in Interior Design for over 17 years in the Rapid City Area.  I used to work on individual homes when I had a store here in town and well as decorate for the symphony League parade of home tours and builders parades. For the past 13 years I was employed by A Local Furniture Store as Interior Designer in Rapid City where I was able to work on many homes and commercial jobs.  Several of my projects have been in commercials and featured in the Local Home Builder Magazine.  I Love what I do but in decided last Spring to Spend more time with my family Husband of 37 years grown children, daughter(10) and my 6 grandkids travel more and take life a little easier. Or so I thought

I have been a Freelance Interior Designer since May 2016, I more freedom to work on projects without having to be in a retail setting 50 hours per week.  My setting has changed but I have been busy, God is Good..

**Q: help choosing stain color for red oak, dark walnut vs provincial** *(in Polls)*

Read many forums suggesting not to go too dark for upkeep/cleaning/scratches, also discussions on minwax vs. other more professional products. Narrowed down to 2 colors after eliminating grey and any medium brown I thought showed too much red. 

For our newly installed red oak I am debating between Dark Walnut or Provincial. Or possible 50/50 dark walnut and classic grey but didn’t test this sample, just saw it from a friend. Anyone use these colors? Please share if you love or regret your decision and any pics would be helpful.

No pets but 2 kids so I am concerned with making a decision I regret if we end up with too much wear on the floors.

Added pictures of samples near the gray kitchen island, of the kitchen and fireplace to get a feel for the colors in the house.

A: Just a comment on using water base sealer vs oil base sealer...  oil base or varathane will amber will time and really doesn’t hold up as well as a water based sealer. I would always recommend satin as well scratches  are less obvious too

**Q: Do your Karndean floors look like this?** *(in Flooring)*

I'm going to be posting pictures shortly to let you know what "this" looks like. Some background first...I had originally posted here a few months ago looking for ideas to replace our Karndean floor with. Apparently I hit a nerve with those people loyal to Karndean / selling Karndean / installing Karndean. That truly isn't my intention. 
While I've been searching for a possible replacement, I've come across numerous people with a similar complaint that I have over my Karndean floor. I've been encouraged to gather a group together with similar problems to try to make an impact before replacing. With the risk of hitting another nerve, I've heard enough complaints that I'm attempting to reach out to those of you who are also having problems. So, back to my original question - Are your Karndean floors covered with scuff marks? Have you tried everything to try to remove them? Have you had a home appraiser question that "THIS floor was recently installed?!" Is Karndean actually lowering your home value? Like me, have you bought and returned four pairs of slippers simply because they "mark the floor" and settled on wool socks? Do your children hear, "Stop!" every time a plastic bin or toy gets pushed over the floor? If you're floor is taking more time and causing more headaches than you signed up for, please contact me. Please understand, we have no lawsuits planned - this is for honest homeowners who have a valid complaint.

I think it may be best to contact me direcly instead of re-posting, just so that we don't turn this nice, friendly forum into a Karndean complaint center. 
Out of respect for those selling Karndean, they do have many fine products, thus their solid reputation. However, there are some products that fall very short of what their name stands for. I welcome your feedback and ideas on how to fix this problem if you have come across it before. Yes, my retailer and installation team are doing their best to help me, and yes they are in communication with Karndean. Yes, Karndean is out of ideas, and their products have not worked. We have tried almost everything - except a suggestion by another customer to use mop-n-glow. Apparently, he had the same problem with Karndean and felt that helped manage the marks. We've stuck only with Karndean products thus far to maintain our warranty.

A: I have been selling Karndean for years, I love it and my clients love it.
the pictures I am seeing with tiles popping up are in front of doors or windows, some of them look like the installer used the wrong trowel for the glue or didn't Let the glue dry to milky and the excess glue when warmed by the sun comes through the cracks and that is what the footprints are. The floor should always be stripped them have the refresh applied. Then you will rarely have to do it . Very important to do this after install. I think it may void the warranty if it is not done.
i think if you are installing this floor you should consider using versa shield as an underlayment. It makes it a floating floor technically. The weight of the floor pulls the versa shield taught like a drum and practically eliminates telescoping of underlayment seams .
You should also have window coverings to protect the floor. If you don't like shades and prefer to let the sun beat on your floor you should consider using epoxy glue, the heat does not release the glue.
The planks are vinyl they will follow what ever you lay them on, that is the good and bad of it.
I have families that strip and refresh the floor in traffic areas. They love the floor and the durability of it. The care is super easy.
the most important tip is don't use the glue down it you are a beginner use the korlock it is much more forgiving and no glue seeps out.  If you can see trowel marks the glue has dried too long.  But follow guidelines for exspansion at the walls or you will be seeing peaks too.
Retailers should use only installers that have been through karndean training. When it is installed correctly it is a long lasting, beautiful floor. If you are going to spend this much money on a floor you should take the time to do the strip and refresh, use a professional installer, the correct underlayment and add versa shield for the most perfect install. And Don't forget the window coverings if you don't use them the intense heat will soften the glue and create mysterious footprints and markings .
