> We had an excellent building experience with Dueck Builders. If you are looking for an honest and very personal building experience you will get that with Dueck Builders. Cal, Josh, Mike and Scout communicated with us throughout the process and we never felt that we were asking too many questions or that they never had time for us. Our build was somewhat unique in that we were living next door to our house under construction and they allowed me the opportunity to be very involved.  Mike McCarroll was patient with my involvement and answered all my questions.  Mike gets high marks for how much he cares about doing things right and making sure that you are happy with the finished product. I think we worked well together and it made the process more enjoyable because we made it personal. One more important thing to consider, I was fortunate to meet every single contractor that set foot on the work site and every single contractor to a person had very high marks for Dueck Builders and how they conduct themselves as people and as a company, that says a lot. When making the decision to build, whoever you choose, don’t build based on price alone, put a lot of thought into the relationship you will have with the builder throughout the entire process. how well they communicate and how much they care.  A shout out to Neil Dueck, who designed the house, he overhauled our initial drawings/ideas and came up with a grand slam for a design, keeping everything on our wish list in a somewhat compact 32’x45’ footprint for a total of 1300 sqft up and a fully finished basement down that is amazing. The  11’x13’ covered front porch is incredible and unique in the neighbourhood, it elicits great comments frequently. You won’t go wrong with Dueck Builders in our opinion, they are an exceptional choice!

**Q: Where to Seam your granite at??** *(in Design Dilemma)*

Getting my marbel countertops put in nect week.  I'm so nervous about where the seam is going to be!!

Originally,  I wanted it at the sink so it was less surface area broken up,  but my fabricator thinks towards the end by the wall would be better.

I'm putting my trust in their experience.  Thoughts?

A: Trust their experience. They are the ones providing warranty and are the ones who don't want to get called back to fix anything. Often middle of sink doesn't have the cabinet support for the heavy counter. That's why they often choose to move away from sink, so the counter has the strength to carry sink.

**Q: Is that solar panels I see on the roof? Do you have performance stats?** *(in Photo Questions)*

I think I see some solar panels and i was wondering if you had any idea what kind of savings or benefits they've been getting? Have they lived "off grid"?

A: Good eye! Yes, they do have solar panels. They've managed to get by without needing grid hydro. They live a very energy conscious life so that definitely helps too!

A: I would suggest painting the wall an accent colour and then putting some shelving over the bed, centering the bed on the wall, and having matching end tables each side. You could replace that lamp with a table top lamp. This will give you more balance, and make your room feel bigger and more well used. Something like the picture below. That room is 11' wide

**Q: hi I need advice on tile choice for downstairs.** *(in Home Decorating)*

This is the downstairs and the flooring we choose for upstairs. I’m need for suggestions on tile choice for downstairs. We like Spanish inspired and traditional. The exterior of the house has a Spanish feel (Spanish style tile roof, Saltillo tile on front porch.

A: I really like the photo you sent. As far as whether you need to match upstairs I don't think so. There's enough of a break there. I think you should go with the tarracotta tiles! Good luck!

**Q: 2 LED lighted mirrors over a 72" vanity. Do I need 3 sconces?** *(in Lighting)*

Since the mirrors have LED lights and we will have overhead canned lights, do I need 3 wall mounted sconces (as shown in RH) ?  If not, am I purchasing the incorrect sized mirrors - should they be wider (ceilings are less then 8ft)?  How many wall sconces would you do or how would you space things? Im just as worried about aesthetics as I am function.

A: I think you'll want to buy two mirrors and three sconces. The balance will work out much better being able to have one above each sink. Furthermore, I would propose getting three lights as that will probably help with ensuring you have more evenly spread lighting to work with in the mirrors. I realize this bathroom vanity is longer but it does have the two mirrors and three lights. Definitely our preference when building.

**Q: When to hire a contractor?** *(in Polls)*

I am updating my kitchen.  The scope of work includes new finishes and appliances.  I am swapping the location of the pantry and fridge and having a new pantry built.  The swap involves moving a heating vent.  I am also thinking about bringing up a gas line from the basement so I can have a gas range.  I am also restoring the hardwood floor in the kitchen, dining and living area.  I've lined up craftsmen for most of these projects but am unsure about management of the timeline (what order things need to be done).  Is this something I can handle myself or do I need to hire a contractor?

A: You can do it! You really can! The issue is it will take a lot of your time and energy. You have to make the decision whether you're interested and have enough room for that added stress. If you hire a contractor make sure you vet them to ensure they actually are able to enforce a timeline and quality control better than you. Often they are, but sometimes you'll get that sheister! The other advantage they bring is they've done a few more of these projects than you so they know how to problem solve and address issues that may arise as well as solve design issues (if there are any).
