Black Rock is not the group you want to use for your truly custom home. They misrepresented their capabilities and left us with an inferior result. When a house is handed over to a customer it should be market-ready, our house was given to us with grout smears all over the tile walls and backsplashes that we are still trying to find a way to remove, poorly painted walls with paint splatters over every piece of floor and cabinetry, uneven light switches, visible nail holes, multiple windows with manufacturing defects, unevenly hung doors, etc etc. This group paid no attention to detail or quality. Their fixes for their mistakes usually involve just slapping some trim up. We have met 3 people now who used to work for Black Rock and said they would never work with them again. We feel the same way because after spending a lot of money we’d have to spend even more to rectify the mess. We are sorely unhappy with our home and deeply disappointed in the process. They are nice people but custom homes is just not their niche. It was our dream home until we discovered it was poorly built. We are spending money to try to fix the poor craftsmanship that is involved in the construction of our house with very limited help from the builder. So do your homework before working with any contractor Just don’t trust the nice looking pictures and the good story of the promoters **★★ — Robert Gauthier, June 2018** > New custom home built in Williston summer 2017. Overall inside of the house ended up ok, a few crooked walls they tried to fix, overall very poor quality from sheetrock being used that was damaged when shipped, to horrible sheet rock pasting jobs, to heating system installed without enough supplies and returns which had to have a patched solution. After much effort we either fixed most items ourselves or hired someone to fix them or Blackrock fixed some of them after the fact. Furnace had leaks in it within 6 months and had to be fixed. The condenser for AC was put right outside the furnace exhaust but that was finally moved. Overall we had to babysit/project manage the entire build to make sure any level of quality was adhered to. The outside was a total disaster, ditching and getting water away from house did not happen as was supposed to, water in basement 3X since we moved in, during construction it was a total mud pit outside because the excavating company they used never showed up and left water running directly toward house instead of landscaping piles of dirt and making water run away. We are still battling over the outside of house, they were supposed to fix any spots they disturbed by proper grading, ditching and harley rake and seeding, the outside was left a total disaster with improper drainage, a dirt pit of a lawn that never came in. Like the inside of the house, the outside we are having to fix "correctly" ourselves. Overall they are nice people but their quality is horrible from many of the sub-contractors they use and they are all about quantity not quality. If you buy a home from them or have one built make sure you have a housing inspector there along the way to check everything!!! We gave them every chance to do right by us and even told their project manager bad reviews were coming so this review should not be unexpected but is truthful and deserved!!! We looked at bids from a few different contractors, and contemplated on buying a cookie cutter house in a neighborhood. Luckily and VERY happy we made the right choice!! We picked Mark because he seemed very thorough, honest and professional, and have been extremely pleased with the results. Mark came up with lots of creative ways to make our home look exactly like we wanted it. He is very excellent at remembering and paying attention to minor details. In particular, we wanted a little rustic/west coast mountain feel. Mark surprised us with a personalized 100 year old door converted wash/vessel sink for our powder room. He also built us a beautiful wood bench, along with a very rustic fire place mantle which really brings out the decor. With any new construction, there are minor hiccups, however Mark made this a smooth experience for us. Mark's crew was highly professional, friendly and a pleasure to work with. He was very proactive in working us as the house designer, the engineer and the inspectors, and made sure that the work stayed on schedule, weather permitting in Vermont.
