> Springtime builders (STB) provided an excellent product in a green built home. In addition STB provided a great education on the benefits of using environmentally friendly options in this particular type of house design. From outside in the house employs great energy saving products and tools - from solar tubes that provides energy to the hot water heaters to hardy plank and SIPS panel insulation to a geothermal heat pump and passive solar flooring that utilizes the orientation of the windows to capture light seasonally i.e. maximizes solar energy in the cooler months.

> We worked with Springtime homes for about 6 months before hiring them for our project.  Owner Brian Knight got us lined up with an architect and most importantly a 3rd party energy rater.  Our goal was to achieve the best ACH50 rating in WNC, and the target was met by Springtime Homes through the diligence of their crews.  Much thought was given to every energy conservation detail, from insulating & isolating the slab, high performance foundation walls, SIP Panels, to Joists attachment, and foam insulation. The crews were meticulous in their execution at all phases of construction to ensure we had the tightest home which resulted in a .282ACH50, HERS 40 rating.

**Q: Please Recommend a Dwarf Cherry Tree** *(in Fruit & Orchards)*

Hi All,

I was wondering if someone could recommend a dwarf cherry tree, particularly a sweet variety, that will grow no larger than 8 feet tall and wide? We already have a Stella cherry tree, so something that would pollinate with it would be ideal.

A: The southeast climate is very challenging for sweet cherry, Ive killed several. Currently trying the University of Saskatchewan sour bush cherry which are pretty sweet but still sour too.  They were doing great till this year, they lost thier leaves early. They were not well irrigated so I'm hoping it was that and not the cherry leaf spot problems I have had in the past.

They stay small and are grown on their own roots which could increase longevity in challenging climates like mine.

**Q: What's this grass?** *(in Meadows & Prairies)*

At least, it looks like a grass. The plant ID apps can't help. I was walking in an uncultivated park near a floodplain and saw a grass that was growing plantlets on its stems, like a spider plant. Totally new to me. Anyone have a clue?

A: Looks like Nutsedge to me. One of the most challenging invasives to deal with in our landscapes.

**Q: HRV ventilation in the mechanical room** *(in Heating & Air Conditioning)*

Hi

We are constructing a new home and I've been reading about venting the mechanical room as it has no windows but will have the boiler and other heat generating appliances. So in order to keep the environment normal, initially I was thinking of adding a vent .. but is there a reason we should just have a HRV ventilation instead.

So we can recover the excess heat and capture in the heat exchanger. Any downsides?

A: If mechanical room has enough volume, consider a heat pump water heater instead of tankless unit. It's likely to be cheaper to operate and provides cool, dehumidified air to help address the equipment heating.
HRV setups don't provide a lot of CFM. Better to use that limited resource on providing fresh air to living areas and bedrooms while exhausting from the known pollution sources of kitchens and bathrooms though there may be IAQ concerns with the electronic equipment too. 
Agree that dedicated heating and cooling equipment is a better strategy but sounds like you are in a heating dominated climate. A heat pump water heater could be a more affordable way to heat water while addressing the extra heat from the electronics. I might even go HPWH below suggested room volume if expecting a lot of heat there. It's a good opportunity for mechanical symbiosis.

**Q: Cost of Tankless Water Heater** *(in Building a Home)*

I am looking to install a tankless water heater in my new construction home of 3800 sq ft. So far, I have got a quote of $7500 to install two units with a recirculating pump. I have no idea what a fair price is and I was just wondering if that's in line with what others may have paid?

A: Agree amazing per therm. You must sign a two year contract to lock in the price. For accurate accounting try to include the nearly 100$ per year (8$ per month) required by gas utility. That minimum service fee approaches yearly fuel costs of a Heat Pump Water Heater HPWH in your market. The HPWH will provide cool, dehumidified air which is arguably healthier than added fossil fuel combustion exhaust risks. Relatedly, an induction cooktop is a better choice than gas.

**Q: No vapor barrier, wood sheeting or house wrap in MN. Is this normal?** *(in Heating & Air Conditioning)*

I just purchased a house in northern MN. It was build in the late 1990’s. Upon doing some work to it, I learned it doesn’t have some construction I’m used to. From the outside in it has 8” log siding (not logs, just the siding that is ½” to 1” thick), then white Styrofoam insulation sheets about ¾” thick, then batt insulation, then drywall. There is no vapor barrier, wood sheeting or house wrap. Is this normal? Is this common? Are there any log-term concerns? I don’t see any signs of mold etc., but I did replace some rotted siding boards.  

It also has an attached 4 season porch that is built the same way but does not have HVAC ran to it. Is this something that should be heated long term? Or is it OK to just let it be cold in the winter?

A: Not normal, I believe and it's resiliency will depend on the details. Tough to know how it achieved structural requirements without structural sheathing but presumably they did something to address it.
White foam (expanded polystyrene) generally makes a poor weather barrier for walls because its difficult to tape. It's a fine thermal barrier but probably undersized for your climate based on current codes although better than no foam. Wind exposure, overhangs, window details and other flashing will influence it's longevity.
I wonder if you are so remote there that it makes since to have a home performance contractor evaluate. 
No need to heat 4 season porch. A heat source might keep things drier but wouldn't bother unless serious deterioration is detected.

**Q: Exterior Closed Cell Spray Foam Insulation** *(in Building a Home)*

Latest project includes 1&quot; extruded tongue and groove foam boards (XPS) to the exterior of the sheathing.  I've done this before.   But I'm considering using 1&quot; of ccspf instead.  





The big plus is that it substitutes dozens of fiddly joints and fittings and seals for one or two days of exterior spraying.  And it will be tight and secure.  The big negative is cost--up to C$2.50 per sq. ft. plus the rental cost of an aerial work platform and more expensive brick ties that can accommodate up to 4&quot; of vertical adjustment.

Anyone tried this method?

A: Haven't done it yet but only a matter of time, even in a climate much warmer than yours. Even hot climates benefit from exterior insulation which considerably reduces thermal bridging. 
With portable spray rigs becoming more affordable and a set of 55 gallon spray foam under 2K, it's an increasingly competitive market and attractive solution. The last 5 homes we have used spray foam under the slab, right on top of the gravel and love it compared to doing traditional way of piecemeal foam sheets. It's a superior way to insulate and takes the place of liquid applied weather barrier. Carpenters usually install foam sheets which can get expensive when you include time, tape and fasteners. This is tougher to account for than easy cost of spray foam per foot from spray foam contractor.
I know you follow Dr. Joe's writings on the subject. What is the plan for interior vapor barrier because without it, you run the risk of moisture problems from exterior foam being too thin.
