I had a pool builder (I live in Houston) come to give me a price on it today. When I told him what I wanted he said the only way I could get that is if I have endless supplies of money. He then asked if I had endless supplies of money. Of course I don't, but I am wondering now if he is right or if maybe he just didn't know how the construction works on a knife edge pool. So my question to you guys, is about how much more is a total perimeter pool vs a regular pool? A: The costs will vary depending on how the knife edge is constructed and size and location of holding tank? They could be level or raised above grade? I have designed them before and they run between 10k to 15k extra to build. What part of Houston do you live? I know of many great pool builders in that area and some will manage their projects using our software Pool Pro Office. **Q: Kool decking** *(in Pools & Spas)* Our pool is less than a year old and we aren't sure our PB did the kool decking correctly--he outsourced this job to two guys. I have seen kool decking before and know it's rough, but the texture on ours hurts our feet and it seems too pitted since its holding water and grows algae like crazy. We are just wondering if anyone can tell us if this looks normal or if we need to have something done. Thanks! A: You can coat with an acrylic paint stain which will seal the moisture out and reduce mold and mildew. It will also assist in smoothing out some and feel more comfortable. **Q: Input on New Pool?** *(in Pools & Spas)* Just found this site while I was doing research on a new pool, so first time poster.... I had quotes for 9 pool builders, boiled down to a couple and now in final discussions with our builder of first choice. Builder has 29 years experience (same area) and is smaller scale builder (1,000 pool installs, with 2-3 pools concurrently under construction phases). Contacted several references including person who is in the midst of building now and person who had pool installed 4 years ago. All were very positive on this builder, including post build. Builder has some inhouse staff, but will contract out work as well. I would value any input as we finalize the quote / contract with builder to hopefully avoid any big mistakes. Pool is free form, approx 14.5 x 30 or 345 sq ft (3.5' to 5'). Decking is 800 sq ft with thick tumbler pavers. Will have screen enclosure w/10' walls, 2 doors and gutters. Price is just south of $40K. Located in Tampa area (so really looking forward to this for summer). 1\. Includes sunbed, bubbler and umbrella stand 2\. Marquis Quartz finish (several builders noted this is their recommended finish, with good balance between durability and cost. They would do pebble finish but had no feedback that pebble would be more durable. One color LED light 4\. 3 returns + skimmer and dedicate line for pool sweep and overflow (I'm considering auto-fill, but currently not in proposal) 5\. 2 drains 6\. Hayward EcoStar Variable Speed pump, Hayward 60SF DE StaRite filter, and salt system IC40 7\. Includes Pentair MX6 pool sweep (I was leaning toward Hayward but builder has found Hayward doesn't work as well at low pump RPM so offers this or Hayward) 8\. Raised back (12"), two step-up deck, with two 18" sheer decents Warranty: 1\. 20 year structural 2\. 10 year underground plumbing and quartz finish 3\. 3 years parts/labor on Hayward equipment and salt system 4\. 2 years on bull nose brick, tile and deck settling Initial drawing. Pool equipment will be moved to side of house and will have the 'humps' at the area near the home smoothed out a bit for better flow. Includes bench in shallow and deep end, plus sunbed/steps in shallow. Anything look glaringly wrong with proposal? I'm considering travertine for decking, but have read pro/con of both. Currently drive and walks are pavers, so thinking pool will blend better with paver decking. A: Would recommend swim out at deep end, adjust some radius's and add bench in center radius between the 2 sheer descents. In the Tampa area I would recommend Larsens Pools, they manage their projects with our software Pool Pro Office. **Q: Decreasing Size of Existing Pool** *(in Pools & Spas)* We are in the process of buying a new house. While the house is great, most of the backyard is taken up by a large 40 year old pool. It starts 3 feet out the back door. As it currently exists, the pool simply can't stay. Our original thought was simply to remove it. However, if it were feasible, we would love to decrease the size and end up with a reasonable pool and a reasonable yard. Does anyone have experience with this or information re issues, cost, options? Any opinions? P.S. While we are not that concerned with resale, our realtor is certain that the existing pool depressed the sales price of the house. A: I would suggest getting at least 3 bids on your project to compare and gain information to make a wise choice. I do not personally know Jim but am very familiar with River Oaks Pools which was part of PACE which I was part of and they built a great product. **Q: Simple retangular pool - fiberglass or concrete?** *(in Pools & Spas)* Here are my wants: approximately 16x40 (plus or minus a foot or 2 here / there okay) rectangular pool coping and surround will be nothing fancy (minimalist) may be concrete pavers or slabs with some grass accents want a safety cover - DOES NOT have to be automated - but would like for that to be an option at a later time - needs to have the runners / attachment under the coping - want a clean install (any manufacturers / suggestions for this welcome!!!) May want a lounging ledge as part of the stairs. Need enough clear space for lap swimming / turning around Likely will go with a couple lights Saltwater system Variable speed pump Considering a "sport pool" with the deepest part in the middle With the exception of \#9 - there's a fiberglass pool that meets the needs. But - not thinking that it's that much cheaper (if at all), and - our contractor has a really good pool builder that does custom concrete. Total project costs about $1.8M I hear so many conflicting issues with each - fiberglass stays "cleaner" because it's smooth, and does not have to be replastered. Concrete is what is expected / used more often - but is that more of a statement of the complicated shapes and custom design that is available with concrete? Pool pros / owners of both - what say you? Something like the below - minus the spa A: Ok, here is the honest truth about all three pools. They will ALL need a new finish in the future, new plaster or paint, new liner or new Gel coat. If a deer jumped into any of these three it could damage all of them. Find out the cost $ of refinishing all of them in your area. Never listen to a salesman that says you will never refinish A pool! As for time that may depend on the pool installer and how they manage their schedules? Fiberglass does install the shell faster and it goes in with finish in it so you don't have that process. But you still have to backfill, run plumbing, electrical, form and pour deck, finish deck, set pool equipment and clean up the same as all other types of pools. So construction time will be approximately 5-10 days slower than fiberglass. Fiberglass manufacturers say swim in a day? yes pool is in, dirty water is in and walk across the dirt and swim in unfiltered unsanitized water is not my idea of swim in 1 day! Nationally there are more vinyl liner pools, then concrete the fiberglass in the number of units installed. **Q: Anyone built there own pool?** *(in Pools & Spas)* I'm in the process of researching the installation of a pool. I have a small backyard, so I'm really only looking at around 10K gallons (more like a spool). Anyway, I have read a bunch of stuff now on owner/pool builder and this has peaked my interest. Just wondering if this is something that isn't for the faint of heart. I had a friend who did this, but he did have a guy who was working for a PB who did this as a project on the side. BTW, I'm in Southern California, if that makes a difference. A: The most important aspect of building your own pool would be a great pool design and construction plan to bid out and build by. The next would be a list of quality sub contractors to work with. Followed by a custom defined list of the process to build your own pool. The rest is easy.
