The legitimate contractors are the ones who keep the faith in promoting professionalism, respect for the clients and who are well aware of their clients' needs and budgets. These are the ones who really deserve and need to be recognized for their professionalism, courtesy and respect - the ones who keep to the estimates they've given clients and do not charge extra for "hidden costs" or work not completed. We contacted Nathan at Distinct Developments, as his company is a member of RenoMark - an organization that requires a very high benchmark standard for membership - for a basement reno in our home that added $30,000 to our City assessment value and enhanced the sale of our home. His subcontractor, Birch Point Contracting Ltd., was as professional as Nathan' company - they all firmly believe in "measure twice - cut once"! The subcontractor hired reliable people who were "in the know" and adhered to building codes, which was actually commented upon by the City inspectors. You would be well advised to hire Nathan as a contractor if you really want your dreams met and you costs kept within your means - with no hidden agendas! Words cannot really express what Nathan's company does for the homeowner. He exceeds and excels in his professional endeavours. They conducted themselves very professionally which resulted in us adding more work to their scope. During the process, Nathan quoted each addition to the job in cost and time; he was accurate on both counts. Distinct Developments ended up pouring our two car driveway, front, side and rear walkways, as well as a back patio. The concrete work is excellent; just like new! They also pour the footings, floor and three foot high pony walls for our double garage. The garage was then finished inside with ¾" plywood, high output electrical and was finished into the perfect one-man motorcycle shop. They built a shed for our garden equipment. Finally, they shingled and sided the garage/shop and shed to match our home. ALL the work was completed on time and ON BUDGET! It is now five years since they completed their work and all aspects are in great shape. Thanks Distinct Developments ... Both projects were fairly extensive renovations - the first was a condo renovation which included two bathroom renovations (down to the studs), kitchen renovations, hardwood flooring, fireplace work and various finishing work; the second was a large renovation to a house which included a basement renovation (again down to the studs), installation of two fireplaces with intricate tile work, reclaimed wood shelving, flooring, paint and fixtures all around (new minibar too with a glass rinser, LED lights and wood shelving). They also took care of the installation of heaters and insulation to my garages. Both jobs came in on or under budget and were completed on the timing as initially promised and Nathan has a great team of subcontractors and subtrades who he holds accountable and maintains a close supervisory watch. The first project consisted of an upstairs renovation in which three bedrooms were converted into two larger ones each with its own bathroom .The master bedroom renovation resulted in a larger room with new extra wide window , a walk in closet and completely new bathroom. Structural modifications including a new beam in the attic , new window in master and several interior walls were required as well as new insulation in attic and exterior walls. Hardwood flooring was added to match existing hardwood and then all floors were refinished . . Another project was installing a sunroom off of the main floor family room requiring floor tile work with under tile floor heating and complete interior finishing .A third project was removal of the vinyl siding of the home ;installation of new sheeting , complete building wrap and then installation of Hardy board siding . These projects were all completed on budget and on schedule . The work included: obtaining the required permits , demo work, electrical ,framing , drywall ,painting ,tile installation ,plumbing , new railings ,and clean up . The subcontractors that Distinct Development used were all very good and showed up on schedule .The work site was cleaned up each day during the project and the final clean up crews were very good as well. Nathan is excellent to work with and discussed various options with us prior to each project ; he provided a budget and schedule for the various pieces and compared subcontractor quotes to the budget .He provided regular updates on the how the entire project was progressing as per the budget and schedule.
