**Q: Which look for floors--southern yellow pine or French oak?** *(in Flooring)*

We just purchased a 2 story, 40 yr old townhouse in Florida. It's very close to the coast but not on the beach. I am not looking for beachy. The unit itself is more contemporary with clerestory windows, dark beams on a slanted ceiling, and a dark stained banister on a semi-open look staircase. I am intending to follow through with a more contemporary look with Scandinavian influences but also some Japanese. The first floor doesn't have a ton of light, especially since it is a middle unit. And, it's in a heavily wooded area. The kitchen is in the center of the unit and has no windows at all other than two very large pass through type openings. The kitchen is going to be gutted.

I am trying to pick out floors and want the same on both stories (stairs will hopefully be dark stained pine wood to match the banisters and beams). For many reasons, I have decided to go with LVP (that decision is final). After countless hours and store visits and dragging samples home, I have finally found two different options that look as realistic as I can find and will work for me. 

Both are in the lighter tone range that I a looking for. One is a replica of a standard, traditional French oak with its smaller size grain and minimal knots etc, but it reads somewhat reddish to me; this is  https://www.flooringsupplies.co.uk/vinyl/10499/karndean\_van\_gogh\_french\_oak\_vgw85t\_vinyl\_flooring . My husband is saying since we are in the south maybe the pine look makes sense. I know oak is a true classic. I am not looking for trendy at all. Do you have any thoughts on what would be a better choice looks-wise for what I want to accomplish? Thanks.

What's the dimension of the living room? I love the couch arrangement

**Q: Fireplace stone needs help!** *(in Design Dilemma)*

I have asked other questions about updating this room and am working on them.  However, the fireplace stone is a real eyesore.  The color of the stone is conflicting with the wall color and also appears dirty with the white mantel.    Any ideas of what is the easiest way to change out the stone, whitewash or put a new material over it?  And if so, what material would you recommend in this situation?  Thank you.

A: Hi there! The easiest solution would be to paint it. You can paint it the color of your trim or another complementary color. Hope this helps!
