Fair Assessment? Or is this not plausible? A: Looks like a good fit to me. "Reasonable" is always relative. Get some preliminary plans drawn up and talk to a couple of local builders. **Q: Help with placement of free-standing wood stove** *(in Design Dilemma)* My living room is shown in the image below, where South is the top. The west side of the living room is open to the kitchen and dining room (the brown bits are not interior walls, they are overhead beams supported on corner posts). On the east side is a pair of small interior french doors leading to another room. The south wall has exterior french doors and lots of windows to let in the pretty view and the light, on the north side is the main entry and foyer (not shown in the image below). There will be a TV and entertainment unit on the section of wall north of the interior french doors. I was thinking of putting the wood stove (a Regency CS2400) in the southeast corner so it's out of the way. But that puts it in front of a sidelite (part of the exterior French doors). The doors open outwards, so that isn't an issue, but I'm wondering if it will look weird having it sitting in front of a window. I understand some heat loss will occur through that window, but it's just a backup heat source so I don't really mind that. My builder thinks the woodstove should be placed against the wall where the interior French doors are, move the doors more to the south, so that the TV and woodstove are on the same section of east wall. I'm worried that given the narrow space, it will intrude on the living area, whereas nothing will be placed in the top part of the living room. Any ideas/suggestions? A: First thing is to check your required clearance to combustibles with that wood stove. It may be that it just can't be that close to the window (which likely contains some form of combustible material). People tend to way underestimate these clearances when designing. Your preferred configuration probably flows better with furniture than your builder's suggestion. You might consider removing the one window that the wood stove would block anyway. **Q: Hardwood floors in condo have warm spots** *(in Design Dilemma)* I live in a condo with a unit below me. 5 years ago I installed engineered wood floors throughout my home, including bathrooms. I watched as the soundproofing material was put in place. Last year a new owner moved in below me. Her father is a contractor and did work in the unit. When he was doing some work in the bathroom I noticed warmth in the hardwood floor in front of my toilet. I notified him immediately, told him exactly where the area was and it was remedied. There is RECESSED LIGHTING THROUGHOUT the home below me. Periodically as I walk through my home barefoot I come across other areas where "warmth" is felt in the hardwood floors. They (he) swears they did nothing else that would cause the warmth. He also said there is no concrete between the floors (huh?). The HOA and my neighbor both tell me it's my problem - call out a plumber and see what's the problem. I live in So California - no radiant heat. I have marked the spots and taken pictures. I have area rugs around my home so I have no idea what's going on under them. I have lived here for over 30 years so I have a pretty good handle on my home and this building. All of my plumbing runs up into my ceiling. I am 99% sure this situation was not there when the previous owners lived there. Any suggestions or recommendations would be appreciated. A: Sounds like you might need a lawyer to review the CC&R's of the HOA and take it from there as to responsibility to determine the source of the warmth. But, I wouldn't be surprised if there was no concrete between the floors. That is one way condos are constructed, but not the only way. Could be wood or steel floor trusses, etc. as well. There is also x-ray equipment that they sometimes use to find rebar in existing concrete that might help with that, but I'm not sure. **Q: Need advice about either a 36" or 48" Wolf range!** *(in Design Dilemma)* We're building a summer home (to be a retirement home someday) and have an 11-foot run where I wanted to install the Wolf 48" range with the two ovens. Our builder and kitchen designer thinks the 36" Wolf range would be a better fit (the 48" they feel is too big for the space). No room for a wall oven, so do you think the 36" plus a warming drawer will suffice? Had my heart set on the 48" but trying to be flexible! Thanks for any feedback! A: Posting a snapshot of the floor plan for that area would help a lot. That said, I would just think long and hard if the two full ovens are really necessary. I would say that vast majority of people that buy a unit that big rarely utilize it's full potential, and even then on a scant few occasions. **Q: How to coordinate cabinet colors** *(in Design Dilemma)* We have custom red oak cabinets that we don't want to replace. We like the vintage cream and expresso colors, and would like help incorporating one of these in the cabinets. We figure we would make the island and butler's pantry either expresso or cream to help tie in. A: A photo says a thousand words. Kinda shooting in the dark without one. **Q: Front door help :)** *(in Design Dilemma)* Just painted our shutters essex green. I have a wood storm door and heavy wood door original to our 1930s home. I want the heavy wood door to be painted high gloss. Do I do essex green or intellectual gray (which is on our side doors and garage)? What color for storm door? Semi gloss or gloss? A: I'd stick with white on the storm door, Essex green the entry door and go with gloss. Just not seeing the grey on the exterior. Would seem out of place.
