From the very beginning of the process, we were so impressed. Lionel Hertlein on the sales end has been such a pleasure to deal with. He is friendly, knowledgeable and very informative. He has also always accommodated every request and question we’ve had- whether within his scope or not, he would always get us prompt answers. We were very excited about our house during the building process and requested (probably too many) site visits and showhome visits to show family members etc… Lionel was so very kind to not find us too annoying and to always patiently accommodate our requests. We could tell that he really cared and was happy to help us along our home journey. He is a great and thoughtful person, and an excellent asset to the Parkwood team.

> Speaking of assets to the Parkwood Team- Dustin MacDonald was a huge stand out for us. The amount of change orders, last minute changes/requests and questions that we threw his way were so numerous… and yet he was always incredibly responsive, kind, caring and also extremely helpful!! He is so informative and knowledgeable. He is a fantastic designer who’s expertise and guidance were invaluable. His calm demeanor and terrific advice really helped us get through our design appointment smoothly and make the absolute most perfect choices for our new home. We truly could not be happier with the way everything turned out. Our home is nothing short of stunning and we owe that largely to Dustin.

> While the building process itself was not completely without small hiccups (that are always going to happen to some extent with ANY builder)… any small errors were never quality-related and simply aesthetic (incorrect tile installed in shower floor, for example). Importantly, anything that came up was noticed and addressed/corrected promptly with genuine urgency and concern. Parkwood’s pricing was also very good, especially for the quality and customization options you get for the price.

> hands down the worst experience I've ever had with any business.   The house I had custom built was consistently behind schedule,  workmanship was below poor to the level of amateur.  we had mold due to improper ventilation,  areas of the ceiling that weren't insulated.   the driveway and front walkway cracked in the first year.   and on and on and on.    the management was even worse than the trades used.   stay far away from the so called home builder.

> I am extremely satisfied with the work of Parkwood Master Builder. I recently purchased a quick-possession lakefront home with a walkout basement in Saxony-Glen in April 2022, and the construction was top-notch. Any minor issues that arose after purchase, such as a tripped breaker or siding problem, were promptly and effectively resolved. While I did have to follow up a few times to ensure completion, the overall service and quality of the home were superb. I strongly recommend Parkwood Master Builder to anyone in the market for a new home.

> I don't know where to start from, during our first year we notice the roof shingles after the rain, starting to wear off quite a bit. When we tried to reach Parkwood, their personnel told us to make a list for the year-end. Unless it going to be a major issue we do not deal with it right away. Now when we mention this during year-end to their warranty coordinator he replies "that any notable damage will not be warrantied after possession, as it is considered homeowner wear and tear." He is telling us that we suppose to notice it during our walkthrough or before possession. So during possession time or walk through how many people checked their roof. I wonder if someone got the roof walkthrough done during possession time. There warranty coordinator(Parkwood Master builder) blamed us for not telling them or noticing that problem during walk-through and before possession time. How convenient it is to just put all the blame on the homeowners.

> Another issue we have is the floor making a squeaking noise when you walk on it.  So they send the trade person, he came with Jim (Parkwood associate) and try to fix it. When he left the place the floor was still making noise even more than before. We had nails coming out from walls so they send a painter, he came to fix the walls where the nails are coming out, they filled with puddy and never came back to finish the paint job.

> Really disappointed, we bought a brand new house from parkwood, now not even one year later we have plumbing issues. Once you flush a toilet, it sounds like rocks going down the pipe and it is really noise.
> Complaint so many times to the warranty department and nobody wants to fix that issue. They just keep telling us that is NORMAL. This is not my first house or apartment, never heard anything like that. Once they sell you that house, right away they forget all about that warranty and issues you have and don't wanna fix it.

Tell me do you have a sound like that when you're flushing your toilet at your home? except a water soud of course.

He told us that's all he can do about that sound, to investigate more he would have to open more walls to see where the pipes are lose but he wouldn't. Obviously it is a big fix because something is really wrong and to fix that it would coste a lot of money and nobody wants to that

> Hi Waldemar, we have reviewed our warranty records on your home, and have found that we have responded to and addressed every concern you've brought forward to our warranty department in a timely manner. Our records show that we have attended your home three times and have inspected the issue you're referring to as well. Plumbers visited your home on July 30th and then again on August 30th, with one of those visits including a visual inspection by cutting a hole in the pantry wall to view the drain line. Our warranty technician then attended your home on September 14th and conducted a flush test during his inspection. Upon all three visits and inspections, we concluded that the plumbing in your home is operating and sounding as it should. If circumstances have changed since our last visit, we would be happy to send someone out to inspect your plumbing, but if they remain the same, then we see no further action that could be taken. Should you still feel like you need to address this matter further, you are welcome to contact the Alberta New Home Warranty Program for an independent assessment.

