I am remodeling my home, I have designer and construction company involved in the project. I added so many lights relocated plumbing and vents and framing. Sadly I have been no permit needed but county said all three needed. All drywall is done painted. Now that I found they screwed me up I am asking them to get permit whatever it takes. Any comments. A: You will likely find that the contractor is responsible for getting all applicable permits ( and having all the appropriate insurances). From your building department ordinances. That being said, the BBB may be a good place to start. **Q: Need detailed answer about strong odor in one room!!!** *(in Other)* I will try to be as factual as possible...The odor is very strong when the sun is in the room, and especially if the door is closed or we have been out for a few days. It is a hot metal/chemical odor that really bothers my eyes, and burns my nose. I have checked:Blinds, Curtains, electric,outlets and switches, carpet,paint, exercise equipment, phone, tv, etc...(the room is used for extra TV, and workout equipment.) Nothing smells!!! Also nothing under the house going on at all. Room painted about 4-5 years ago.The smell when extreme makes me feel sick. Nothing dead anywhere either. Ceiling fan light not on. We disconnected the heating in this room also. Nothing left! My husband and I were wondering if it could be the windows? The glass itself allowing in ultraviolet and causing OZONE, etc? Windows are wood,20+ years, and the storm windows have strange cloudy fog on them. Extreme sunlight on this side of our house. We are really getting concerned, as winter is on the way and the house will be closed up. \*Note: The only other issue we have going on with the house is pending support beam work and added pillars under it due to past termite damage and dampness. We have had plumbing,electrical, etc checked... A: I have seen instances where a leaking roof causes mold inside a wall cavity in isolated spots. This can cause intermittent odor which is stronger when sunlight heats up the cavity from transferring heat through the wall (little like an oven). A small leak which allows occasional water into a wall cavity will cause this, and their odors can have a chemical type of fragrance. Are there any low slope roof areas, valley, or other higher risk roof terminations or abutments which may be leaking without your knowledge? Or plumbing? If there is water inside a cavity, it is highly likely that mold is occurring. **Q: Cost-Effective Design** *(in Other)* I have spent countless hours reviewing stock house plans and have concluded that we need an architect. We have a very limited budget so I wonder if someone can tell us the most cost-effective way to work with an architect. A related question: is a designer/builder a good alternative to an architect if we have a good idea of what we need? A: I'm not certain what homework you could do without knowing the region in which you are planning to build in. For example, foundation types, siding and windows as well as insulation vary greatly by which area you are building in. These selections are really the majority or the "homework" you could do to be cost mindful. In NY, the selections I would steer a tighter budget towards would be:. All vinyl windows vrs. Wood Clad,. Vinyl Siding vrs. Fiber Cement, Wood or Masonry, Ashphalt Roof vrs. steel, Forced air heat vrs. Radiant, Fiberglass insulation vrs. Foam , paint grade vrs.stain grade trim and int. doors, and shop around for better prices on flooring, millwork and countertops. Most Architects I work with like to be involved in the selection process, and take a percent as there fee. I reccomend you make as many selections as possible rather than letting someone make them for you. Most builders are happy to know from the client exactly what they want, and are used to working within a budget. **Q: Marble or Quartz?** *(in Design Dilemma)* Stuck between the two. Ignore the tile backsplash we are doing white subway instead. Having the hardest time deciding on the Zodiaq quartz (sample on the right that has the cabinet pictured) and the marble that is pictured with the whole slabs. Flooring is old Dutch by duchateau (medium honey) A: If you like to bake, Marble is the favorite of many for rolling doughs and is truly unique. Quartz is the more durable surface for sure especially in the scratch resistance category. My personal choice would probably be the Marble. The scratching that occurs through normal use does not bother me, and the natural feel seems more luxurious to me. **Q: single door vs double doors front entrance** *(in Design Dilemma)* I want to change my front entrance doors. I have ahad double doors for the last 15 year and I am tempted to go for a single door. What do you think? A: A single door with sidelights, or even window units will give you a fresh look. In general, a single door unit is more energy efficient than a double door unit as well. Here's a beautiful inviting entrance we did recently that is one of my favorites. **Q: white oak floor** *(in Design Dilemma)* My husband and I are putting in hardwood floors. i like the look of white oak floors, natural stain. ONe of the flooring people told me that white oak turns green and you need an interior designer in order to coordinate. Has anyone heard this before? Do I need to be careful. Really like the Impressions Hampton series white oak natural A: White oak is an excellent flooring choice. The "golden age" furniture that is still sought out by antique dealers today is typically quarter sawn white oak. It displays beautiful medleys which are quite beautiful. It is also a great choice for exterior door surfaces as it holds up much better outside than red oak. High end custom door manufacturers like Rochester Colonial actually use red oak on the interior, and white oak on the exterior . I have never heard of it turning green, and would not hesitate to recommend it as a flooring choice for most rooms including kitchens. --- *Source: Houzz professional profile.
