> Starting out, my kitchen remodel was not a straightforward job as the property is part of an HOA that very particular on how things are to be done. Toupin Construction was able to navigate and work alongside the requirements of the HOA while not disturbing the other owners in the building. They were very good with details, details that come with experience working in an HOA environment. For example, when it came time to shutting off the water, they made sure to follow CC&R's and bylaws in regards to proper procedures. Furthermore, when their was a small accidental bump to a neighbors deck, virtually no visible cosmetic damage, Toupin Construction notified the HOA immediately and remedied the situation. I was never even contacted by the HOA or the neighbor, which tells me the handled the situation with the upmost professionalism. Prior to hiring Toupin Construction, we got bids from two other contractors. Their prices were within 10-20%, one higher and one lower, but the quality of the materials were inferior. They didn't inspire confidence in working with an HOA.

Even though I dreaded this project (actually divided it into two projects), everything went according to plan and with the utmost professionalism. This is definitely a case of getting what you pay for.

**Q: How much paint is needed for this bedroom?** *(in Paint)*

How do you calculate how much paint to buy for two coats in 14' x 12' bedroom with 8 ft ceilings - painting walls, trim, and ceiling the same color?


We painted my office/second bedroom slipper satin four years ago and I never liked the color.  Too grey-ish.  Now painting it white tie, which we have in most of the rest of our home and love. Farrow and Ball said we do not need primer.  They said we need 3 gallons of paint and we would have left over. But that still seemed like a lot to me.  Would two gallons cut it or do we need 3?

A: For a 14' x 12' bedroom with 8' ceilings, painting the walls, ceiling, and trim all in the same color with two coats, you’ll want to plan on about 4 gallons of paint. That amount allows for full coverage across all surfaces and gives you a little extra for future touch-ups.
Paint coverage can vary slightly depending on the product you choose, the surface texture, and whether you’re going over a dark color. In most cases, though, 4 gallons is a safe and accurate estimate.

**Q: Bathroom Remodel Tile Design: Seeking Feedback on  Tile Size** *(in Flooring)*

I'm planning to remodel my bathroom, which measures 9 by 10 feet (this space includes just the shower and vanity). I'm considering a checkerboard matte finish for the floor using 12&quot; x 12&quot; tiles, and 12&quot; x 24&quot; polished tiles for the walls. I’m thinking of installing the polished tiles on both the shower and vanity walls. Do these tile dimensions work well for the space? Also, does the combination of matte flooring and polished wall tiles create a good look?

**Q: Sliding Glass Doors** *(in Building a Home)*

We are building an ocean front cottage and have 3 - 8 foot openings across the front for sliding doors.  LR, DR and Primary Bedroom. The window company has sliding door with one fixed, centre opener and then add a panel on the side. Only 1 will open. I’d like something with more personality and 2 openers. I’ve been searching and searching and cant find anything. We need screens on it too. We will have a transom above.

A: For oceanfront homes, we often hear this same concern that standard sliders can feel limiting when you want a more open, breezy connection to the outdoors. What you’ll want to look for are multi-slide or lift-and-slide door systems, which allow two or more panels to operate. With these, you can have multiple panels open at once, creating a wide, unobstructed view and great airflow. Many manufacturers also offer integrated screen options so you can enjoy the ocean air without bugs, even with large openings.
Since you’re planning a transom above, going with a multi-slide system will still give you that architectural personality you’re looking for while keeping everything proportionate and functional. We’d recommend checking with manufacturers that specialize in coastal-rated products—they’ll give you durability against salt air and wind while still offering the design flexibility you want.

**Q: Planning tile for the curb of a shower with large format tile** *(in Bathrooms)*

I need to order tile for our bathroom renovation per my GC.  We are using large format tiles in the bathroom - 24x24&quot; for the bathroom floor, 24x48&quot; for the shower walls, 2x2&quot; mosaic on the shower floor, all the same color.  We will use stone from the countertops for the horizontal part of the curb.  My question is:  do I need to order tile in their 3x24&quot; size for the vertical parts of the threshold, or will the tiler use something already on hand from the above tiles?  We are wanting a low threshold (but not no threshold) shower.  Thanks!

A: If you’re aiming for a low curb with a clean, tailored look, many tilers will prefer using a 3x24” bullnose or trim tile for the vertical face of the threshold.  However, in some cases, the installer might cut down a 24x24&quot; or 24x48&quot; tile to use as the riser. I’d suggest going ahead and ordering the 3x24” trim tile unless your tile pro specifically says they can and will fabricate a nice edge from your existing tile. It’s a small detail that can make a big visual difference

**Q: Wallpaper for Powder Room..yay or nay?** *(in Home Decorating)*

I have a small powder room down 4 stairs towards basement. The upstairs including staircase to powder room is BM Manchester Tan. The basement is painted in BM Quiet Moments. I’m wanting to wallpaper the powder room and have tentatively chosen this paper. Thoughts?

A: YES to wallpaper. Always yes. 😂 Just make sure your installer seals it properly since powder rooms can get humid.

I love this layout but worry area for walking is too tight