> In building my home with Parkwood I thought I was building with a company that had the know how and expertise to build my home on time and with no issues.

> Let’s start with buying my home. This started in June 2013. I was promised that my house would be ready 9 months from that time...so you would think March 2014?  They didn’t start my home until March of 2014. In fact they dug the basement in the middle of winter. I took possession in November 2014. The house wasn’t even ready when I moved in…

> Cabinets were missing, several mistakes on the ceiling, a few fixtures missing, etc. Well I gave them the benefit of the doubt. When I went through the possession they rushed me through and several items were not identified and they simply said they wouldn’t fix it after the fact.

They actually wait you out that first year so that it passes over that time period and they don’t have to fix it. To avoid them from doing this to me, I got Alberta Home Warranty involved. > We were hesitant to take the plunge with Parkwood. Our last home was custom built and we were worried that going with a Master builder would mean less choice and restrictions on making our home a reality. We were wrong.

> Every step, from drafting floor plans to making interior selection, was supported with clear communication and sound advice. They were able to accommodate elements we wanted in our home and often offered perspectives we didn't even consider. It started with Lionel, our sales rep, continued with Dustin, the interior designer, and was followed through with Rob, the site supervisor. They were highly professional and skilled in their roles. Inquiries were promptly followed up and I appreciated that they would admit when they didn't know the answer to a question and would promptly follow up to confirm the information. They were also clear in communicating timelines and constraints,with respect to possession date, rough grading, and concrete completion, and never promised something that could not be delivered. Not everything was completed when we moved in, but we knew what to expect from the start.

> Two processes that were extremely positive were the Change Orders and Design Centre.  I really appreciated that all changes, proposed and accepted, were documented and signed off on by both parties. If you accepted the upfront pricing for changes, upgrades and additions then you signed off and it is documented. Even changes that did not have a cost were tracked to ensure nothing is missed and there is no miscommunication. Getting everything in writing protects both parties and makes it easy for us to track our changes. Making the majority of our interior selections in one place really helped to pull everything together without setting up individual appointments around the city.

> Very unhappy with this builder they forced us into a unfinished dirty home. The builder now gets 1 year to finish it properly and they abuse this. Essential after you get possession it is difficult to get things fixed as they only communicate to you by they warranty email. The builder misinformed about sq feet of the home and had to get lawyer involved to get barely anything back. Upon possession there are walls and baseboards in various stages of painting. The windows casing have glue and green tape throughout home.There are 7 windows with scratches and 2 glass inserts for stairwell with scratches. The stained maple raining has paint drips and poor paint cutting all over it. There was black tar in our carpet and a flooded basement carpet landing which the supervisor said was " unfortunate" and i had to clean on possession day for 2 hours. 5 cracked tiles and toilets that dont flush properly. Glass den doors that have 1 inch gap and dont close. They also installes 3/4 quartz in bathrooms instead of 1 1/4 quartz. The backplash is the wrong dye lot which is brown when we picked grey. Ive spent hours cleaning up after there trades and still waiting for them to fix the paint issues and had there painter in for 2.5 days.

He is knowledgeable, helpful, and works hard to address any of our questions or concerns. Congrats Lionel!  Plus, we wanted to extend a special mention to our awesome design consultant Dustin! **Q: what wood and stain color are the shelve** *(in Photo Questions)*

Beautiful!

A: Hi there! These shelves are Kitchen Craft Cabinetry's &quot;Winter&quot; on Maple but this is a custom stain, though we would suggest going with a &quot;Puddy&quot; type of colour for a similar effect.

Can you tell me the thickness and width of them?

A: These floating shelves were actually custom built from our finisher.  They are a stain grade maple product.  If you look into places such as Urban Timber, they would be able to help you add these types of personalised options to your own home :)

**Q: What granite counter top is this?** *(in Photo Questions)*

A: Hi Nicole - the granite used in the kitchen is Bianco Antico. Thanks for your question!

**Q: What is the paint color on the walls? Who is it by?** *(in Photo Questions)*

Love it! Very light.

A: This hardwood is from Divine Flooring. The engineered hardwood is called White Oak - Umbria

Could you give me the specs on the tile, top and cabinet. I love the combination.

A: Hi Debbie - the tile is 12x24 &quot;Invoke - Mystic Way&quot;, the countertops feature &quot;Bianco Antico&quot; granite, and the cabinets are maple done in a charcoal stain. Thanks for your question!
